Check for water or condensation, measure relative humidity, and use a dehumidifier if airborne humidity remains high; it cannot repair leaks or stop water entering building materials.
A musty smell is a reason to inspect and measure, not proof of mold or a diagnosis of its source. Once the basement is dry and clean, a scent product is a personal-preference finishing touch—not an air cleaner or moisture fix.
Start with a five-minute moisture check
- Look for plumbing leaks, seepage through a wall or floor, wet stored items, and condensation on pipes or windows.
- Check gutters, downspouts, and the ground around the foundation for drainage that directs water toward the house.
- Confirm the clothes dryer vents outdoors and that bathroom and kitchen exhaust fans discharge outdoors.
- Use a digital hygrometer to measure relative humidity (RH); do not rely on whether the basement feels damp.
- If you find active water entry, address its source. A dehumidifier can reduce airborne moisture but cannot repair a leak, failed drainage, or continuing seepage.
What to buy: a hygrometer and, if needed, a dehumidifier
EPA and ENERGY STAR describe roughly 30–50% RH as a good general indoor range. EPA advises keeping indoor humidity below 60% if possible. These are practical targets, not a substitute for finding active moisture.
If RH stays high, choose a dehumidifier suited to the room’s size and dampness. Look for a humidistat, check current manufacturer specifications, and consider how you will drain collected water. An independent hygrometer can help you monitor RH. Check current ENERGY STAR qualification when comparing models; its present specification took effect October 1, 2025.

Follow the unit’s placement, maintenance, and electrical instructions. Keep airflow clear as directed by the manufacturer. If using continuous drainage, route the hose to a suitable drain or sump without creating a trip or electrical hazard.
Fix the moisture source
Water can enter a basement through leaks or seepage, and runoff, blocked or missing gutters, poor grading, and plumbing leaks can contribute. Clean gutters, extend downspouts, and make sure the ground slopes away from the foundation. Fix plumbing and condensate-drain problems, and check that exhaust and dryer vents discharge outdoors.
If seepage continues or you cannot identify the source, seek qualified help. Do not treat dehumidification as a substitute for repairing water entry or addressing water-damaged materials.

Clean up only after addressing water
Mold needs moisture to grow. Where possible, dry water-damaged areas and items within 24–48 hours. EPA says homeowners can often follow its cleanup guidance for non-contaminated mold areas under about 10 square feet. Hard surfaces may be scrubbed with detergent and water and dried completely; moldy porous materials can be difficult or impossible to clean fully. Do not paint or caulk over mold.
For more than 10 square feet of mold, substantial water damage, sewage or contaminated water, suspected mold-contaminated HVAC, or occupant health concerns, do not rely on casual DIY advice. Consult EPA guidance and/or a qualified professional. Mold can cause allergic-type symptoms in sensitive people and trigger asthma attacks; people with symptoms or health concerns should seek appropriate medical advice.
Fragrance and air purifiers are not moisture fixes
Sprays, plug-ins, candles, and other fragrance products can change how a room smells temporarily, but they do not correct dampness, leaks, or seepage. EPA lists air fresheners among VOC-emitting household products and notes that air fresheners, cleaning products, and fragrances can contribute to indoor particulate matter. This does not mean every product or use has the same effect, but fragrance should not be presented as source control or air cleaning.

If you choose a scent product after resolving moisture and cleaning, follow its label and ventilate as appropriate. An air purifier is likewise not a repair for wet materials or water entry. A pleasant smell does not establish that a basement is dry or safe.
Don’t use odor as a radon test
Radon is odorless, so a smell cannot tell you whether it is present. EPA recommends testing all homes and taking action when a home test result is 4 pCi/L or higher. Testing is the only way to know whether levels are elevated; if results are high, consult a qualified mitigation professional. This is a separate issue from humidity, mold, and fragrance.

Can a dehumidifier fix a basement leak?

Does a musty smell prove there is mold?
No. Odor alone does not prove mold or identify its source. Inspect for moisture and, if you find mold or water damage, follow appropriate cleanup guidance.

Are air fresheners or scented products a solution?
