Are Homebuyers’ Budgets Stretched? What the Latest DTI Data Actually Shows

Claims about giant homebuilders’ DTI ratios are not verified. Freddie Mac’s second-quarter 2026 comments concern mortgage borrowers and report an improved trend without a numerical ratio; here is how to evaluate affordability correctly.

There is no verified set of “giant homebuilders’ latest DTI ratios.” The available 2026 evidence concerns mortgage borrowers, not the debt-to-income ratios of construction companies. Freddie Mac reported that the weighted-average DTI trend for its new single-family business improved year over year in the second quarter of 2026, but the company did not publish a numerical ratio in the cited remarks. That distinction matters when judging whether a home purchase fits a household budget.

What the headline gets wrong about DTI

Debt-to-income (DTI) is normally a household mortgage-underwriting measure: monthly debt payments divided by gross monthly income. It is not a standard operating metric for a homebuilder. A builder’s leverage, debt-to-capital, interest coverage and similar corporate ratios answer different questions about a company’s balance sheet and ability to service business debt.

The original source for a claim about “giant homebuilders’” DTI figures could not be identified, and no named builder-level DTI data is established here. It would therefore be misleading to publish a ranking or average for builders. The defensible evidence is about people applying for mortgages.

How mortgage DTI is calculated

Mortgage lenders generally use gross (pre-tax) monthly income. The proposed housing payment is included, along with qualifying recurring debts. NerdWallet’s mortgage DTI guide distinguishes two common views:

Front-end DTI

This compares the projected housing payment with gross monthly income. Depending on the loan, the payment can include principal, interest, property taxes, homeowners insurance and mortgage insurance.

Back-end DTI

This adds other recurring debts to the housing payment, including credit-card minimums, auto loans, student loans and personal loans. The applicable limit depends on the lender, loan program and the borrower’s overall file; there is no single cutoff that guarantees approval or affordability.

What Freddie Mac actually reported in the second quarter of 2026

In prepared remarks dated July 30, 2026, Freddie Mac executive vice president and chief financial officer Jim Whitlinger said: “The weighted average DTI ratio trend also improved year-over-year.” The statement describes the credit profile of Freddie Mac’s new single-family business. It does not disclose the weighted-average percentage, identify a ratio for individual builders or represent every U.S. homebuyer.

Freddie Mac also reported that mortgage rates ended the second quarter of 2026 at 6.49 percent and that 52 percent of the primary-residence buyers it supported during that quarter were first-time homeowners. Those figures provide market context, not proof that homebuyers generally have a particular DTI or that builders’ finances are stretched. Why an acceptable DTI can still feel unaffordable

Underwriting DTI is a screening tool, not a complete spending plan. It uses pre-tax income and generally omits many costs that determine day-to-day cash flow:

  • Food, utilities, transportation and childcare
  • Health insurance and out-of-pocket medical costs
  • Home maintenance, repairs and furnishings
  • Entertainment, subscriptions and irregular annual bills
  • Retirement saving, emergency funds and other personal goals

A household can satisfy a lender’s guideline and still have little money left after taxes and real expenses. Conversely, a borrower above a commonly cited target may qualify under a particular program because of compensating factors. DTI should be treated as an underwriting input, not a personal affordability guarantee.

A practical way to test a home price

  1. Start with take-home pay. Use dependable monthly income after taxes, payroll deductions and health-insurance premiums, rather than relying only on gross income.
  2. Price the complete housing payment. Include principal and interest, property taxes, homeowners insurance, mortgage insurance when applicable, homeowners-association dues and a maintenance reserve.
  3. Add every recurring debt. Include minimum payments and any obligations that may not appear in a simple mortgage calculator.
  4. Stress-test the budget. Run scenarios for higher insurance premiums, property-tax changes, a major repair, reduced overtime or a temporary income interruption.
  5. Compare like with like. Keep the loan rate, term, down payment, taxes, insurance and mortgage-insurance assumptions consistent when comparing homes or loan products.
Measure What it answers What it leaves out
Front-end DTI How the proposed housing payment compares with gross income Most non-housing spending and taxes withheld from pay
Back-end DTI How housing plus listed recurring debts compare with gross income Food, utilities, maintenance, savings and other unlisted costs
Take-home budget How much cash remains after taxes, deductions and actual expenses It is household-specific rather than a lender’s standardized test
Monthly payment comparison How rates, terms and loan amounts change the payment It can omit taxes, insurance, mortgage insurance and ownership costs unless added

How to interpret “stretched budgets” claims

Ask three questions before relying on a DTI headline: Whose ratio is being measured—borrowers or a company? Is the figure gross-income DTI, a take-home budget share or a corporate leverage metric? And is there a dated, named source reporting the number? In this case, the available Freddie Mac statement supports only a qualitative improvement in its new-business DTI trend, not a numeric builder comparison.

For current affordability decisions, use the lender’s actual qualifying calculation alongside your own after-tax budget. Recheck rates and insurance quotes close to closing because both can change the payment even when the loan amount does not.
