Skilled tradespeople can work in modular construction in factories, on transport and installation crews, and in site-finish roles. Carpentry, electrical, plumbing, welding, drywall, tile and painting skills all have a place; related paths include production, quality, safety, estimating, project management, design, engineering and automation. The key difference is that a substantial share of building work happens indoors before modules are transported to the site for setting, connection and completion.

How modular construction changes the work

Modular construction shifts a substantial part of building activity into a factory, where components or modules are prefabricated and assembled before delivery. The Modular Building Institute (MBI) says more than half of a project’s construction is brought into an indoor factory setting for prefabrication and assembly. The exact division varies by building type, manufacturer and project; factory production does not remove the need for site work.

Modules still have to be transported, lifted, aligned and connected. Crews may then complete service connections, fire-protection work, finishes and other site tasks. For workers, this means familiar trade skills are applied in a different sequence and setting, often with close coordination around drawings, dimensions, handling and production schedules. Responsibilities differ between permanent modular buildings, relocatable buildings, manufacturers, contractors and individual projects.

That division of work creates more than one entry point for an experienced tradesperson. Someone who prefers repeated production work may look at factory openings, while a worker interested in delivery and construction-site activity may consider transport, setting or installation crews. Neither path is automatically better: the day-to-day work, travel, schedule and qualifications depend on the employer and project.

Where skilled tradespeople can work

Setting or path Example opportunities Typical work
Factory production Carpentry, electrical, plumbing, welding, drywall, tile, painting, production and assembly Fabricating and assembling components or modules indoors, following drawings and the production sequence.
Transport and installation Transportation, module setting, installation and site safety Moving modules, coordinating safe handling and lifting, positioning and aligning units, joining modules and completing site work.
Building systems and finishes Plumbing and electrical connections, fire protection, drywall and finish trades Connecting services between modules, applying fire-protection products and meeting finish and quality requirements.
Technical and leadership paths Lead or specialist trade work, quality and safety, estimating, project management, digital design, engineering, BIM and automation Supporting coordination, planning, technical design, quality processes or the development and operation of automated production.

MBI identifies carpentry, plumbing, electrical, welding, drywall, tile and painting among the trades used in factories and on-site. Its career overview also describes factory production, quality, safety, purchasing and support roles, along with field opportunities such as transportation, installation, estimating and project management. Trade experience can therefore lead toward specialist, supervisory or coordination work, although employers’ requirements and available openings vary.

These categories are useful for searching, but not every manufacturer hires each trade directly. A company’s staffing model and the scope of a particular project affect which work is done by its own employees, an installation contractor or other firms. Read job descriptions carefully and ask who the employer is, where the work takes place, and whether the role is tied to factory production, site delivery or both.

What modular assembly adds to a trade

The foundational craft does not disappear; it is combined with work that helps modules fit together and function as one building. Skills England’s permanent modular building assembly unit describes tasks such as reading technical documentation and survey data, measuring and marking, setting out and aligning, selecting and handling components, and building to drawings. It also covers connections for internal services and fire-protection systems, as well as finishing techniques.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Depending on the role, useful modular-specific capabilities may include:

  • Interpreting drawings, technical documents and survey information before work begins.
  • Maintaining dimensional accuracy so components and modules align during assembly and installation.
  • Handling components and modules safely, including coordinating with lifting and setting operations.
  • Connecting services across module interfaces and following relevant fire-protection and quality procedures.
  • Working to a production sequence and communicating issues that could affect later assembly or site installation.

These capabilities matter because modular work is coordinated across stages: an assembly decision made in the factory can affect how modules align, connect and finish after delivery. The official unit’s task list includes health, safety, environmental and welfare practices in addition to technical work. It is therefore not solely a manual-assembly course; the described competencies include planning the task from documentation, handling components, carrying out connections and completing finishes.

  • Power drill cordless with 1/2" single sleeve ratcheting chuck provides tight bit gripping strength, making bit changes faster and more secure

These tasks are not identical on every project. A factory carpenter, an electrician making inter-module connections and a field installer may use different equipment, procedures and qualifications. Modular construction should not be assumed to mean lighter work, safer work, higher pay or more stable hours; the available role descriptions establish work types and competencies, not those outcomes.

How to enter or move into modular work

If you already have a construction trade

  1. Identify local modular manufacturers, general contractors and module-setting or installation firms, then compare their current trade openings.
  2. Check whether each role is factory-based, site-based or split between the two. Ask about travel, shifts, physical duties, trade specialization and advancement.
  3. Ask which local licenses, trade credentials, safety qualifications and equipment experience are required. Requirements depend on the jurisdiction, employer and job.
  4. Ask what onboarding covers: drawings, lifting and handling, dimensional control, service connections between modules, fire protection and quality procedures.

MBI’s 2023 workforce assessment records employer discussion of onboarding through “Introduction to Commercial Modular Construction,” training for set and installation staff, code refreshers and other professional-development needs. This indicates that some employers identify modular-specific onboarding needs; it does not mean every company offers the same training.

When talking with an employer, be specific about how your existing experience transfers. Ask whether the role requires a particular trade license or credential, and whether experience with drawings, production work, equipment or site installation is relevant. Also ask what training is provided before taking on unfamiliar modular tasks. Credential recognition, safety rules and licensing requirements vary by location, so a qualification accepted by one employer or jurisdiction may not settle the requirements elsewhere.

England: a modular-specific upskilling unit

Skills England lists a Level 2 unit called “Permanent modular building assembly,” version 1.0, approved for delivery on 17 March 2026. It is intended for employed construction workers who are at least 19 and have construction-sector experience. The unit page lists a 140-hour minimum for compliance. It is an upskilling option for eligible workers, not a universal entry-level qualification. The page says public funding is currently eligible but subject to review, so confirm current provider, place and funding availability before enrolling.

