The Mysa 400 is a roomier, cabin-style park model designed to feel more like a compact apartment than a basic tiny cabin. Irontown Modular lists its current model at 397 square feet, with one bedroom and one bathroom. But plan figures vary across published materials, advertised prices are not final installed costs, and the model page does not establish that it can be used as a full-time residence on a particular site.
How big is the Mysa 400 tiny house?
Irontown Modular’s current Mysa 400 product page lists 397 square feet of living area and overall dimensions of 14 by 32 feet. A separate Irontown marketing floor plan dated July 26, 2024, lists 399 square feet and a standard-plan footprint of 29 feet 2 inches by 13 feet 8 inches; its deck-option dimensions are 35 feet 2 inches by 13 feet 8 inches. These are distinct published plan figures, not measurements to combine into one specification. Ask the seller which revision and dimensions apply to the home being quoted.
What is the Mysa 400 layout like?
The manufacturer’s current summary identifies one bedroom and one bathroom, and describes the home as a cabin, accessory dwelling unit (ADU), or park model. Its product information also describes choices in materials and finishes, including rustic or modern packages and bathroom options.
A 2026 New Atlas tour of an example describes a kitchen, living area, downstairs bedroom, bathroom, and loft sleeping area reached by a fixed ladder. That tour is useful for understanding one possible apartment-like arrangement, but it does not show that the loft is standard on every plan. The 2024 manufacturer plan also labels loft and bunk-bed options. Confirm whether either sleeping area, a deck, kitchen selections, laundry equipment, and the bathroom specification are included in the exact configuration you are considering.

Can you live full time in a Mysa 400?
The available product information does not establish universal eligibility for full-time occupancy. A home’s marketing description as a cabin, ADU, or park model is not approval for a particular parcel or use. Rules can depend on the site’s zoning, building classification, permitted occupancy, and applicable permits.
Before committing, ask the local authority responsible for the property to confirm whether the proposed home and intended use are allowed. If the chosen layout includes a loft, ask about applicable egress requirements as well. New Atlas noted that the loft in its depicted example lacked an egress window and might need modification or might be limited to storage, depending on planning requirements.

Can you tow the Mysa 400?
New Atlas reports that the model is non-towable and requires truck or crane transport. Treat this as a material site-planning constraint: confirm the delivery route, vehicle and crane access, installation method, and site preparation with the seller before ordering. The sources reviewed do not establish a universal delivery timeline or a standard delivered-and-installed package.

|---|---|---|
| New Atlas, April 8, 2026 | From US$125,000 | A time-sensitive price reported in its article, not a current manufacturer quote. |
| My Cozy Outdoors | US$121,200 on its general park-model page | A dealer listing figure; its Mysa listing notes that kitchen configuration and other selections affect price. It is not a delivered-and-installed quote. |
| Irontown Modular | Not stated in the supplied product information | Contact the manufacturer or seller for a quote on the chosen plan and options. |
For a useful comparison, request a written quote that names the plan revision and itemizes the home, selected options, transport, crane or other installation needs, site preparation, and utilities. The figures above come from different sources and do not establish the same configuration or scope.

- Get the plan revision and the applicable area and exterior dimensions in writing.
- Check whether the loft, deck, kitchen setup, laundry equipment, and chosen bathroom and finish options are standard or extra.
- Verify site access, delivery, crane requirements, installation, utilities, and related costs for the specific property.
- Obtain confirmation from the responsible local authority about classification, zoning, occupancy, permits, and any loft egress rules for the intended use.
