Designed and supervised by NIKKEN SEKKEI LTD and built by KAJIMA CORPORATION, the 11-storey office building carries forward its predecessor’s dark-stone character while adding contemporary workplace systems and owner-reported environmental and disaster-readiness provisions.
Building facts and location
Daibiru lists the building at 1-1-1 Kyobashi, Chuo-ku, Tokyo. Its property information gives a site area of 1,965.99 m², gross floor area of 22,655.19 m² and height of 55.96 m. It has 11 floors above ground and three below, with office, retail, restaurant and parking uses. The building provides parking for 52 cars. Daibiru gives walking times of four minutes from JR Tokyo Station and Kyobashi Station on the Ginza Line, five minutes from Nihombashi Station, and eight minutes from Takaracho Station and Tokyo Station’s Marunouchi Line station. Daibiru frames the reconstruction as “heritage and innovation.” The former Yaesu Daibiru Building, completed in 1967 and designed by Togo Murano, was known for strong stone columns, delicate beams and a rooftop tree garden established the year after completion. The new building retains the Yaesu Daibiru name and uses dark granite as a reference to its predecessor. Daibiru says trees grown from seeds collected from the former rooftop garden were planted in the new building’s external landscaping. The new façade emphasizes vertical pillars and softly arched windows. On the Yaesu-dori frontage, continuous arches at ground and second-floor level frame the retail areas. Daibiru says the corner-lot design makes efficient use of the site while creating a sense of spaciousness; that is the owner’s account of the design intent. From closure to completion
Daibiru’s project chronology records the reconstruction announcement in 2019, closure of the former building at the end of December 2021, demolition beginning in June 2022, and construction of the new building beginning in March 2023. Office space and building systems
Daibiru lists the standard office floor at 1,279.56 m²; its completion announcement rounds this to approximately 1,280 m² and describes the floor as column-free. For office operations, the June 2025 announcement describes solar generation, efficient heat sources, a large temperature-differential supply system, natural ventilation and cooling using outside air. It also lists Low-E multi-paned glass and image-sensor-based lighting and air-conditioning controls. Tenants can access energy-use information and use smartphones to control air conditioning and adjust temperature and illumination; some common areas use eco-circadian lighting. Daibiru’s current property listing reports LEED Gold, BELS ZEB Ready for the office portion, and CASBEE-WO S rank. Its project story also describes BELS ZEB Ready as the highest six-star BELS rank. These are certifications and ratings reported by the owner; they should not be read as independent evidence of measured energy use or occupant outcomes. Seismic and emergency provisions
Daibiru reports a mid-story seismic isolation system. The owner says the structure was checked against major ground motions and inland earthquakes 1.5 times the simulated earthquake motion notice level, describing this as equivalent to the JSCA “advanced seismic isolation” grade. For business continuity, Daibiru reports emergency generation for approximately seven days, or 168 hours, and an emergency water supply for 10 days. The owner also lists a stockpile warehouse, elevated electrical room, tide barrier and emergency drainage tanks intended to allow toilet use if water and sewage services are interrupted. These are reported provisions; the cited material does not establish their performance in an actual disaster.
