Urban Park Max: A Tiny Home with Apartment-Like Living

The Urban Park Max pairs apartment-like room functions with a tiny-home-on-wheels format, including a main-floor bedroom and a second sleeping loft.

The Urban Park Max is a large tiny home on wheels arranged with the functions of a small apartment: an open living area, kitchen and dining space, full bathroom, and a main-floor bedroom, plus a second sleeping loft. Its room-by-room layout—not a claim that it is legally or technically an apartment—is what gives the model its apartment-like feel.

What makes the Urban Park Max feel apartment-like?

In its May 2024 feature, New Atlas describes a home with distinct places to relax, eat, cook, bathe, and sleep. The living and dining areas sit in an open plan, while the ground-floor bedroom provides a separate sleeping space rather than making the loft the only bedroom.

The builder, Tru Form Tiny, currently lists 400 square feet on the main floor and 548 square feet including the loft. Those are the builder’s stated areas for the model; layouts and dimensions can vary by build.

How the rooms are arranged

Living and dining

New Atlas’s account of the featured home describes an open living area with an L-shaped sofa and a nearby dining table. Tri-fold glass doors and generous glazing bring daylight into the space. The arrangement connects the living and dining areas rather than dividing them into separate enclosed rooms.

Kitchen and bathroom

The featured build’s kitchen is described with cabinetry, shelving, a sink, oven, propane three-burner stove, refrigerator/freezer, and washer/dryer. The bathroom includes a shower, vanity storage, and flushing toilet. These details describe the build shown in the 2024 article; they should not be assumed to be standard in every order.

Main-floor bedroom and loft

The main-floor bedroom is a key distinction from tiny-home plans that put the primary sleeping area in a loft. New Atlas reports standing headroom in the featured bedroom and a king bed; Tru Form Tiny says the model’s main-floor bedroom is designed to fit a king bed. Check the dimensions of the specific build and mattress before furnishing it.

A storage-integrated stair leads to the loft, which the article describes with a double bed and additional space for storage, an office, or reading. It adds flexibility, but remains a more constrained space than the downstairs bedroom.

Size and build variation

New Atlas described the featured Urban Park Max as 38 feet (11.5 m) long on a quad-axle trailer, with a predominantly metal exterior and cedar accents. Tru Form Tiny also presents the model as 38 feet long, but its gallery labels separate examples as a 37-foot build and a 39-by-10-foot build. These figures refer to different examples; they do not establish one universal set of dimensions for every custom home.

The builder’s stated 400-square-foot main floor and 548-square-foot total including the loft offer a sense of the model’s layout, but area figures alone do not establish the usable headroom or configuration of a particular build. Confirm the final plan and specifications with the builder.

Current listed starting price

As of October 8, 2026, Tru Form Tiny lists the Urban Park Max at a starting price of US$205,000. That is the builder’s current listed starting price, not a quote for a particular customized home. New Atlas reported a US$187,000 starting price in its May 23, 2024 article. The figures show different listed starting prices at different dates; the sources do not provide a detailed pricing history or establish that the configurations are directly comparable.

What to confirm before planning a purchase

A model description cannot determine whether a specific home will work at a particular site or meet local requirements. Before committing, ask the builder for the exact build specification and confirm the relevant transport, installation, utility, and occupancy requirements with the authorities responsible for your intended location.

  • Confirm the final length, width, height, weight, and configuration for the ordered build.
  • Ask what the quoted price includes, and whether delivery or site work is additional.
  • Check registration, towing, route, and placement requirements for the home and your location.
  • Verify local rules for permits, utility connections, and occupancy before choosing a site.
