A musty basement smell is a warning to look for dampness or mold, not a problem to solve with air freshener. Find and stop the moisture source, then clean or remove affected materials and keep humidity under control. Here are six steps to address the cause and tell when to call a professional.
1. Inspect for moisture and mold
Check the basement for visible mold, water stains, damp cardboard or fabric, condensation on cold surfaces, and wet or musty carpeting. Look around pipes, sinks, water heaters, windows, and the floor-wall joint for leaks or seepage. Outdoors, note whether water pools near the foundation or drains toward the house.
A musty odor can indicate mold, but smell alone cannot identify a mold type or show how much is hidden. The EPA says, “A moldy odor suggests that mold is growing in the building and should be investigated.” EPA: What does mold smell like?
2. Stop water from getting in
Repair leaking plumbing and address any other indoor source of water. If the basement gets wet after rain, check that gutters and downspouts carry water away from the foundation and that the ground slopes away from the house. Persistent seepage may require more extensive drainage or waterproofing work; the right fix depends on where water is entering. EPA’s mold house tour describes common moisture sources, while its remodeling and indoor-air-quality guidance notes that water-management solutions can range from redirecting runoff to more extensive waterproofing.

3. Measure and manage humidity
Use a humidity meter (hygrometer) to check relative humidity rather than guessing. EPA recommends keeping indoor relative humidity below 60%, ideally 30–50%; CDC recommends no higher than 50%. A dehumidifier can help manage a humid basement, but it will not repair a plumbing leak or stop water entering through the foundation. Fix the source first, then use the readings to guide ongoing humidity control. EPA’s mold and moisture guide recommends a properly sized dehumidifier for a humid basement; CDC’s mold guidance also identifies dehumidifiers and air conditioners as ways to help control humidity.
4. Clean limited mold safely
EPA’s general guidance says homeowners can often clean moldy areas smaller than about 10 square feet by following its cleanup instructions. That is not a guarantee that every small job is appropriate for DIY: extensive water damage, mold that may be hidden, health concerns, or uncertainty about the work are reasons to seek qualified advice.

For a limited cleanup, wear gloves and goggles; consider a properly fitting N95 respirator. Clean mold from hard surfaces with detergent and water, then dry the surface completely. 5. Remove materials that cannot be dried and cleaned
Hard, nonporous surfaces can often be cleaned, but moldy absorbent materials may be difficult or impossible to clean fully. Carpet, ceiling tile, and other porous items may need to be discarded if they are moldy or cannot be dried thoroughly. 6. Recheck and get help when needed
After repairs and cleanup, check that the affected area is dry and that the odor and visible mold do not return. If the smell persists or comes back, look again for an unresolved leak, seepage, damp porous material, or humidity that remains high. A contractor with relevant drainage or foundation experience may be needed for recurring water intrusion; a qualified mold professional may be appropriate for extensive or hidden mold and substantial water damage.
