Document the condition before touching it, then get an appropriate professional assessment if a crack is changing, substantial, or causing a safety concern. Notify the project contact and your local authority, ask what surveys and vibration monitoring exist, and keep every photograph, notice, reading, and reply. Vibration you can feel, or a crack that appeared during nearby works, does not by itself prove that construction caused damage.
What to do in the first 24 hours
Make a dated condition record
Photograph every crack from a consistent angle and distance. Include a ruler, coin, or another fixed scale in the frame, and take wider photographs showing the crack’s location in the room. Record the date, time, weather if relevant, nearby work being carried out, and what you felt or heard. Note whether the crack is on an internal finish, around a door or window, in masonry, or in a ceiling, but do not try to classify it as structural from a photograph.

Use a simple log with one entry for each observation. Write down when vibration starts and stops, whether it coincides with piling, demolition, excavation, heavy vehicle movements, or another visible activity, and whether doors, windows, floors, or services appear to behave differently. A dated record gives an engineer, project team, insurer, or authority something that can be compared over time.

Preserve the evidence
Do not fill, paint, tape over, or otherwise conceal a crack before it has been documented if you may need to compare its condition later. Keep construction notices, letters, emails, complaint reference numbers, copies of any pre-work condition survey, and photographs in more than one location. Save original image files rather than relying only on compressed messaging-app copies.

Act conservatively if there is an immediate danger
If you believe there is an imminent threat to life or an immediate risk of structural failure, leave the affected area and contact local emergency services. The sources available for this subject do not establish one universal crack width, vibration reading, or homeowner checklist that determines an emergency in every country and building. Treat this as a safety response, not as a diagnosis.
What a crack or vibration observation can—and cannot—prove
Timing is evidence to investigate, not proof of causation
A crack first noticed during construction may have been pre-existing, may reflect ordinary seasonal or moisture-related movement, or may be associated with the works. Establishing cause normally requires an inspection of the building, ground conditions, construction sequence, and records from before and during the project. A photograph showing that a crack exists cannot identify who caused it.
People often feel vibration before a building is damaged
The Canadian Conservation Institute states: “Humans are more sensitive to vibration than structures.” Occupants can feel low-level movement that produces no damage, while a building’s response depends on its construction, foundation, soil, distance from the source, frequency, duration, and the type of operation. Feeling vibration is therefore a reason to record and ask questions, not a standalone finding that the home is unsafe.

NZ Transport Agency Waka Kotahi says road-traffic vibration is unlikely to cause building cracks or structural or aesthetic damage in the context of its transport guidance and conservative vibration standards. That statement concerns road traffic. It must not be generalized to piling, demolition, blasting, deep excavation, or other major construction operations, which can have different sources and ground-transmission characteristics.
When to arrange a professional inspection
Triggers for referral
Arrange an assessment by a structural engineer or suitably qualified local building professional when a crack is changing, substantial, repeatedly reopening, accompanied by other concerning movement, or causing you to question the building’s integrity. A professional referral is also sensible when you need an independent baseline before a project reaches a more disruptive phase, or when the project team and your records disagree.
Agree the brief before the visit
Ask the professional to state in writing:
- what areas and visible defects will be inspected;
- whether the visit is a visual assessment, a structural investigation, or both;
- what documents, drawings, photographs, and project records will be reviewed;
- whether measurements, crack gauges, level checks, or other monitoring are proposed;
- what written deliverable you will receive and when;
- fees, travel charges, testing costs, exclusions, and any follow-up charges; and
- relevant qualifications, experience with construction-related movement, independence from the project, and professional indemnity insurance.
UK government structural-assessment guidance emphasizes agreeing the engineer’s scope and approach so that fees and deliverables are understood, and recommends checking appropriate professional indemnity insurance. It also notes that regular monitoring can help determine whether movement is continuing and whether its causes are understood.

What an assessment may cover
An engineer may map cracks, compare them with earlier photographs, inspect adjoining rooms and external elevations, consider the building’s age and construction, and review the project’s excavation, piling, traffic, or monitoring information. If the evidence indicates movement, the engineer may recommend a defined monitoring period, repairs, further investigation, or no immediate intervention. The written opinion should explain its assumptions and limitations; it should not be presented as more certain than the inspection supports.
How monitoring works and how to use it properly
Project condition surveys and monitoring
Ask the project contact whether a pre-construction condition survey exists, what properties it covers, which activities trigger vibration monitoring, and who reviews the data. Ask how results are reported, what alert criteria apply, and what action follows an alert. A project survey may provide a useful baseline, but it is project-specific: find out whether your room, outbuilding, boundary wall, drains, and external finishes were included.
Dumfries and Galloway Council describes a building condition survey as a record of current condition, including cracks, wear, and damage. It notes that early activities such as piling, excavation, and heavy machinery can create vibration or ground movement, and that a closer structural survey may include advice on monitoring.
Crack-displacement gauges
HRSD’s 2024 construction standard describes installing crack-displacement monitoring gauges across significant existing cracks where appropriate. A gauge can show whether the two sides of a crack move relative to each other over time. It does not, by itself, determine the cause, identify a responsible party, or certify a building as safe.
A consumer product marketed as a wall crack monitoring gauge is therefore only an optional record-keeping aid. If you use one, photograph its installation, record the baseline reading and date, and avoid moving it during decorating or cleaning. Ask an engineer what interval and measurement method would be meaningful for your particular crack; a random reading schedule can create false reassurance or unnecessary alarm.

