Waldorf Astoria Miami: The 2022 Plan for a Supertall Tower Over Biscayne Bay

The 2022 plan for Waldorf Astoria Miami described a 1,049-foot, 100-floor tower with a hotel below, 360 residences above and planned Biscayne Bay views. Its construction and completion dates were forecasts, not confirmation of today’s status.

The Waldorf Astoria Miami was proposed as a 1,049-foot (319-metre), 100-floor tower at 300 Biscayne Boulevard, with hotel space below and 360 residences above. A May 2022 New Atlas feature presented it as Miami’s first supertall skyscraper and highlighted its planned views over Biscayne Bay. Those are plans reported at the time—not confirmation that the tower has been built or that its schedule remains current.

What did the 2022 proposal call for?

In its May 17, 2022 feature, New Atlas described a mixed-use tower made up of nine offset, glass cube-like blocks. The article reported a planned height of 1,049 feet (319 metres) and 100 floors. It used 300–600 metres (984–1,968 feet) as the supertall range; at the reported height, the proposed building cleared that lower threshold.

The project’s address was given as 300 Biscayne Boulevard, overlooking Biscayne Bay. The bay-facing outlook was central to the feature’s framing, but the report described the intended setting and views rather than documenting completed residences or views from an operating building. New Atlas’s May 2022 feature is the source for these proposal details.

How were the hotel and residences arranged?

The reported concept placed a hotel in the lower portion of the tower and 360 residences on upper levels, with penthouse suites in the highest cube. New Atlas reported the following proposed division of uses and amenities:

Part of the proposal Reported plan
Hotel Lower portion of the tower, with Peacock Alley, a specialty restaurant, meeting and event spaces, a pool deck with cabanas, a spa and a fitness center.
Residences 360 homes in upper levels, with penthouse suites in the uppermost cube; proposed owners-only spaces included a resident lobby and lounge, a hospitality suite, billiard room, kids’ club and private pool deck.

The development team also described app-based concierge access for residents, including dining reservations, room service, spa and fitness treatments, valet, package delivery and dog walking. New Atlas attributed these features to the project team; the article does not establish that the services are available or operating.

Who was behind the design and development?

New Atlas named Sieger Suarez Architects, collaborating with Carlos Ott, as the architecture team and BAMO for interior design. It identified PMG, Greybrook Realty Partners, Mohari Hospitality, S2 Development and Hilton as development partners. These are the firms and roles listed in the 2022 report.

What schedule was reported, and what is known now?

New Atlas said in May 2022 that construction was due to begin in mid-2022 and completion was expected in 2026. Those dates were forecasts made in 2022. The cited report does not establish whether construction began as anticipated, the project’s present status, or a current completion or opening date.

Accordingly, the height, floor count, residential total, building form and amenity list should be read as features of the proposal described in that report, not as verified as-built specifications or current operating details.
