Three very different buildings—a water park, a leaking high-school roof and a municipal water-treatment plant—show why owners choose metal roofing. The documented advantages include long service potential, design flexibility, resistance to wind uplift, fire and impact, a practical way to build a new sloped roof over an old flat one, and a standing-seam surface that can carry solar without conventional roof penetrations.
These examples come from Building Design + Construction’s May 31, 2012 report. Its warranties, product descriptions, performance statements and prices are historical project information—not current specifications or guarantees. Use the cases to frame design decisions, then confirm today’s codes, engineering, products and warranties for your location.

What the three projects demonstrate
The projects are not a controlled comparison: one is new construction, one is a school retrofit and one combines a new standing-seam roof with thin-film solar. Their value is practical. Each shows a different metal-roofing decision and the coordination needed to make it work.
| Project | Roof approach | Primary objective | Critical coordination issue |
|---|---|---|---|
| Hope Lake Lodge water park, Virgil, New York | Insulated metal roof and wall panels on a steep, large-span building | Efficient enclosure and freedom to accommodate water-park forms | Waterproofing hips, valleys, trim and a long ridge skylight |
| Winchester High School | Sloped standing-seam roof framed above an existing flat built-up roof | Stop chronic leaks while adding insulation without closing the school | Moving moisture through a ventilated cavity and tying new framing to existing conditions |
| Allegan water-treatment plant, Michigan | Standing-seam roof with flexible thin-film solar laminates | Generate electricity without conventional panel penetrations | Matching the solar system, roof assembly and structural/wind requirements |
Across all three, the metal roof is part of a system: structure, insulation, drainage, flashings, ventilation, coatings and, in Allegan, energy equipment. Treating the panels as an isolated finish is the quickest way to create leaks or underperformance.

Hope Lake Lodge: insulated panels for a complex new building
Hope Lake Lodge in Virgil, New York, used a metal-panel enclosure for a year-round water park. The report says the interior was maintained at 80–84°F during the coldest months, and VIP Structures erected the building and installed 60,000 square feet of insulated roof and wall panels. RBA Group designed the project, which was identified as LEED Silver.
Why the panel system suited the water park
Architect Steven E. Finch, LEED AP, Assoc. AIA, said the steel superstructure and insulated panels created the large clear spans needed for water-park features while providing high thermal efficiency. The panels also accepted punched openings for waterslide chutes. Those are project-representative statements reported in 2012, not independently verified energy results; they nevertheless illustrate why designers may select an insulated panel assembly instead of building a separate structural frame, insulation layer and exterior skin.
Factory-formed insulated panels can reduce the number of site-installed layers and keep the enclosure work moving while interior trades proceed. On a humid pool building, continuity of the thermal and air-control layers is especially important: every joint, fastener and opening must be detailed so warm, moisture-laden air does not reach cold surfaces and condense.
The detailing challenge was geometry, not just panel selection
The steep roof included a 100-foot-long ridge skylight, hips, valleys and extensive trim. Those intersections are where a straightforward panel field becomes a custom waterproofing exercise. The project team had to coordinate panel lengths, skylight curbs, valley drainage, closures, sealants and transitions before fabrication.

Architect Mickey Conrad, AIA, captured the risk: “Metal roofs are great, but you can design yourself into a flashing and waterproofing jam if you’re not careful about how different roof forms intersect.” For a new project with multiple slopes or roof-mounted features, ask the manufacturer to review the geometry early and provide a written, project-specific weather-tightness warranty for the complicated areas.
Winchester High School: putting a sloped metal roof over a leaking flat roof
Winchester High School’s built-up roof had been in service for 42 years and had been patched repeatedly. It still leaked, and occupants reported a wet, humid environment and odor. Rather than repeat a flat-roof repair, the school accepted a proposal from Metal Roof Consultants for a sloped metal roof installed above the existing assembly. The approach allowed school activities to continue during construction.
How the over-roof assembly was built
Smarrelli General Contractor used MBCI’s NuRoof system. Light-gauge steel framing was installed over the existing framing to create a new slope, followed by BattenLok HS standing-seam panels. Six inches of unfaced fiberglass insulation were placed directly over the old roof. The article reports that the insulation value changed from R-3.5 to R-22.5.
The new roof formed a cavity above the old membrane. According to the report, moisture could migrate through the insulation into that cavity and leave through side vents. Chuck Howard, PE, of Metal Roof Consultants, said, “The classroom wing was the wettest, so we worked on that first,” and, “It dried out in less than a year.” The statements describe the reported project outcome; they do not establish that every over-roof retrofit will dry on the same schedule.

