Most avoidable window and door failures begin with a blocked drainage path, an unapproved hole in the frame, an incompatible sealant, or damage inflicted after installation. Keep weep and breather holes open, preserve door drainage, obtain manufacturer approval before any frame penetration or glazing film, select a movement-capable sealant within its temperature limits, and protect finished units until the work is complete.
Those controls summarize the cautions reported by Building Design + Construction on Aug. 11, 2010. The article said AAMA member manufacturers had identified 40 recurring installation miscues in a 317-page AAMA Standard Practice for the Installation of Windows and Doors in Commercial Buildings. It is a useful warning list, not a substitute for the current instructions for the particular window or door, the project specifications, or requirements that apply at the job’s location.

A window or door is part of several connected systems: water must leave the sill, air and water seals must remain continuous, glazing must tolerate its thermal environment, and the frame must be able to move without tearing its seals. A seemingly minor shortcut can defeat one of those systems while the opening still looks finished.
- Water management: Weep holes, door drainage paths, breather holes, sill components, and end dams direct incidental water back outside. Blocking one path can move water into the wall or the frame.
- Frame integrity: Drilling for an alarm or another accessory creates a penetration. If the manufacturer has not designed that penetration, water may enter a cavity with no reliable way to drain.
- Thermal behavior: A film applied to glazing can change how the glass absorbs and releases heat. The cited warning is that this can produce heat buildup and glass breakage.
- Movement and adhesion: Sealant has to bond to the actual assembly and accommodate the movement expected at that joint. A product that works on one material or temperature range is not automatically suitable for another.
- Construction damage: Mortar, corrosive cleaners, welding flash, traffic, and deliveries can damage a completed frame or pane even after the installation itself was correct.
Plan the opening before the unit arrives
Start with the current product instructions
Use the installation instructions issued for the exact window or door system, including its frame material, sill configuration, glazing, accessories, and finish. The 2010 article does not establish a current edition of the AAMA standard, current product specifications, or local code requirements. Those documents control when they differ from a historical caution list.

Map every drainage path
Before setting a unit, identify where water is intended to exit. Mark window weep holes, door drainage openings, sill components, sub-sill end dams, and breather holes on dual-sash units. Check the finished exterior level as well as the rough opening: paving, thresholds, flashings, sealants, and later finishes can obstruct a route that was clear during framing.
Coordinate accessories and site operations
Decide in advance how alarms, security hardware, films, cleaning, welding, deliveries, and mortar work will be handled. A short coordination meeting can prevent a later trade from drilling the frame or covering a drainage opening. Record the approved detail in the work package so the installer and follow-on trades are working from the same instruction.

- Confirm which holes and joints must remain open and which must be sealed.
- Check that paving or other exterior work will not rise over a door’s drainage path.
- Identify a protected route for materials so finished openings are not used as loading points.
- Mark glazing and frames that must be shielded from mortar, cleaners, sparks, or flash.
Keep window and door drainage paths open
Window weep holes
Do not fill window weep holes with sealant, paint, mortar, tape, or any other material. The warning in the cited article is direct: “Never block weep holes with sealant or any other material that will keep water from draining properly.” A neat bead over a hole is still a failed drainage detail. Inspect the holes after sealant work and again after cleaning or finishing, because a later trade can block them without touching the frame.
Door drainage and exterior paving
Patio paving and other hard finishes can cover a door’s drainage route or leave the threshold too low for water to escape. The article notes that a starter sill or raising the door with shims may be needed where paving obstructs drainage. Do not improvise the height or shim arrangement: use the door manufacturer’s approved sill and support detail, and verify that the finished threshold remains supported, sealed, and drainable.

What to do if a path is already blocked
- Stop covering the area with additional sealant, paving, or trim.
- Photograph the obstruction and identify the affected weep, sill, or drainage opening.
- Check the current product instructions for the approved starter sill, shim, or threshold detail.
- Remove or rework the obstruction only in the manner permitted for that assembly.
- Reinspect after adjacent finishes are complete and record that the path is open.
Do not drill through a frame for an alarm without approval
The reported AAMA-manufacturer caution is: “Don’t drill through window or door frames to apply alarm systems.” A frame penetration can admit water into an internal area where it cannot drain, even if the hole is later filled. This is a coordination issue, not merely a drilling technique.
Before any alarm or security installer marks a frame, provide the exact product instructions and obtain written approval for the proposed location and method. If the manufacturer does not approve a penetration, use a different, documented route that the system and security designer accept. Never assume that a small hole, a cable grommet, or a dab of sealant makes an unapproved penetration safe.
Treat glazing film as a product decision, not a finishing step
Do not apply solar, privacy, security, or decorative film to glass until the window or door manufacturer has reviewed the specific film and glazing. The cited warning says film may cause heat buildup and glass breakage. Glass type, coatings, pane arrangement, frame, exposure, and film properties all affect the result; a film that is acceptable on one assembly may not be acceptable on another.
- Record the complete glazing identification and the proposed film product.
- Send both to the window or door manufacturer for compatibility guidance.
- Follow any restrictions on pane, coating, location, installation method, or warranty.
- Do not proceed when the manufacturer has not evaluated the combination.
- After approval, inspect the glass for damage and confirm the film installation matches the approved detail.
Leave breather holes open and seal the joints that are meant to be sealed
Dual-sash breather holes
Dual-sash units may include breather holes that equalize pressure or allow moisture to escape. Keep them open. Sealant, paint, debris, and protective tape should not cover them. Include these holes in the same inspection as window weeps; both are easy to overlook once the frame is finished.