What good monitoring data contains
Useful records identify the crack or sensor location, installation date, baseline, measurement units, reading times, environmental conditions where relevant, and the person or system recording the value. A monitoring plan should state who reviews results, how quickly an alert is assessed, and what decision follows. Monitoring answers a defined question—such as whether movement is ongoing—not every question about structural safety.

How to approach the construction project and local authority
Send a clear written notice
Use the project’s published contact or complaint route, and copy the relevant local authority or building-control office where appropriate. Describe the property, the dates and times of vibration, the location and appearance of each crack, and the records you have attached. Ask for a reference number and a named contact for urgent concerns.
Ask these specific questions:
- Was a pre-work condition survey completed, and does it cover my property?
- What vibration sources and construction stages are planned?
- Is vibration or settlement being monitored, and what limits or alert criteria apply?
- Who interprets the readings and how can residents obtain relevant records?
- What is the process for an inspection, follow-up survey, or damage claim?
- Which contact should be used outside normal working hours?
Keep the tone factual. A project response may acknowledge a complaint without accepting causation or liability; that is not the same as a technical finding either way.
Understand that legal routes are local
Rules on notices, access, compensation, party walls, excavation, nuisance, insurance, and complaint escalation depend on the country, jurisdiction, building type, and project. Do not assume that a process described by one council applies elsewhere.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteFor example, the Royal Borough of Kensington and Chelsea explains that specified excavation near adjoining structures can invoke requirements under the Party Wall etc. Act. Its local guidance describes a pre-work condition record, possible post-work follow-up for up to two years after occupation in the circumstances it describes, and potential protective measures and compensation rights. The distance and depth conditions given there—3 metres and 6 metres for specified cases—are legal details of that regime, not general construction rules.
For qualifying high-rise residential buildings in England, the Building Safety Regulator describes a resident route that starts with raising the concern with the accountable person and may, in certain circumstances, be referred to the regulator. That route is not a universal complaint channel for every house or construction project.
Choose the response that fits the question
| Response | Use it when | What it provides | Important limitation |
|---|---|---|---|
| Dated photographs and a written log | As soon as vibration or a crack is noticed | An inexpensive baseline for comparison and communication | It cannot determine cause or safety |
| Structural engineer or building professional | Damage is changing, substantial, or safety is in question | Inspection, interpretation, and advice on monitoring or next steps | Scope, cost, and availability vary; agree deliverables first |
| Project condition survey or monitoring | The nearby project offers or undertakes one | A project-specific baseline and/or movement record | Coverage and interpretation may be limited; ask what is included |
| Consumer crack gauge | You want an additional visual record across a crack | An indication of relative change over time | It is not a structural assessment and does not prove responsibility |
How to interpret vibration figures without misusing them
No general homeowner-safe vibration threshold or crack-width threshold was established for every building and construction situation in the available guidance. The Canadian Conservation Institute page lists historical observed-response particle-velocity figures of 76 mm/s for a threshold, 114 mm/s for minor effects, and 203 mm/s for major effects, based on cited investigations. It expressly presents these as levels at which effects were observed, not as modern universal limits or household safety thresholds.

Any number supplied by a project should therefore be read with its measurement location, sensor type, frequency range, duration, construction activity, applicable standard, and response procedure. A reading at the property boundary is not automatically the same as a reading at a foundation or upper floor. Ask the project engineer to explain what the number means for your building and what action is required if it is exceeded.
A practical workflow from first observation to resolution
- Record. Photograph and describe the crack or vibration on the day you notice it, using a scale and a consistent viewpoint.
- Preserve. Save original files, notices, correspondence, surveys, and monitoring results; do not conceal the defect before comparison is possible.
- Notify. Send a factual written report to the project contact and the relevant local authority or building-control office.
- Request records. Ask about the condition survey, monitoring plan, alert criteria, complaint process, and urgent contact.
- Assess. Commission an appropriately qualified, independent professional when damage changes, is substantial, or raises a safety question.
- Monitor to a purpose. Use a defined gauge or professional monitoring plan only when it answers a stated question and identifies who reviews results.
- Decide next steps. Follow the written professional advice on repairs, further investigation, access, escalation, or continued observation.
Common mistakes and better alternatives
Repairing before documenting
Filling a crack may make a room look better while removing evidence of its original width and pattern. Photograph, measure, and obtain advice first when a construction-related claim or comparison may matter.
Treating a gauge as a safety certificate
A gauge records relative movement at one location. It cannot rule out movement elsewhere or explain the mechanism. Pair it with a professional opinion when the condition is concerning.
Assuming the project is responsible because the timing matches
Timing should prompt an investigation. It does not replace inspection of prior records, building materials, moisture, ground conditions, and construction activity.
Relying on a generic internet threshold
Vibration figures are meaningful only with their standard, measurement method, location, and building context. Historical observed-response numbers are not universal limits.

Check the rules and complaint routes for the property’s actual jurisdiction, tenure, building type, and project. If legal rights or compensation are at stake, obtain local legal advice in addition to engineering advice.
Bottom line
Build the evidence before drawing conclusions: create a dated condition record, preserve documents, ask the project and authority for their survey and monitoring information, and obtain a suitably scoped professional inspection for changing or substantial damage. Vibration that is felt and cracks that appear during works deserve a clear response, but neither observation alone proves construction damage or establishes an emergency.