What the historical performance claims mean
The 2012 article said paint additives identified as Energy Star reflected approximately 80% of solar heat. It also reported a 20-year leak warranty and an expected 50–60 years of service with periodic checks for external damage. These figures must be treated as claims from that project and date. Current coating formulations, warranty terms, climate conditions, installation quality and maintenance requirements may differ.
The contractor’s general manager said the manufacturer helped resolve high-load and roof-curb conditions, and the article reported no leaks at publication. Before copying this strategy, an engineer should verify the existing structure, attachment capacity, snow and wind loads, drainage, fire classifications, asbestos or other hazardous materials, and the condition of the old deck. A new sloped skin does not make a failed substrate or blocked drain safe.
Questions to answer before an over-roof retrofit
- Can the existing framing and foundations carry the new steel, insulation, snow, wind and maintenance loads?
- Where will water drain during construction and after the new slope is added?
- How will the cavity be ventilated, and how will designers confirm that trapped moisture can escape?
- How will curbs, pipes, mechanical equipment, parapets and fire separations be raised or rebuilt?
- What areas must remain occupied, and how will temporary weather protection protect classrooms and contents?
- Which installer has documented experience with the specified standing-seam system?
Allegan water-treatment plant: standing seam as a solar substrate
The City of Allegan, Michigan, built a new reverse-osmosis facility instead of undertaking a costly retrofit. The reported $10 million project included a half-million-gallon ground storage tank, an on-site mixed-oxidant generation system and rooftop solar. Federal grants and a low-interest state loan funded the work.
How the roof and solar were integrated
Prein & Newhof specified Fabral’s Solar SSR, described in the article as thin-film solar laminates integrated with standing-seam metal roofing. Erhardt Construction installed the roof and array after the wood-truss framing and sheathing were complete. The report gives the array’s output as 29.38 kW.

Dave Brown, director of new product development for Euramax International’s North American Commercial Division, said: “No roof penetrations or additional structural support are needed, and you can walk on the laminates.” He also said the panel-and-laminate bond had been proven to withstand 160 mph winds. These are vendor-representative statements in a 2012 account, not current product specifications or a universal wind rating. A present-day project needs stamped engineering, a current listing or approval for the roof assembly, and a site-specific wind calculation.
Why a standing-seam roof can simplify solar planning
A bonded laminate can avoid the dozens of rails, brackets and fastener penetrations used by some rack-mounted arrays. That may reduce flashing points and preserve the roof’s drainage plane. It does not remove the need to coordinate electrical pathways, inverter locations, maintenance access, fire setbacks, roof replacement sequencing and utility interconnection. Confirm that the selected laminate is compatible with the panel coating, seam geometry, temperature range and expected maintenance traffic.

Benefits metal roofing can provide—and where they depend on design
Longevity and reduced disruption
The cases present metal as a candidate for long service life, particularly when panels, fasteners, coatings and flashings are specified for the exposure and maintained. Longevity is not automatic: coastal salt, industrial pollutants, standing water, incompatible metals, poor cut edges and uninspected damage can shorten it. A written inspection and repair plan is as important as the panel gauge.
Resistance to wind, fire and impact
The source characterizes metal roofing as resistant to wind uplift, fire and physical impact. Actual performance depends on the tested assembly, attachment pattern, substrate, penetrations and local code requirements. Ask for the complete tested or approved assembly rather than relying on a panel name or a generic material claim.

Design flexibility
Steel framing and panels can span large areas, follow steep or irregular forms and accept planned openings, as Hope Lake Lodge demonstrates. That flexibility increases the number of transitions that must be modeled and flashed. A roof with fewer valleys and penetrations is usually easier to make watertight than one with the same material arranged in a highly fragmented form.
Retrofit and energy opportunities
An over-roof can create slope, insulation and ventilation without removing an occupied building’s entire roof at once. A standing-seam surface can also provide a platform for certain solar technologies. Both strategies require early structural, moisture and code analysis; neither is a universal shortcut.

- Define the building problem. Record leaks, condensation, thermal discomfort, corrosion, occupancy constraints and expected service life. Decide whether the project is new construction, replacement or an over-roof.
- Map the geometry. Draw every slope, valley, hip, curb, skylight, parapet, drain and penetration. Resolve transitions in three dimensions before ordering panels.
- Bring the manufacturer into design. Request shop drawings, load data, seam and clip requirements, compatible flashings, closure details and a weather-tightness warranty that explicitly covers complex intersections.
- Verify structure and moisture control. Have a qualified engineer check existing framing or new spans, attachment loads, snow and wind pressures, condensation risk, insulation continuity and ventilation paths.
- Select and qualify the installer. Ask the manufacturer to recommend installers familiar with the exact system, and check references for projects with similar geometry and occupancy.
- Coordinate other trades. Set locations for skylights, mechanical curbs, lightning protection, fall protection, electrical conduits and solar equipment before panels are fabricated. Avoid field-cut openings unless the system details specifically allow them.
- Set inspection and maintenance rules. Define who will inspect seams, fasteners, coatings, sealants, flashings, drains and solar bonds; document acceptable repair materials and safe walking paths.
Choosing among the strategies
Use the project type and failure mode to narrow the design, not a generic promise of “metal roofing benefits.” A new large-span building may favor insulated panels; a leaking flat roof may justify an engineered over-roof; a new facility with an energy target may evaluate integrated solar. Obtain current prices, code approvals, energy modeling, warranty language and availability for the specific region before committing.
The historical cases show that metal roofing succeeds when the roof assembly is designed as a coordinated enclosure. They also show the limit of the material: unresolved intersections, moisture paths or unsupported product claims can erase the advantages. Make detailing, engineering and installer capability part of the specification from the first drawing.
