VivoPower said on October 12, 2026, that it had mobilized construction for a 40MW first-phase AI data-center conversion at its Mo i Rana facility in northern Norway. The announcement does not explain the 42MW figure in the supplied headline, so the two figures should not be treated as interchangeable. The initial package covers demolition, enabling works and the main building superstructure; specialist mechanical and electrical fit-out remains a later award.

What construction has started?

The announced work is an early construction package to prepare the existing facility for conversion to AI data-center use. VivoPower named local contractor Øijord & Aanes Entreprenørforretning AS for site works. The company says local contractors will carry out demolition, enabling works and construction of the main building superstructure in accordance with applicable Norwegian planning and building regulations.

VivoPower also named Mo i Rana firms IMTAS and TH Blikk AS among local suppliers. It describes IMTAS as an engineering, fabrication, installation and maintenance provider, and TH Blikk as a building, façade and roofing contractor. These roles and the local-supplier commitment are company descriptions in its October 12 announcement.

How the capacity figures fit together

The 40MW figure applies to the announced first-phase AI conversion. It is distinct from the existing operational facility, which VivoPower has described as 41.5MW. The company completed its acquisition of that facility on April 21, 2026, according to its acquisition announcement. The construction release does not reconcile either figure with the 42MW wording in the headline; it provides no basis for presenting 42MW as the phase capacity or as a revised site rating.

VivoPower also said the existing facility had enrolled 30MW in grid-balancing services. That is a company-reported figure about the facility, not evidence that the new conversion is already fitted out or energized.

What remains before the AI facility is complete?

Mechanical and electrical fit-out

The full mechanical and electrical (M&E) fit-out is a separate, later package. VivoPower said it had completed a tender review with international supply-chain partners and expected to announce a specialist data-center EPC provider shortly. The October release does not name that provider or say the award has been made.

The conversion’s design and delivery are intended to follow tenant requirements. Mobilization of site works therefore marks an early construction stage, not completion of the systems needed to operate an AI data center.

Tenant and lease status

In June 2026, VivoPower said it had selected an unnamed “global AI industry leader” as its preferred long-term tenant following a competitive process. The company said the selection considered commercial terms, financial strength and credit quality, operational alignment, strategic fit and capacity-expansion options. It also said legal documentation was being finalized. The June announcement and related SEC Form 6-K do not identify the counterparty or establish definitive lease terms. The October construction release likewise refers to an AI tenant without naming it.

Approvals, grid and delivery risks

VivoPower cautioned that there is no certainty the 40MW conversion will be completed on its anticipated schedule, within its estimated budget, or at all. Its disclosed risks include demolition and municipal building approvals, grid connection and energization approvals, contractor and labor performance, weather and site conditions, supply-chain delays, cost changes, the timing of the M&E award, AI hardware procurement, tenant default, and whether waste-heat uses prove viable. Thus, construction mobilization does not establish that all permits, grid approvals, fit-out, power or lease conditions are complete.

Local energy-use plans and separate storage proposal

VivoPower said it is engaging local industry on Power-to-X opportunities, including productive use of data-center waste heat. These are intended opportunities, not a confirmed heat-reuse agreement. The company expressly cautioned that such use cases may not prove technically or commercially feasible or lead to definitive agreements.

A battery energy storage system (BESS) is a separate proposal, not an identified or awarded component of the announced construction package. In a July 2026 feasibility announcement, VivoPower said storage at the 41.5MW facility could support a target of up to approximately US$4 million in incremental annualized EBITDA, conditional on feasibility results, prequalification, capital availability and market conditions. That is a contingent target, not an achieved result or an announced commitment for this conversion: VivoPower’s BESS announcement.

What to watch in future project updates

  • Whether VivoPower announces the specialist EPC provider and confirms the M&E fit-out award.
  • Whether the company reports the relevant demolition, building, grid-connection and energization approvals.
  • Whether the preferred-tenant process results in disclosed definitive documentation and lease terms.
  • Whether the company clarifies the relationship between the 40MW first-phase conversion, the 41.5MW existing facility and the 42MW headline figure.
  • Whether Power-to-X, waste-heat reuse or BESS proposals move from feasibility or engagement to funded, approved projects.

The primary construction update is VivoPower’s October 12, 2026 announcement.
