What the government announced about Your First Home
On 26 September 2026, the Ministry of Housing, Communities and Local Government announced the proposed Your First Home scheme for England. Its outline is aimed at prospective first-time buyers purchasing a qualifying new-build property from a developer that signs up.

Vistry’s evidence to the House of Commons Housing, Communities and Local Government Committee provides context for its interest in demand and funding conditions. The company said its partnerships model pre-sells homes to partners, including housing associations, local authorities and institutional investors. It also said delivery depends in part on private sales supporting affordable and other tenures, and advocated demand-side stimulus for private housing linked to the amount of affordable housing delivered. In the same parliamentary evidence, Vistry reported approximately 15,700 total completions in 2025, including 4,100 private completions, compared with 17,225 total and 4,592 private completions in 2024. It described its 2025 full-year operating margin as 8.4%, blended across tenures, and said affordable housing tended to be loss-making or marginally breakeven. Your First Home is not Vistry’s Choice-led Shared Ownership proposal
Vistry separately promoted a Choice-led Shared Ownership model on 7 September 2026. It remains a company proposal under development, rather than part of the government’s Your First Home announcement. The two concepts use different structures: Your First Home’s outline combines a small deposit with a government-backed equity loan, while Vistry’s proposal describes a buyer acquiring an initial share and paying rent on the unowned share.
