IGBC Green Landscape certification evaluates the landscape itself, not merely the building on the site. The voluntary rating system covers eight areas: Site Selection and Planning; Selection of Species for Landscape; Material Selection; Health & Well-being; Water Conservation; Energy Efficiency; Operation and Maintenance; and Innovation & Design Process. A commercial project must satisfy every mandatory requirement and achieve the applicable minimum credit points before it can be certified. See the Indian Green Building Council (IGBC) Green Landscapes Rating System page for the program scope.
That makes the rating a design-and-operations exercise. The project team has to show how the site was selected and planned, what it is made of, how it uses water and energy, how people experience it, and how those decisions will be maintained over time. The exact credits and evidence rules come from the current reference guide, so a commercial owner should confirm the applicable guide version before fixing a score target.

IGBC describes Green Landscape as a measurement system for both new and existing parks and gardens. Commercial properties are expressly listed among eligible settings, alongside retail sites, information-technology parks, hotels, convention centres, campuses, airports, hospitals, industrial and institutional facilities, resorts, and other public or private landscapes. Eligibility is therefore tied to the landscape project and its site boundary, rather than to a particular building certification.
| Scope question | IGBC description | What the project team should confirm |
|---|---|---|
| Project age | New and existing landscapes are included. | Whether the submission will document proposed design decisions, existing conditions, or both. |
| Site size | Small sites are below 5 acres; large sites are above 5 acres. | The measured area and the size category used by the applicable guide. |
| Site configuration | A park or garden should be one parcel, not several disconnected pockets beyond the site boundary. | A clear boundary plan showing that the submitted landscape is one eligible parcel. |
| Property type | Commercial, retail, IT, hospitality and other listed settings are eligible contexts. | That the proposed landscape falls within the rating’s park-or-garden scope, even if it serves a larger commercial development. |
IGBC characterizes the program as voluntary and consensus-based. It uses available practices and technologies, accepted national standards and, where local or national standards are unavailable, international benchmarks. Its stated purpose is to support comfortable, environmentally responsible landscapes and national environmental priorities; it is not a statutory planning approval or a substitute for local permits.

The eight evaluation categories
The categories are the framework for the rating. They are broad headings rather than a promise that every commercial project receives the same checklist. The current reference guide determines the individual mandatory requirements, credits, calculations and evidence under each heading.
1. Site Selection and Planning
This category examines the decisions made before and during layout: the site context, the way the landscape is organized and the planning choices that shape environmental performance. For a commercial development, that can include how the landscape relates to buildings, circulation, outdoor areas and existing site conditions. The rating asks the team to demonstrate that planning was deliberate rather than an afterthought to construction.

If existing conditions influenced the design, document them with dated drawings, surveys or photographs. Do not assume that a landscaped strip, roof garden and remote public pocket can automatically be combined; the eligibility description expects one parcel within the project boundary.
2. Selection of Species for Landscape
IGBC separately evaluates the plants chosen for the landscape. Species decisions affect establishment, habitat value, maintenance needs and water demand, so the project must be able to show what is being planted and why those choices suit the site. The category is not a generic requirement to add more greenery; it concerns the suitability and documented selection of landscape species.
Maintain a complete plant schedule with botanical and common names, quantities and locations, together with design notes explaining the selection approach. Preserve supplier or nursery documentation when it supports the submission. The current guide should be used to determine any definitions, calculations or restrictions that apply to particular species; do not substitute an informal “native” list for the guide’s actual evidence rules.
3. Material Selection
This category covers materials used in the landscape. It can therefore reach beyond paving to site furnishings, edging, structures, soil-related products and other specified components, depending on the guide’s credit definitions. The evaluator needs a traceable connection between the material shown in the design and the material purchased or installed.

4. Health & Well-being
Health & Well-being addresses conditions and benefits experienced by landscape users. In a commercial setting, that means considering how employees, visitors, residents or customers use outdoor areas and how the landscape contributes to a comfortable experience. The category is broader than appearance; the submission should explain the user-related design intent and show how the built result corresponds to it.
Use plans, sections, schedules and a narrative to identify the user areas being evaluated. Keep records that demonstrate the installed condition, such as completion drawings, photographs or handover documents, when the guide calls for them. Avoid claiming a quantified health outcome unless the current guide requires and defines a calculation; the program evidence available publicly describes benefits qualitatively rather than providing a universal performance statistic.
5. Water Conservation
Water Conservation evaluates measures intended to reduce potable-water use and conserve water in the landscape. For commercial owners, this is often a major design and operating concern because irrigation demand continues after handover. The rating looks for documented strategies, not a general statement that the site is “water efficient.”
Prepare the water-balance or other calculations required by the applicable guide, along with irrigation plans, equipment schedules, specifications and operating narratives. Identify the water sources and the landscape areas they serve. Keep commissioning, meter or maintenance records when they are part of the evidence rules. Do not present an assumed percentage saving: the reviewed IGBC material gives no single numerical outcome that applies to every certified landscape.
6. Energy Efficiency
Energy Efficiency covers energy-related performance of the landscape. On a commercial site, the relevant systems may include landscape lighting, pumping and other energy-consuming infrastructure identified by the guide. The rating considers the landscape’s energy decisions as part of its overall environmental performance.
Document equipment schedules, lighting layouts, controls, connected loads and calculations required by the current reference guide. Preserve manufacturer data and as-built information so the installed equipment can be checked against the design. If a strategy is proposed but not installed, label it as a design commitment rather than claiming operating performance.
7. Operation and Maintenance
Operation and Maintenance tests whether the landscape can continue to perform after construction. A good design can lose its environmental value if irrigation, planting, lighting, waste handling or soil care is not managed consistently. This category brings the facilities and landscape-management teams into the certification process.

