NuOffice earned its sustainability reputation through a record-setting score for one specific certification: NuOffice I received 94 points under LEED Core & Shell v2009, which contemporary reporting described as the highest score then achieved in that program. That historical distinction explains the headline; it does not establish that NuOffice is the world’s most sustainable office building today or rank it against every certification system.
What NuOffice is—and which phase earned the record
NuOffice is a mixed-use development in Munich’s Schwabing district, with offices alongside retail, fitness, food service, showrooms and childcare. Its developer, nu concept GmbH & Co. KG, says it was built in three phases from 2012 to 2015 and provides approximately 36,500 m² of total rental area. The project was developed in close cooperation with the Fraunhofer-Gesellschaft and the Technical University of Munich. (nu concept project reference)
The distinction belongs to the first phase, NuOffice I—not automatically to the whole development. The developer lists NuOffice I as LEED Platinum with 94 points, phase II as Gold, and phase III as Platinum. (nu concept project reference)
What the 94-point claim means
In 2014, eu.bac reported that the first of the three buildings, completed in 2013, achieved 94 points in LEED for Core & Shell v2009. The article called it a world record because no project had yet scored higher in that program. The developer likewise describes NuOffice I’s result as the highest score awarded worldwide in the investor-project Core & Shell variant at the time. (eu.bac, 2014; nu concept project reference)

That is a narrower and more useful claim than an unqualified title of “world’s most sustainable.” LEED Core & Shell is one certification program, and the record refers to a particular version and building phase at a particular time. It is not a common global scale for comparing every office building or every sustainability scheme.

They should not be read as a phase-by-phase inventory for all three buildings: the available project descriptions do not establish that every listed feature was installed identically in each phase. What the reported energy and emissions figures show
The European Commission case study reports monitored primary-energy demand of 42 kWh/m²/year for the NU-office building, compared with 70 kWh/m²/year for its reference building. Against that stated baseline, it reports a 38% saving, equivalent to 308 MWh/year. It also reports monitored emissions of 133 tonnes of CO₂ per year (12 kgCO₂/m²/year) and a reduction of 207 tonnes per year, or 60%, relative to the reference building. The same case study identifies a gap between the design estimate and monitored electricity primary-energy use: monitoring showed 29 kWh/m²/year, against design data of 19 kWh/m²/year—about one-third higher. A 2014 eu.bac article also said NuOffice exceeded German government energy targets for 2050–2100. That is a claim made in the contemporary article; without further context, it should not be treated as a current comparison with government targets. (eu.bac, 2014)

How to compare NuOffice with another “green” office
A valid comparison needs more than a certification name or a headline score. Check whether the figures cover one building or an entire development, identify the certification version and award date, and distinguish modeled targets from monitored results. For energy and emissions savings, compare the stated reference building and measurement method as well as the headline percentage.
Certification schemes also weigh different aspects of performance. DGNB’s guidance for office buildings, for example, covers ecological and economic dimensions alongside user comfort, including acoustic, thermal and visual quality; its broader framework includes lifecycle, technical, location and process criteria. That context does not mean NuOffice received DGNB certification: the cited NuOffice sources identify LEED. LEED and DGNB awards are not interchangeable scores.
