What is being built by the post office?
The Nugget reported bulldozers and other heavy equipment working east of the post office, on two of three parcels facing East Barclay Drive. The work is preliminary site preparation for the proposed Barclay Station development, not work associated with changes at The Lodge Retirement Community, according to the newspaper’s October 6, 2026 report (The Nugget).
Barclay Station is a concept for compact homes created by Lachman and Ashley, both of Sisters. The report places the project in planning and says completion could take up to two years, but it gives no confirmed start or finish dates.
What would the homes be like?
Size and layout
The Nugget describes each proposed home as 480 square feet, with a two-story loft layout. Lachman said more than 20 units might fit in theory, but that the developers were likely to build fewer to allow larger footprints and make the homes more appealing. Neither the number of units nor the design is final in the report.

Proposed amenities
Lachman described a range of intended features, including RV closets, e-bike lockers, a Tesla charging station, solar roofs, community hot tubs and a sauna, induction cooking, radiant heat, mini-splits, and Tesla Powerwalls. These are reported plans, not confirmation that specific equipment has been selected or installed. Powerwalls are rechargeable lithium-ion battery systems.
Are these tiny homes?
No. The Nugget explicitly distinguishes the proposed Barclay Station homes from tiny houses. It gives 100–400 square feet as a typical tiny-house range; the proposed 480-square-foot units are larger and are expected to include the usual basic rooms, with sleeping space often arranged in a loft. The article characterizes the concept as somewhere between a “luxury micro-cottage” and a “boutique cottage”; those are descriptions, not formal planning categories.

For local context, the report also mentions Sisters Woodlands cottages of 800 and 900 square feet, as well as Habitat for Humanity workforce and affordable housing starts. These figures describe different housing examples; the report provides no floor plans or common measurement standard for a direct comparison.
What is known—and not known—about approval?
Lachman said the developers had preliminary meetings with City of Sisters planning staff and praised their work. The newspaper’s report confirms those early discussions, but does not identify a submitted application, permit, approval, final site plan, or confirmed construction dates. Equipment on site and preliminary meetings should not be read as evidence that the full development has been approved.

The Nugget’s October 6, 2026 report is the available source for the project details. It does not independently establish parcel boundaries, city-record status, feasibility, or the final design. Current approval status would need to be checked against City of Sisters planning and permit records.

The developers described the location by saying, “everything you need is just a bike ride or walk to town.” The Nugget frames that idea around a “three-minute” community: a neighborhood where daily essentials are within about a three-minute walk or very short trip. Its report does not map distances or demonstrate that Barclay Station meets that measure.

As market context, The Nugget attributes median Sisters home sale prices of $449,500 in the fourth quarter of 2015 and $806,000 in the fourth quarter of 2025 to local MLS data. It does not link to that data or explain the calculation. The newspaper also reported a 30-year mortgage rate of 7.28 percent in the week before publication, but did not name the underlying rate source; that figure should be treated as the report’s statement, not an independently verified current rate. The report says local brokers described cash buyers as common and second-home demand as substantial, without naming the brokers or providing survey data.
