What environmental certifications should construction companies look for? Start by identifying what needs to be certified: the building or project, the operating performance of an existing building, the health of its interior, a federal facility, or the construction company’s own environmental-management system. These are different claims with different evidence requirements.
For a U.S. project, LEED is the broadest building framework; ENERGY STAR verifies measured energy performance; Green Globes is a voluntary whole-building alternative; and WELL addresses occupant health and indoor environmental quality. They can be combined, but a certified building is not proof that the contractor has a certified environmental-management system.

Choose the certification target before choosing a program
A construction company can be involved in certification without being the entity certified. A project rating normally evaluates design decisions, construction documentation, installed systems, materials, site practices, or operating results. A company credential, by contrast, evaluates the organization’s management processes. A tenant-space certification has a different scope again.
| Program or framework | What it evaluates | Best fit | Verification and maintenance |
|---|---|---|---|
| LEED | Whole-building design, construction, interiors, operations and maintenance across multiple sustainability categories | New construction, major renovation, interiors or existing-building projects seeking broad environmental recognition | Prerequisites and selected credits reviewed through GBCI; version, eligibility and deadlines must be confirmed for each project |
| ENERGY STAR | Measured operating energy performance using EPA’s 1–100 score | Eligible commercial buildings with reliable utility and operating data | Score of 75 or higher, annual application and verification by a licensed Professional Engineer or Registered Architect |
| Green Globes | Voluntary whole-building environmental performance, including site, energy, water, materials, emissions, indoor environmental quality and management | Projects seeking an alternative whole-building rating route | Use current Green Building Initiative criteria; the available EPA overview is archived |
| WELL | Occupant health, comfort and indoor environmental quality | Projects where employee, resident or visitor health is a primary goal, often alongside LEED | Separate WELL agreement and certification, with mapped documentation that can overlap with LEED |
| Federal Guiding Principles | Federal sustainability requirements and checklists for new, existing and reassessed federal facilities | Federal agency projects and facilities | Apply the relevant federal guidance; this is not a generic private-sector third-party certification |
This distinction prevents a common procurement mistake: accepting a building plaque as evidence that a contractor operates an audited environmental-management system. If a bid asks for an organizational credential, request the exact standard, issuing body, scope, certificate number, covered locations and expiration date separately from any project rating.

LEED: the broad, project-level choice
The U.S. Green Building Council describes LEED as the most widely used green building rating system in the world. It covers building design, construction, operations and maintenance, with topic areas that include energy, water, indoor environmental quality, materials and site or location.
Match the LEED system to the work
The current USGBC listing identifies LEED v5 for Building Design and Construction (BD+C), Interior Design and Construction (ID+C), and Operations and Maintenance (O+M). Select the system that matches the project’s scope rather than treating LEED as one undifferentiated certificate. A ground-up building, a tenant improvement and an occupied existing facility do not submit the same evidence.
Check eligibility and the version timetable
Before promising a LEED outcome in a contract, confirm the rating-system eligibility rules, mandatory prerequisites, available credits, registration status and review fees. USGBC’s displayed LEED v4 and v4.1 BD+C-related timetable lists June 30, 2027 as the registration-close date and June 30, 2033 as the certification sunset. Those dates are not a substitute for checking the live deadline table for the exact system and version: a project registered under a different system can have different rules.

Follow the documented review path
- Choose the rating system. Define whether the work is BD+C, ID+C, O+M or another eligible pathway, and identify the project boundary and responsible team members.
- Confirm requirements and deadlines. Review prerequisites, credit options, submission windows, fees and any version transition before registration.
- Register the project. Registration establishes the project record and the version under which the team will work.
- Collect evidence during design and construction. Assign each prerequisite and selected credit to an owner, retain drawings, specifications, calculations, product data, commissioning records and site documentation, and record changes rather than reconstructing them at the end.
- Submit the application. The package must demonstrate every mandatory prerequisite and the optional credits being claimed.
- Complete GBCI technical review. The Green Business Certification Inc. review can request clarifications or corrections. Allow schedule time for responses and for any construction changes that affect the evidence.
Budget for registration, certification review, documentation labor and technical review. The amount depends on the rating system, project size and service arrangement; no single universal fee applies. The contractor’s internal cost also includes coordination among the owner, architect, engineers, commissioning professionals, suppliers and site team.
ENERGY STAR: an operational energy-performance signal
ENERGY STAR certification answers a narrower question than LEED: how efficiently is an eligible commercial building operating compared with similar buildings? The application uses energy and building data entered in EPA’s Portfolio Manager and produces a score on a 1–100 scale.
The eligibility threshold
A building must earn a score of 75 or higher to be eligible. EPA says that score indicates performance better than at least 75 percent of similar buildings nationwide. Eligibility depends on the building type and the data fields required for that property type, so confirm that the facility is covered before building the application schedule.

Annual verification is part of the claim
Certification is annual. A licensed Professional Engineer or Registered Architect must verify the application, and the building must continue to perform at the required level in subsequent years. Treat the certificate as a recurring operating commitment, not a one-time construction closeout item. Assign responsibility for utility bills, occupancy and operating data, meter changes, weather or space-use explanations and the annual professional review.

Interpret the published performance figures correctly
ENERGY STAR publishes averages stating that a certified office building uses 35% less energy and generates 35% fewer emissions than peers. Those are program-level comparisons, not a guarantee that every certified building will achieve exactly those savings. A contractor should not put the figures in a project promise without identifying them as EPA’s published comparison and defining the building’s baseline and operating conditions.
Because ENERGY STAR focuses on measured energy efficiency, it can complement rather than replace a broader rating. A project may use LEED for water, materials, site and indoor-environment decisions while using ENERGY STAR to demonstrate strong operational energy performance.

