What to Do When Construction Vibration Causes Cracks in Your Home

Put safety first, document the damage before altering it, notify the construction project in writing, and obtain an independent inspection if the crack is new, changing, or worrying. Vibration from piling, excavation, demolition, or heavy machinery can coincide with cracking or ground movement, but the timing of a crack does not by itself prove that a project caused it. A sound response preserves evidence while a competent professional checks whether the damage is cosmetic, movement-related, or an urgent structural risk.

The legal examples below are mainly for England and Wales. Building rules, reporting routes, professional credentials, and insurance terms differ elsewhere, so use the local equivalents where you live.

1. Check for immediate danger before investigating the crack

Do not try to decide that a building is safe from a photograph, a ruler measurement, or crack width alone. If you see signs that part of the building may be unstable, leave the affected area and contact the appropriate emergency or building-safety authority. Warning signs include sudden or rapidly widening movement, bulging or falling masonry, a sagging ceiling or roof, doors or windows that have become jammed at the same time as other movement, gas or water damage, or noises suggesting a component is failing.

Keep people away from a hazardous room until it has been assessed. Do not remove loose material, prop a wall, or start demolition unless an appropriately qualified professional or emergency authority has instructed you; an improvised repair can make the situation less safe and destroy evidence.

Higher-risk residential buildings in England

Residents in a qualifying higher-risk residential building in England should also report a serious structural concern to the building’s accountable person or managing agent. Mandatory occurrence reporting is a defined duty for accountable persons and construction dutyholders when specified high-consequence safety-occurrence criteria are met. It is not a general reporting channel for every hairline or cosmetic crack. The Building Safety Regulator’s guidance explains those duties and the management of structural risk; it does not provide a universal homeowner crack-width test.

2. Create a dated record before decorating or filling anything

Once everyone is safe, make the property’s condition reproducible for someone who was not present when you noticed the damage. Record the date and time you first saw the crack and the room, wall, ceiling, floor, or external elevation where it appears. Note its approximate length, direction, width if you can measure it consistently, and whether it passes through finishes, masonry, joints, or around openings such as doors and windows.

Photograph the crack and its context

  • Take a well-lit close photograph that shows the full visible crack.
  • Take a second photograph from farther away so its exact position in the room is unmistakable.
  • Include a ruler or other fixed scale in close views, without pressing on or opening the crack.
  • Keep the original files so their date and metadata remain available, and do not rely only on edited or compressed social-media copies.

Keep a dated log of construction activity you can observe: the type of work, approximate times, unusual vibration or noise, heavy vehicle movements, and any change noticed afterward. Record weather, leaks, nearby excavation, or other events that could also affect the building. Preserve project letters, advance notices, condition-survey documents, emails, text messages, and call notes. A contemporaneous record helps an assessor compare the building with its earlier condition; it does not establish causation by itself.

Optional crack gauges

A simple crack-monitoring gauge can show whether two points have moved relative to each other over time. Use it only as a monitoring aid, follow the manufacturer’s installation instructions, and photograph it at regular intervals. A gauge cannot identify the cause of movement, determine structural safety, or prove that a particular contractor is responsible. Do not bridge, fill, paint, or wallpaper over the crack before an inspection if the damage may be disputed.

Dumfries and Galloway Council’s resident guidance describes a visual condition survey as recording the current condition, including existing cracks, wear, or damage, with photographs used for later comparison. That is the purpose of your own record: establish what was present, where it was, and how it changes.

3. Report the damage to the construction project

Use the project’s published community contact, site office, principal contractor, or client representative. Report the location and date in writing, attach a small set of labelled photographs, and ask for an acknowledgement and a reference number. Avoid accusing the project of causing the damage before an assessment; a neutral factual report is more likely to produce useful records and preserves your credibility.

Questions to ask

  • What work was taking place at the time you noticed the crack?
  • Was a pre-work condition survey carried out for your property, and can you have a copy?
  • What vibration assessment, prediction, or monitoring was undertaken, where were instruments located, and what units and duration were used?
  • What is the project’s process for inspecting, logging, and responding to a property-damage report?
  • Who will arrange an inspection, and will the inspector be independent of the contractor?
  • What notices, work schedules, or changes in method might explain when vibration occurred?

Keep every reply and note the date, sender, and attachment. A project may have condition surveys, advance notification, consultation, monitoring, or a making-good process, but those arrangements are project-specific. The HS2 Phase One Code of Construction Practice illustrates such controls; it does not mean another scheme has adopted the same code or owes the same remedy.

4. Obtain an independent building assessment when the damage is new or changing

Arrange a competent building surveyor or structural engineer when a crack is new, widening, accompanied by distortion or water ingress, appears in masonry or structural elements, or remains unexplained after the project responds. An independent professional can distinguish common movement in plaster and finishes from movement that merits further investigation. They can also identify alternative causes such as settlement, heave, thermal or moisture movement, defective materials, leaks, tree-related movement, or pre-existing defects.

Choose the right professional

Ask about experience with the building type, vibration and movement investigations, and the location where the property is situated. Confirm the person’s professional status, insurance, and competence for the scope you need. Local registration or charter requirements vary by jurisdiction. A surveyor’s report may be suitable for documenting condition and recommending next steps; a structural engineer may be needed to analyse load-bearing elements, movement, or temporary works. For a complex case, the two disciplines may work together.

Request a usable written report

Before the visit, provide your dated photographs and log, but do not steer the professional toward a conclusion. Ask the report to state:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • the areas inspected and any areas that could not be accessed;
  • the inspection method, measurements, photographs, and limitations;
  • the observed pattern and whether monitoring or opening-up is needed;
  • plausible causes, distinguishing observations from hypotheses;
  • any immediate safety measures or occupancy restrictions;
  • recommended repairs, further tests, and a proposed monitoring period.

