A larger roof opening can brighten a room while also increasing solar heat, glare and cooling demand. The right balance depends on the room’s use, roof orientation, climate, surrounding shade, occupancy and applicable regulations—not on a universal rooflight size.
Why daylight and overheating must be designed together
Rooflights deliver light from above, often reaching areas that side windows cannot illuminate effectively. That can reduce reliance on electric lighting and make a deep-plan room feel more usable. The same opening, however, can admit substantial solar radiation. Heat gain depends on the glazed area, glazing’s solar properties, orientation, shading and how the building is ventilated or cooled.

The U.S. Department of Energy’s guidance on building envelopes treats daylight, glazing, orientation, shading and interior surface reflectance as interdependent decisions. A rooflight therefore cannot be judged only by its visible-light transmission. Its solar heat-gain behaviour, thermal performance, glare potential and interaction with the rest of the roof matter just as much.

There is no single rooflight percentage or specification that works for every refurbishment. A north-facing opening in a shaded workshop, a south-facing opening in a top-floor bedroom and a low-pitched roof over a mechanically cooled office have different risks and opportunities.

Record how the room is used
List the activities, occupancy patterns and equipment in each space. Sleeping rooms, classrooms, offices, kitchens and workshops have different tolerance for glare and heat. Note when people are present, whether windows can be opened safely, and whether computers, machinery or lighting add internal heat.
Survey the roof and room
Before choosing a rooflight, document the roof covering, rafters or trusses, insulation depth, vapour-control layer, airtightness, drainage, roof pitch and any signs of condensation or water entry. Measure room dimensions and ceiling height, identify dark finishes, and mark existing windows, vents, fans and obstructions. A rooflight cannot compensate for a roof that already has moisture or structural problems.
Map sun, shade and exposure
Establish the roof orientation and the path of the sun throughout the year. Nearby buildings, parapets, trees and plant can shade an opening at some times and leave it exposed at others. Seasonal sun angles are especially important in top-floor rooms, where summer solar gains can persist after the roof surface has warmed.

Identify the governing rules
Requirements vary by country, building type and project scope. England’s Approved Document O is statutory guidance for overheating in new residential buildings; it is not a universal refurbishment rule. Its published FAQ states that the guidance does not apply to extensions or conservatories added after a residential building is built. A refurbishment may instead be controlled by other building regulations, planning conditions, conservation requirements, workplace rules or local standards. Confirm the applicable rules with the building-control body or a qualified designer before work starts.
Set daylight goals before selecting rooflights
Define what “better daylight” means in the occupied area. Possible goals include making a work surface usable without electric light, reducing contrast between a bright roof opening and a dark wall, or distributing light farther into a deep room. A visual inspection at midday is not enough: winter, summer, morning and afternoon conditions can differ substantially.
- Identify the areas that remain dim after the refurbishment.
- Set acceptable glare conditions for screens, beds, display work and machinery.
- Decide whether daylight should be diffuse and even or whether a brighter patch is acceptable.
- Consider interior reflectance: pale ceilings and walls can spread daylight, while dark finishes absorb it.
- Assess daylight and overheating with methods appropriate to the project rather than relying on a generic rooflight rule.
The U.S. Department of Energy identifies orientation, glazing, shading and surface reflectance as envelope and architectural variables that should be evaluated together. This supports testing the proposed opening in the actual room, not simply maximising its area.

Choose rooflight size and placement for useful light
Distribute openings rather than concentrating all light
Several appropriately placed rooflights can provide more even illumination than one very large opening. Place them over the areas that need light, while checking that rafters, trusses, ducts, sprinklers and maintenance routes can accommodate them. The best location for daylight may not be the easiest location structurally.