Green Globes: verify the current rules before committing
Green Globes is described in an archived EPA overview as a voluntary U.S. commercial and multifamily building rating and certification system administered by the Green Building Initiative. The overview covers site, energy, water, materials and resources, emissions, indoor environmental quality, and project or environmental management.
Because the EPA page is archived, do not rely on its old process description, scoring details, deadlines or fees for a current proposal. Obtain the live Green Building Initiative program criteria and confirm the current assessment stages, eligible building types, documentation, reviewer role, renewal expectations and pricing. In a comparison matrix, mark any value not established by the current program materials as “not stated” rather than assuming it matches LEED.

WELL: add occupant health when it is a project objective
WELL is designed for projects where health, comfort and occupant experience are central outcomes. Its focus can include indoor environmental quality and other conditions that affect people using the building. It therefore answers a different question from an energy score or a broad environmental rating.

Use the LEED–WELL overlap deliberately
USGBC and the International WELL Building Institute provide crosswalks that map certain LEED credits to WELL features and support streamlined documentation. This can reduce duplicate evidence handling when the same design or construction record supports both programs. It does not merge the certifications: the project still needs separate certification agreements and must satisfy each program’s requirements.
Before selecting both, identify which documents can be reused, which WELL features require additional performance testing or policies, who owns post-occupancy commitments and how the two review calendars interact.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Federal Guiding Principles: use for federal work, not as a private label
EPA describes Federal Guiding Principles checklists for new construction and modernization, existing buildings and reassessment. Federal new-construction or modernization projects over 25,000 gross square feet follow the guidance when cost-effective, and existing buildings are reassessed every four years.
These are federal requirements and frameworks for agency facilities, not a generic third-party certification that a private contractor can present as proof of environmental performance on any job. For a federal solicitation, read the agency’s contract language to determine which checklist, reporting method and reassessment obligation applies.
How to decide which program belongs in a bid or project plan
- Define the object. Write “building,” “tenant space,” “operating facility,” “portfolio,” “federal facility” or “contractor organization.” Do not use “green certification” as a scope by itself.
- Identify the project phase. New construction, major renovation, interiors and ongoing operations require different evidence and schedules.
- Set the outcome. Choose broad sustainability, measured energy performance, occupant health, federal compliance or an organizational management-system credential.
- Check the business driver. Look for an owner requirement, tenant or lender condition, public-procurement clause, jurisdictional rule or market-recognition goal. Put the required program and version in the contract.
- Map evidence to responsible people. Assign design credits to designers, product and waste records to procurement and site teams, systems data to commissioning and facilities staff, and professional verification to the licensed PE or RA where required.
- Price the whole effort. Include registration, review fees, consultants, documentation, testing, commissioning, staff time, corrective work and recurring operations. If a current fee is not published for the exact scope, state that it is not stated and obtain a written quote.
- Protect the schedule. Put registration deadlines, submission dates, review responses, closeout records and any annual renewal or reassessment in the baseline schedule.
- Specify the certificate precisely. Record the program, version, project boundary, achieved level or score, date issued, expiration or renewal rule and the evidence that will be delivered at handover.
What to request from a contractor or certification team
- The exact program and rating system, including version and project boundary.
- A responsibility matrix showing who produces every prerequisite, credit, measurement and verification document.
- A document register for drawings, specifications, product declarations, indoor-air records, waste logs, energy data, commissioning and site photographs.
- The review route and reviewer: GBCI technical review for LEED, a licensed PE or RA for ENERGY STAR, or the current assessor and reviewer specified by the Green Building Initiative or WELL program.
- A schedule showing registration, submission, review comments, responses and certification or annual-renewal dates.
- A statement separating construction-phase deliverables from post-occupancy obligations, especially for ENERGY STAR and any WELL features that require ongoing policies or testing.
- For any organizational credential requested by a tender, the issuing standard and current requirements confirmed directly with the standards body. A project certificate should not be substituted for that requirement.
Common mistakes that undermine certification claims
- Choosing a label before defining the claim. An energy-performance certificate cannot stand in for materials, water or indoor-environment evidence, and a building rating cannot prove a contractor’s company-wide management system.
- Using an expired timetable. LEED version deadlines change; verify the live USGBC table before registration.
- Leaving evidence until closeout. Missing product data, construction-phase records or meter history can be impossible to recreate accurately.
- Calling an annual certificate permanent. ENERGY STAR must be re-earned each year through current operating data and professional verification.
- Assuming archived Green Globes information is current. Confirm live criteria with the Green Building Initiative.
- Promising savings as a guarantee. EPA’s 35% office-building figures are published averages and comparisons, not a project-specific performance commitment.
- Assuming LEED and WELL are one application. Crosswalks can streamline documentation, but the certifications remain separate.
- Presenting federal guidance as a private-sector badge. Federal Guiding Principles apply in their federal context and do not replace a client’s specified commercial certification.
A practical recommendation for construction companies
For a typical U.S. commercial project, begin with LEED when the owner wants a broad design-and-construction sustainability framework. Add ENERGY STAR when the building will have dependable operating data and the owner wants an annual, independently verified energy-performance signal. Add WELL when occupant health is a defined business or workplace objective. Consider Green Globes only after confirming its current U.S. rules and assessment economics with the Green Building Initiative. Use Federal Guiding Principles when the contract is for a qualifying federal facility.
Keep those project choices separate from any requirement that the construction company itself maintain an environmental-management-system certification. Ask the client or procuring agency to name that organizational standard explicitly, then verify its current requirements and audit status with the issuing body.