Metal-to-metal joints and sub-sill end dams
The article specifically cautions installers to seal metal-to-metal joints and sub-sill end dams as specified. The distinction matters: leaving a required joint open can admit water, while sealing an opening designed to drain can trap it. Use the product detail to identify which interfaces receive sealant, the required bead location, and any surfaces that must remain open.
Select sealant for the assembly and the conditions
There is no universal sealant recommendation in the source. The correct choice must be compatible with the window or door materials and finishes, adhere to the intended substrates, accommodate expected movement, and remain within the sealant manufacturer’s minimum and maximum application temperatures.
| Selection question | Evidence to verify before use | Why it matters |
|---|---|---|
| Is it compatible? | The sealant and window/door manufacturers’ compatibility information for the actual materials, coatings, and adjacent substrates | An incompatible product can lose adhesion, stain a finish, or damage a component. |
| Can it move? | The movement capability stated for the sealant and the joint design shown in the product instructions | A rigid or under-rated seal can split as the frame and surrounding construction move. |
| Can it be applied now? | The sealant manufacturer’s minimum and maximum application temperatures, plus site conditions | Application outside the stated range can compromise curing and performance. |
| Is this joint supposed to be sealed? | The current window or door detail identifying sealed joints, end dams, weeps, and breather holes | Sealing the wrong location can block drainage; omitting a required seal can admit water. |
Keep the product data and batch information with the installation record. If temperature, substrate, or compatibility is uncertain, pause and obtain direction rather than substituting a familiar product. The manufacturer’s instructions for surface preparation, joint dimensions, tooling, cure, and masking take precedence over a generic caulking habit.

Do not use finished openings for delivery
A completed window or door opening is not a substitute for a material-handling route. Carts, pipe, sheet goods, and other deliveries can strike frames, damage thresholds, scratch finishes, or load the sill in ways it was not designed to carry. Plan a separate route and keep protective barriers in place until heavy work is finished.

Keep mortar and corrosive cleaners off frames
Protect framing from mortar splashes, masonry residue, and corrosive cleaning chemicals. Use coverings and cleaning methods approved for the frame and finish; do not let a protective covering trap chemicals or moisture against the surface. Remove residue promptly using the product instructions rather than an aggressive cleaner chosen for convenience.
Shield glass and frames from welding flash
Welding and cutting work can damage glazing and finishes even when sparks do not visibly land on the unit. Shield nearby glass and frames before hot work begins, and maintain the protection while adjacent trades continue. Inspect the surface after the work so damage is found before handover.
Field inspection: symptoms, likely causes, and first response
| Observed condition | Check first | Immediate response |
|---|---|---|
| Water remains at a sill or threshold | Blocked weep, door drainage path, paving, or an incorrectly sealed sill joint | Stop adding sealant or finish; expose the intended path and compare it with the current product detail. |
| Moisture appears inside a frame | Unapproved frame penetration, blocked breather hole, or omitted/incorrect end-dam seal | Document the location and obtain manufacturer direction before drilling, filling, or dismantling. |
| Glass shows unusual thermal stress or breakage after film work | Whether the film/glazing combination was approved | Stop further film installation and contact the window or door manufacturer. |
| Sealant splits, pulls away, or remains uncured | Compatibility, movement rating, application temperature, and joint detail | Quarantine the affected work and correct it under the sealant and assembly instructions. |
| Scratches, discoloration, or arc marks appear | Delivery traffic, mortar or cleaner exposure, or welding flash | Record the damage before cleaning or repair and follow the frame or glazing manufacturer’s remedy. |
A practical installation and sign-off sequence
- Review documents. Gather the current window or door instructions, approved drawings, sealant data, and any accessory approvals.
- Inspect the opening. Confirm the rough opening, sill support, exterior levels, and planned drainage route are consistent with the product detail.
- Set and support the unit. Use only the specified sill, starter, shims, and support arrangement; verify that support does not close a drainage opening.
- Seal selectively. Seal the metal-to-metal joints and sub-sill end dams required by the detail, while leaving weeps, breather holes, and other designed outlets open.
- Control penetrations. Keep alarm and other accessory drilling out of the frame unless the manufacturer has approved the exact method.
- Control glazing changes. Obtain approval before applying any film or other product that changes the glass assembly.
- Protect the work. Keep deliveries away from finished openings and shield frames and glass from mortar, corrosive cleaners, welding flash, and later trade damage.
- Inspect twice. Check immediately after installation and again after paving, cleaning, welding, and other adjacent work. Record open drainage paths, intact protection, and any approved deviations.
What the 2010 source can—and cannot—tell you
The historical article establishes that AAMA member manufacturers described 40 common miscues and that the referenced commercial installation standard ran 317 pages. It does not establish the current edition or availability of that standard, today’s purchase price, a universal sealant formulation, or code requirements for a particular jurisdiction.
The article listed a 2010 price of $50 for AAMA members and $100 for nonmembers. Those figures are historical and should not be used as current purchasing information. For a live project, obtain the current standard and product instructions from the responsible organization and manufacturer, then reconcile them with the project’s specifications and applicable local requirements.
The safest installation is therefore not the one with the most sealant or the fewest visible holes. It is the one that preserves every designed drainage and pressure-relief path, limits penetrations and glass modifications to approved details, uses a compatible movement-capable sealant in its permitted temperature range, and protects the completed assembly until construction is finished.