Increasing glazed area generally increases the opportunity for daylight and the opportunity for solar heat gain. The result depends on glazing transmission, solar-control characteristics, orientation and shading. A smaller, well-positioned opening with diffuse glazing may produce a more comfortable room than a larger clear opening.
Check the view and glare angle
Roof glazing is often in a high-angle field of view. Direct sun can create glare on screens and reflective surfaces even when the average room temperature seems acceptable. Examine likely eye positions and workstations, not just the centre of the floor. Diffusing layers, internal blinds or external shading can help, but each changes the amount and quality of daylight.
Control solar heat before it becomes a cooling problem
Specify glazing by more than visible light
Ask for the relevant thermal and solar data for the proposed rooflight assembly, including U-value, visible-light transmission and solar heat-gain information. The useful comparison is how much daylight reaches the occupied area for the solar heat admitted, under the project’s orientation and shading conditions. Do not infer performance from a product name or from visible-light transmission alone.
Use shading that can actually operate
External shading can intercept sun before it reaches the glazing and is often more effective than an internal blind for peak solar gain. Internal or controllable shading may still be valuable for glare and changing conditions. Check wind exposure, access, cleaning, controls, fire strategy and the risk that occupants will leave shades closed and defeat the daylight objective.
Coordinate shading with weatherproofing
Any external device must be compatible with the roof covering, flashings, drainage and maintenance access. Penetrations and fixings require a designed weather seal. A shading measure that creates leaks or cannot be serviced is not a successful refurbishment.

Provide a deliberate route for removing heat
Natural ventilation
Operable rooflights or high-level windows can release warm air by stack effect when outdoor conditions are suitable. Their effectiveness depends on a lower-level inlet, adequate free area, wind conditions, room layout and safe operation. A rooflight that opens onto an inaccessible or insecure location may not be usable when needed.
Mechanical ventilation or cooling
Where the building has mechanical ventilation or cooling, coordinate the rooflight strategy with the system’s capacity and controls. Avoid assuming that an air-conditioning unit will automatically offset added solar gains. Check whether the system can remove the expected peak load, whether controls respond to temperature and occupancy, and whether fresh-air rates remain adequate.
Night cooling and thermal mass
London’s 2022 planning guidance discusses ventilation and thermal mass coupled with night cooling where appropriate, alongside solar control and shading. Exposed internal mass can absorb heat during the day and release it when the building is cooled at night, but this only works when night ventilation is practical, secure and quiet enough for occupants. Lightweight construction, high internal gains or a location with warm nights may limit the benefit.

1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsGovernment guidance for England says that, where mechanical cooling is installed, practicable passive means of limiting unwanted solar gains and removing excess heat should also be incorporated. The Approved Document O FAQ phrases the expectation as follows: “If mechanical cooling is installed, then it should be demonstrated to the building control body that all practicable passive means of limiting unwanted solar gains and removing excess heat have also been incorporated into the building.” This statement concerns England’s new-residential-building overheating requirements; it should not be presented as a rule for every refurbishment or jurisdiction.
Coordinate the rooflight with the thermal roof build-up
Insulation continuity
A new rooflight can become a weak point in an otherwise upgraded roof. Detail the junction so insulation is continuous around the opening and thermal bridging is controlled. The roof’s overall U-value cannot be judged from the rooflight alone.
Airtightness and vapour control
Connect the rooflight frame, insulation and vapour-control layer carefully. Gaps can cause draughts, condensation and energy loss; trapped moisture can damage timber and insulation. The United Kingdom’s room-in-roof insulation best-practice guidance is intended to help assess roofs for internal thermal upgrades, but the correct assembly and detailing remain project-specific.

Moisture, drainage and weathering
Verify falls, upstands, flashings, membranes and drainage paths. Replacement work is an opportunity to correct defects that would otherwise be concealed. Keep inspection and maintenance access in the design, especially where rooflights, vents and shading devices meet.
Structure, fire and heritage constraints
Cutting an opening can affect rafters, trusses, purlins and fire compartments. Obtain structural design where members are altered. Listed buildings, conservation areas and sensitive roof forms may require planning consent or a historically appropriate solution. These constraints can determine whether a rooflight, sun tunnel, clerestory or borrowed-light arrangement is feasible.

