Green Magic Homes are earth-sheltered building systems assembled from prefabricated composite structural modules—not finished modular houses delivered ready to occupy. The modules form a shell that is combined with earth berms and a soil-and-vegetation roof. A quoted kit price therefore may leave major construction and fit-out costs to the buyer, and current availability and specifications need confirmation from the supplier.
What is a Green Magic Home?
The system uses lightweight prefabricated composite modules transported to a site and assembled into a structural shell. Earth is banked around the structure, while soil and vegetation form part of the roof concept. The technical sheet also describes reinforcement and geotextile elements in the earth-and-roof assembly, and modular widths in increments of 1.30 m (4.26 ft). That distinction matters when comparing it with a conventional modular house: the prefabricated system is a component of a larger building project. Foundations, site work, utilities, waterproofing, insulation, interior construction and finishes may need separate design, contracting and budgeting.
Are Green Magic Homes still available?
Wonderful Structures says it manufactured Green Magic Homes technology and continues its legacy with newer sustainable building systems. Its current site describes configurable systems that can be adapted to site conditions. That company statement does not establish that every former Green Magic Homes model is still offered, or that a current system has the same specifications as an earlier model. How much do Green Magic Homes cost?
There is no substantiated current turnkey price in the available material. A historical distributor page gives factory-direct figures for named models, but says interior fit-out is excluded; those figures are historical leads, not current offers for a completed home. Distributor information
A recent third-party listing describes a roughly 164 m², four-bedroom configuration as quote-priced. It characterizes the structural self-build kit as excluding foundation, utilities, carpentry, finishes, insulation, earth and transport. The current manufacturer page lists many exclusions from its price, including foundation installation, adhesives, electrical and plumbing work, HVAC, exterior doors and windows, flooring, walls, cabinetry, fixtures, appliances, water sealants, insulation, soil, garden coverings and surface finishes. What to request in a written quote
Ask for a current, site-specific written scope and price. It should state what is included, what is excluded, and who is responsible for each item:

- Engineering, design work, site adaptation and permit or code documentation.
- Foundation design and installation, excavation, earthwork and drainage.
- Delivery, unloading, assembly and any required specialist labor.
- Waterproofing, insulation, soil and vegetation or other roof covering.
- Utility connections, electrical and plumbing work, HVAC, doors and windows.
- Interior walls, flooring, cabinetry, fixtures, appliances and finishes.
- Warranty coverage, exclusions, schedule and responsibility for defects.
Can you build one yourself?
A structural self-build kit is described in a third-party listing, but that does not mean the whole home is a simple do-it-yourself project. The listed omissions—among them foundation, utilities, carpentry, insulation, earth and transport—are substantial work and coordination requirements. The manufacturer also identifies engineering, site conditions and numerous building elements outside its stated price. Do earth-sheltered homes save energy?
The manufacturer promotes integration with nature and balanced interior temperatures; older distributor material makes stronger claims about energy performance, storms and construction speed. The available material does not provide independent measured comparisons or project-specific test results that establish those outcomes for a particular Green Magic Home. Actual energy use and comfort depend on the design, climate, site, construction quality and details such as insulation, air sealing, glazing, ventilation and mechanical systems. Ask for evidence relevant to the specific design and location, and compare it with a conventional building designed for the same conditions. Do not rely on a general earth-sheltered claim as a substitute for project-specific performance information.

Compare like with like. A shell-only proposal and a finished-home proposal can have very different scopes even if their floor areas appear similar.
