The Ambra tiny house is listed by its maker at 32,000 plus VAT, with the currency not shown on the current English product page. New Atlas reported a €32,000 starting price in December 2025, but that older report does not confirm today’s currency or terms. Either figure is a published price—not a delivered, installed total. VAT, options, transport, placement and local site requirements can all affect what a buyer pays.
What is the Ambra, and how much space does it offer?
TinyKiwi.house describes Ambra as a single-level tiny house with 15 sq m of floor area. New Atlas rendered that as 161 sq ft and reported it is designed for up to two people. The manufacturer’s product page is the primary source for the area; the square-foot figure comes from New Atlas’s December 22, 2025 feature (TinyKiwi.house Ambra product page; New Atlas, December 22, 2025).

A compact, single-level layout
The manufacturer lists a kitchen, living area with a bed and sofa, and bathroom. New Atlas describes a combined living and dining space, a double bed/daybed, a small sofa area, a sink and two-burner induction cooktop, plus a bathroom with shower, sink and flushing toilet. These are descriptions of the layout, not a measured assessment of how comfortably two people can use it.
What does the published price mean?
The current English manufacturer page displays “32.000 + VAT” but no currency symbol in the retrieved product information. New Atlas reported a €32,000 starting price in December 2025 and said options can raise the price. Because the current page does not confirm the currency and the news report is dated, ask TinyKiwi.house to confirm the currency, current base price and VAT treatment in a written quote before comparing offers.

Neither source establishes the full cost of getting an Ambra ready to use at a particular site. The manufacturer invites quote requests but does not publish delivery terms or an installed total; New Atlas also reported no delivery information in its December 2025 feature. The available information does not state transport charges, site preparation, foundations, utility connections, permits or other local site costs. Ask for those items separately rather than treating the published figure as a turnkey price.
Questions to put in a quote request
- What is the current price and currency, and how much VAT applies to the buyer’s transaction?
- Which appliances, systems, finishes and other features are included in that price, and which are options?
- What would delivery cost to the intended location, and what access or unloading arrangements are required?
- For a stationary installation, what foundation or site preparation is needed, and who is responsible for it?
- What utility connections are required, and are any included?
- What written guidance can the seller provide about compliance requirements for the buyer’s location?
Mobile trailer or stationary placement?
TinyKiwi.house presents two formats: a mobile version on a trailer chassis and a stationary version. New Atlas’s feature shows the house on a permanent base while noting that a trailer version is also possible. The sources do not specify trailer dimensions, towing requirements, vehicle compatibility, foundation design or the relative cost of these configurations, so request those details for the exact version under consideration.

The choice affects more than how the home is delivered. A mobile configuration calls for confirmation of trailer specifications and the practical requirements for moving it; a stationary one calls for site-specific information about placement and foundations. Neither option removes the need to check local rules for the intended site.
What features does the manufacturer list?
TinyKiwi.house lists heat-recovery ventilation, heated flooring, air conditioning, integrated storage, an equipped kitchen, smoke detection and LED lighting. It also says the interior and exterior can be customized. These are manufacturer-described features; the available sources provide no independent testing of energy use, thermal comfort, durability or year-round performance. Is Ambra affordable?
The published figure may look comparatively modest for a complete small home, but the available sources do not provide a like-for-like comparison with housing costs in any market. They also do not establish the currency on the current manufacturer page, a delivered price, or a site-ready total. Affordability therefore depends on the confirmed quote and the buyer’s location, taxes, chosen options, transport, installation and utility needs—not just the headline amount.
TinyKiwi.house’s Cosmina Aloman described the design philosophy to New Atlas by email: “At TinyKiwi.house, we believe that every square meter should earn its place.” That is the company’s stated approach to space, not independent evidence of value or performance.

Check local requirements before committing
The Romanian-language manufacturer page says a building permit is not needed for either version, but that statement does not establish the rules for a buyer’s jurisdiction or site. Requirements can depend on location and how the home is placed and used. Check with the relevant local authority or a qualified local professional before purchasing or preparing a site; do not rely on a general manufacturer statement as a determination for your property.