- Define the brief. Record room use, occupancy, daylight problems, glare sensitivity, ventilation mode, cooling equipment and desired operating hours.
- Survey existing conditions. Document roof construction, insulation, leaks, condensation, structure, orientation, shade, finishes and service routes.
- Set performance targets. Establish where daylight is needed, how much glare is acceptable, and what summer comfort conditions must be maintained.
- Develop alternatives. Compare rooflight positions and areas, glazing types, diffuse or clear appearances, shading arrangements and ventilation strategies.
- Test daylight and heat together. Use calculations or simulation suitable for the building and climate, checking representative seasons, orientations, occupancy and controls.
- Design the roof junction. Coordinate insulation, airtightness, vapour control, structure, fire performance, flashings, drainage and maintenance access.
- Confirm compliance. Check building regulations, planning, conservation, workplace and safety requirements with the relevant professionals and authorities.
- Commission the controls. Set opening limits, shading schedules, temperature controls and user instructions. Verify that occupants can operate the system safely.
- Review after occupation. Monitor complaints, glare, indoor temperature, condensation and energy use through representative hot and cold periods, then adjust controls or shading.
Compare refurbishment options on the same criteria
When more than one strategy is possible, use a common comparison rather than choosing on appearance or initial cost alone. The following criteria reflect the design considerations identified in government, energy and refurbishment guidance; they are not a tested product ranking.
| Comparison criterion | Questions to ask |
|---|---|
| Daylight in occupied areas | Does light reach the work plane or other priority zones, and is it distributed evenly enough? |
| Solar heat and glare | What solar gains occur in summer and during shoulder seasons, and can glare be controlled? |
| Shading and ventilation | Can shading and openings operate when needed, with safe access, reliable controls and acceptable noise? |
| Thermal compatibility | Can the rooflight be integrated with insulation, airtightness, vapour control and condensation risk management? |
| Structure and weathering | Can the roof carry the alteration, and are flashings, drainage and membranes maintainable? |
| Maintenance | How will glazing, blinds, actuators, seals and roof surfaces be cleaned, inspected and replaced? |
| Compliance | Does the proposal meet the rules for the project’s country, building type, planning status and fire strategy? |
Common mistakes and how to correct them
“More glass always means better daylight”
Problem: A large opening creates excessive brightness, glare and heat while darker parts of the room remain uncomfortable.
Correction: Reassess placement, diffusion, interior reflectance and shading. Test daylight distribution at occupied positions rather than judging the roof from below.
Recommended Free Tools
“The air conditioner will handle the extra heat”
Problem: Cooling capacity, controls or fresh-air rates are insufficient at peak conditions, increasing energy use and discomfort.

Correction: Reduce solar gains first with appropriate glazing and shading, then verify ventilation and cooling capacity against the revised heat load.
“A rooflight replacement is only a glazing job”
Problem: Insulation gaps, thermal bridges, air leakage or poor flashings create condensation, draughts and leaks.
Correction: Treat the opening as part of the complete roof assembly and inspect the junction before closing it up.
“Natural ventilation can be left to occupants”
Problem: Openings remain closed because of rain, security, noise, insects or difficult access.
Correction: Provide safe, controllable operation, suitable inlets and clear instructions; use automatic controls only where commissioning and override arrangements are understood.
“A rule from another project applies here”
Problem: A numerical example from a planning guide or a new-build regulation is transferred to a different building, climate or refurbishment scope.
Correction: Treat published examples as context, check the jurisdiction and obtain project-specific assessment.
What a successful result looks like
The finished room should have useful daylight where people work or live, manageable contrast and glare, and no avoidable summer overheating. Rooflights should sit within a continuous, weather-tight and insulated roof assembly. Shading and ventilation should be available when conditions demand them, while controls remain safe and understandable.
Achieving that outcome requires an integrated design review rather than a single product decision. Start with the actual room and roof, test daylight and solar heat together, design a practical method of removing excess heat, and verify the rules that govern the project. That process produces a refurbishment that is brighter without trading comfort, durability or compliance for extra glass.