Assemble an operations plan that assigns responsibilities, describes routine tasks and identifies records to be kept. Contracts, declarations, maintenance schedules, inspection logs and training or handover material may support the submission where the guide requests them. Make sure the party responsible for the landscape receives the plan; a document that exists only in the design office will not demonstrate an operating process.
8. Innovation & Design Process
Innovation & Design Process rewards qualifying innovative practices and the way the project team integrates landscape decisions into design. It is not a licence to label any attractive feature innovative. The project must meet the definition and documentation requirements in the applicable guide.
Keep a concise narrative for each proposed innovation, explain the problem it addresses and identify the responsible disciplines. Meeting minutes, option studies, calculations, drawings and declarations can show that the measure was considered and delivered through a coordinated process. Confirm eligibility with the current guide before relying on an unusual strategy for points.
How certification is pursued
- Confirm scope and size. Map the single parcel, measure the landscape area and determine whether it is below or above the 5-acre boundary. Confirm that the setting is an eligible commercial landscape and whether the project is new or existing.
- Register the project with IGBC. IGBC’s general rating-system overview identifies registration as the first step and says registration gives the project team access to documents, templates and communications. Follow the current instructions at IGBC’s rating-system overview.
- Read the applicable reference guide. Use the current guide for the project type and size. The publicly surfaced Green Landscape Abridged Reference Guide (Pilot Version) should not be treated as current for every project without confirmation from IGBC.
- Set a credit plan. List every mandatory requirement first, then select credits that the design and operating teams can actually deliver and document. Assign an owner and due date to each item.
- Build the evidence file while work progresses. Keep drawings, calculations, narratives, declarations or contracts, purchase invoices, manufacturer cut sheets, letters and material test reports in a controlled folder. Tie each item to a requirement and revision so a reviewer can trace it.
- Submit preliminary and final packages. IGBC describes submissions as a filled template with narratives and supporting evidence in preliminary and final phases. Update the package when construction changes the approved design, and ensure the final evidence describes what was actually installed and operated.
Mandatory requirements and point thresholds
All mandatory requirements are non-negotiable. Certification levels depend on the total credits earned, but the project must first clear the mandatory gate and then reach the applicable minimum points for its size category. A high credit total cannot compensate for a missed mandatory item.

| Decision factor | Supported position | Why it matters |
|---|---|---|
| Mandatory items | Every applicable mandatory requirement must be met. | Failure on one mandatory item prevents certification even if other credits are strong. |
| Credit points | The project must achieve the relevant minimum point threshold. | The threshold depends on the applicable rating and size category. |
| Small versus large site | Small is below 5 acres; large is above 5 acres. | Use the correct category when planning credits and checking thresholds. |
| Published point bands | The surfaced IGBC table contains overlapping bands, including an overlap between small-park Gold and Platinum ranges. | Do not reproduce those bands as a clean progression; confirm the current guide or IGBC before setting a target. |
The overlap is a document-control issue, not permission to choose the more favorable interpretation. Record the guide title, version and date used by the project and obtain clarification when a threshold affects a contractual or investment decision.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Evidence checklist for a commercial project
Because the submission is documentary, the best time to collect evidence is when each decision is made. A practical file should include, as applicable:
- Site-boundary, context and area calculations proving the eligible parcel and size category.
- Landscape master plans, planting plans, details, sections and as-built drawings.
- Plant schedules and supporting species-selection information.
- Water and energy calculations, equipment schedules, irrigation and lighting plans.
- Material specifications, manufacturer cut sheets, purchase invoices and material test reports.
- Declarations, letters, contracts and narratives required for particular credits.
- Operations, maintenance, handover and responsibility records.
- Photographs or other completion evidence where the guide requires proof of installation.
- A tracker showing each mandatory requirement, selected credit, evidence file, responsible person and submission status.
IGBC’s overview names drawings, calculations, declarations or contracts, purchase invoices, manufacturer cut sheets, letters and material test reports as examples of supporting evidence. The exact list is credit-specific; do not submit a generic bundle without mapping documents to the relevant requirement.

How to avoid common commercial-project failures
Starting after construction
Retrofitting evidence is difficult when the design team has already disbanded or products have been substituted. Register early, review mandatory items during design and make documentation a procurement and site-management responsibility.
Recommended Free Tools
Combining disconnected landscape pockets
A campus may contain several attractive outdoor areas, but the eligibility description expects one parcel within the site boundary. Draw the boundary before counting areas or credits, and ask IGBC how a complex commercial parcel should be treated rather than assuming every pocket can be aggregated.
Using the wrong size category
The 5-acre split affects how the project is organized and how thresholds are checked. Keep the measured area calculation with the registration records and update it if the certified boundary changes.
Relying on a pilot document without verification
A pilot abridged guide is useful for understanding the structure, but a current project needs the applicable current guide. Confirm the version and point bands with IGBC, especially because the publicly surfaced table has overlapping ranges.
Claiming outcomes the rating does not quantify
IGBC describes benefits such as reduced potable-water use, better waste handling, energy efficiency, biodiversity and protection or enrichment of topsoil in qualitative terms. Those descriptions do not establish a universal percentage saving or health result. Report only calculations and outcomes supported by the project’s required evidence.
What a certification decision tells an owner
A successful rating decision shows that the submitted commercial landscape met the applicable mandatory requirements and minimum points under the chosen IGBC Green Landscape framework. It also creates a documented record of the design, materials, resource strategies and operating commitments evaluated by the program.
It does not, by itself, guarantee a particular water bill, energy reduction, biodiversity gain or user-health result across every site. Performance depends on local conditions, construction quality and continuing maintenance. Owners should therefore keep the operations team involved after certification and preserve the records needed to demonstrate that the certified landscape remains aligned with its approved design.