Ask the professional to explain what evidence would support or weaken a connection with the construction works. A report that simply says “vibration caused this” without describing the observed mechanism, baseline condition, and other possible causes is less useful than a careful opinion with stated limitations.

5. Understand Party Wall procedures in England and Wales

The Party Wall etc. Act 1996 may apply to certain excavation, underpinning, or work to a party wall in England and Wales. Whether it applies depends on the actual work, the distance and depth of excavation, and the relationship between the properties. The process can involve notices, a party-wall surveyor, an agreed award, and protections for adjoining owners.

Kensington and Chelsea Council’s guidance gives examples of notice conditions and explains that adjoining owners may seek protective measures and compensation for loss or damage. The council also states that it does not prepare, review, or monitor Party Wall Agreements. Do not assume that a notice, or the absence of one, proves responsibility for a crack. Have a party-wall surveyor or solicitor assess the facts if you believe the Act is relevant, and keep the condition survey and all notices with your records.

6. Notify your home insurer without promising a result

Read your policy and contact the insurer promptly if you may make a claim. Ask what evidence it wants, whether it will appoint an adjuster or engineer, and whether you should obtain approval before emergency or permanent repairs. Policies differ on accidental damage, subsidence, escape of water, legal expenses, excesses, and notification periods. There is no universal rule that construction-vibration cracking is covered, excluded, reimbursed, or subject to one standard deadline.

Describe the facts accurately: when you noticed the crack, what work was occurring, what photographs and reports you have, and whether the project has responded. Do not sign a settlement, release, or contractor repair agreement before understanding what it covers, especially if the cause remains disputed. If temporary work is essential to prevent further damage, keep invoices, photographs before and after the work, and the professional’s instructions.

7. Use vibration measurements in their proper context

Construction vibration is often expressed as peak particle velocity (PPV), measured in millimetres per second at a specified location. A number has meaning only with its measurement point, instrument, frequency range, duration, building condition, and the assessment criteria for that project. Readings at a piling rig, property foundation, upper floor, and boundary are not interchangeable.

The HS2 Phase One Code of Construction Practice, December 2016, lists the following building-damage trigger values for its own framework:

Building category in the HS2 code Transient PPV trigger Continuous PPV trigger
Structurally sound buildings 12 mm/s 6 mm/s
Potentially vulnerable buildings 6 mm/s 3 mm/s

Those figures are project-code trigger values, expressed as PPV at the building foundation. They are not universal legal limits, a diagnosis of damage, or a test that can prove or disprove responsibility on another project. The code also sets assessment and notification thresholds within its own framework. The February 2016 draft HS2 code describes consultation, condition surveys, and monitoring for that scheme and should be understood as a draft, scheme-specific document.

8. Match the response to the evidence you have

Different next steps serve different purposes. Use the following sequence rather than choosing a repair solely because it is the cheapest option:

  1. Urgent safety response: leave an area that may be unstable and contact emergency or building-safety authorities.
  2. Evidence preservation: photograph, label, and log the damage and construction activity before cosmetic work.
  3. Project notification: send a factual written report and request the project’s surveys, monitoring information, and inspection route.
  4. Independent diagnosis: commission a competent surveyor or engineer when the damage is new, changing, or concerning.
  5. Remedy decision: agree repairs only after the cause, scope, and responsibility are sufficiently documented.
  6. Formal routes: consider Party Wall advice, insurer procedures, mediation, or legal advice where the evidence and local law justify them.

This order protects both safety and proof. A cosmetic patch can hide a continuing movement pattern; an unsupported accusation can make cooperation harder; and a vibration reading without its method and project criteria cannot answer a causation question.

9. Common situations and what to do next

The crack is hairline and has not changed

Photograph and log it, report it if it appeared during the works, and ask a competent professional whether monitoring is sufficient. Do not assume that “hairline” means either harmless or caused by vibration.

The crack is widening or new cracks are appearing

Update the record, avoid filling it, notify the project and insurer, and arrange an inspection promptly. If there is distortion, falling material, or a risk to occupants, treat it as a safety issue first.

The contractor says the crack was pre-existing

Ask for the pre-work condition survey and compare its dated photographs with your record. An absence from a survey is useful evidence but does not automatically prove that construction caused the crack; the professional assessment still has to consider other mechanisms.

The project refuses to share monitoring data

Keep the refusal and ask what information can be released, who holds it, and how to submit a formal inspection request. An independent surveyor can specify the records needed and explain whether the available evidence supports further action. Do not infer a cause merely from non-disclosure.

You have already repaired or painted the area

Save before-and-after photographs, invoices, product details, and the reason for the work. Tell the project, insurer, and professional exactly what was changed. Further monitoring may still be possible elsewhere, but the original appearance may no longer be recoverable.

10. What not to do

  • Do not state publicly or in correspondence that the project caused the damage before a competent assessment.
  • Do not rely on one crack-width threshold as a safety diagnosis.
  • Do not compare a vibration number from one construction scheme with a trigger value from another without matching the method and criteria.
  • Do not allow permanent repairs to erase the evidence before the relevant inspection, unless emergency safety work is required.
  • Do not ignore leaks, settlement, ground movement, or building alterations that could provide another explanation.
  • Do not sign away a claim or accept a “full and final” repair arrangement without understanding its scope.

11. Keep expectations realistic

Construction work can produce noticeable vibration, and official local guidance recognises that some building work can cause cracking or damage through vibration. That general statement is not a finding about any particular home. No reliable universal percentage shows how often nearby construction causes residential cracking, and cracking is neither inevitable nor impossible. The strongest cases combine a clear baseline, a credible timeline, project-specific work and monitoring records, and an independent technical opinion that addresses competing causes.
