Yes—some compact homes are advertised below $50,000, but the prices cover different things. Bright Box Homes lists an expandable studio starting at $35,995, Deltec lists a $45,867 base shell, Second Street Development starts around $25,000, and WTR Structures lists a 20-foot living space at $40,400 plus tax and delivery. These are not equivalent turnkey-home prices. The right comparison is the written, location-specific cost for the home and its delivery, site work, utilities, finishes and permitting responsibilities.
What “under $50,000” means in these listings
The figures below are seller-advertised prices, not a common all-in cost measure. A base shell, an expandable studio and a finished tiny home can differ substantially in included construction and services. Ask each seller to itemize the same cost categories before comparing quotes.

How much layout flexibility should you expect?
“Flexible” is model-specific, not a promise of unlimited customization. The listed examples describe different kinds of choices: Bright Box’s unit unfolds on site; Dragon describes kitchen and storage options; and Deltec’s cottage is presented as an open studio arrangement with a bathroom wall. Ask the builder to identify which floor-plan, kitchen, storage and finish choices are actually available, and whether a change affects price, delivery or the construction schedule.

Square footage alone does not tell you whether a layout will work for sleeping, cooking or everyday use. For loft models, confirm how the sleeping area is accessed and what the quoted plan includes. For an open studio or single-room unit, ask how the bathroom and kitchen are separated from the rest of the space.
What the listed price may leave out
Before treating a price as your budget, get a written quote that separates the dwelling from the work needed to place and use it. Depending on the seller and site, the total may be affected by:

- Transport: delivery charge, distance, access to the site and any placement or assembly work.
- Site and services: site preparation and connections for utilities. The product listings do not establish that these are included.
- Taxes and other charges: WTR explicitly lists its $40,400 starting price plus tax and delivery; confirm applicable charges for every quote.
- Local requirements: permits, approvals and any work or documentation required for the intended use.
Ask the seller to state what is included, excluded and the buyer’s responsibility. A low starting price may still be useful for comparing a particular scope, but it cannot by itself show what a completed, usable home will cost on your lot.

A practical way to compare quotes
- Define the use and site. Tell the seller where the home will go and how you intend to use it; check the relevant local requirements before committing.
- Match the scope. Ask whether the quote is for a shell, an expandable unit or a finished home, and list the kitchen, bathroom, systems and finishes included.
- Get the full delivered cost. Request itemized delivery, taxes, site preparation, utility connections, remaining construction and any placement or assembly costs.
- Confirm choices and responsibilities. Have the seller identify available layout options, their added costs, and who handles each permit, approval and construction task.
- Compare written totals, not starting prices. Use the same categories for every seller and keep items not yet priced visible rather than assuming they are included.