The unit is a concrete example of modular-specific training, not a requirement for every modular job. Before planning around it, check whether an approved provider is offering it, whether you meet the stated eligibility conditions and whether funding is available when you apply. Its focus on documentation, setting out, handling, service connections, fire protection and finishes also gives workers a practical checklist of topics to discuss with prospective employers.

United States: apprenticeship in a foundational trade

For workers building a trade foundation, the U.S. Department of Labor’s Apprenticeship.gov lists construction apprenticeship occupations including carpenters, electricians, plumbers and pipefitters, and welders. Its 2025 figure is 480,399 construction apprentices served, up 28% over five years. That statistic covers construction apprenticeships broadly; it is not a count of modular-construction apprentices. Use the site to explore registered apprenticeship options in your area, then ask potential modular employers which credentials they recognize.

A registered apprenticeship is one route to the underlying trade, rather than a modular-only apprenticeship figure in the cited data. The apprenticeship site also attributes a statement to the Texas Workforce Commission describing registered apprenticeships as a way for employers to recruit, retain and retrain workers through training, competitive wages and portable, stackable credentials. That is a general description of apprenticeship benefits, not a promise about the pay or job outcomes of a particular modular role.

What workforce-demand figures do—and do not—show

MBI’s 2023 workforce assessment included a qualitative phase with representatives from different member-company categories and a survey distributed to MBI contacts. It received responses from 68 unique organizations, an approximately 12% response rate. Participating organizations reported difficulty attracting tradespeople and filling roles such as carpenters and framers, drywall finishers, experienced production and plant workers, and modular-experienced technical or management staff.

Those responses are evidence of reported challenges among participating organizations, not a census of all employers or a guarantee of openings in a particular region. A worker should treat them as context and check live vacancies directly.

Make UK Modular’s 2023 report offers a separate UK industry perspective. It says that in many modular producers, 10–20% of staff are in sought-after construction trades and up to 65% can be in manufacturing roles. These are industry-reported proportions, not a universal staffing pattern. They help illustrate that modular businesses may combine trade work with substantial manufacturing employment, but they should not be used to predict the staffing mix at a particular factory or to assume that every company has those proportions.

The report also offers a hypothetical scenario estimating that modular could meet a stated additional housing output with as few as 46,000 extra workers, including 5,000–10,000 in skilled construction trades. This is a scenario estimate, not a measured workforce requirement or forecast of vacancies for specific trades. It is UK-focused context and should not be generalized to other countries, employers or current local hiring conditions.

Compare actual opportunities before choosing a path

There is no universal modular-construction salary range established by these sources. Current pay, benefits, openings and job security need to be checked against local vacancies and the specific employer. When comparing offers, ask about:

  • Hourly or salaried pay, overtime, benefits and how compensation progresses with experience or added responsibilities.
  • Whether the job is factory-based, site-based or a combination, and whether travel or overnight work is expected.
  • Shift schedules, production targets and how the employer handles changes in project schedules.
  • Physical requirements, equipment use, safety training and the credentials needed to advance.
  • Whether the employer supports training in modular assembly, quality procedures, technical drawings or supervisory skills.

Compare factory production with site installation on the work itself, not just the job title: the daily environment, schedule, travel and tasks can differ considerably. Check local registered apprenticeship providers and technical colleges as well, since credential recognition, safety requirements and regulations vary by jurisdiction.

For a fair comparison, look at several current postings for the same type of work in your area and ask employers the same questions. A factory production position, a field installation role and a conventional trade opening may describe different schedules, travel expectations and advancement routes even when they draw on similar craft skills. The reviewed sources do not provide comparable current wages, benefits, vacancy counts or job-security figures, so those decisions require local evidence.

Can I use my construction experience in modular building?

Often, conventional trade experience is relevant because modular projects still require established trades. The work may add tasks such as following technical drawings and survey data, maintaining dimensional accuracy, handling modules, connecting services between modules and applying fire-protection or finishing systems. Ask a prospective employer which credentials and modular-specific onboarding it requires.

What training do I need to assemble modular buildings?

There is no single universal requirement in the cited sources; training and credentials depend on the employer, role and jurisdiction. MBI’s 2023 assessment mentions employer needs such as modular-construction onboarding, set and installation training and code refreshers. In England, Skills England lists a Level 2 permanent modular building assembly unit for employed construction workers aged 19 or older with construction-sector experience. Its 140-hour minimum and funding/provider status should be checked before enrolling.

Is modular work factory-based or on a construction site?

It can be either, or involve both. Factory roles cover prefabrication and assembly, while field work can include transporting, setting, aligning, joining and finishing modules. MBI says more than half of a project’s construction is brought into an indoor factory setting, but modules still require transport, site installation, connections and completion.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Does modular construction pay more, or offer more job security?

The reviewed sources do not establish a universal wage range, local vacancy count or job-security advantage for skilled trades. Compare current local postings and ask employers about pay progression, benefits, overtime, travel, shifts, training and advancement. Do not assume modular work automatically means higher pay or more stable hours.

Does the reported worker shortage mean there will be a job near me?

Not necessarily. MBI’s 2023 assessment reported difficulties filling roles based on 68 responding organizations and an approximately 12% response rate. That is an employer-reported signal, not a census or a guarantee of local openings. Check live vacancies with manufacturers, contractors and installation firms in your area.

The Bottom Line

Modular construction offers skilled-trade work in both factory production and field installation, and conventional experience can transfer when paired with modular-specific practices such as dimensional control, safe handling, connections and finishing. Compare actual local roles and verify credentials, training, pay and schedules directly with employers; industry workforce figures are useful context, not a promise of a particular job.
