Understanding Glazing Ratio: How to Calculate Window-to-Wall Ratio

Glazing ratio measures glazed area against a defined façade area. Learn how WWR is calculated, which area conventions matter, and how to assess a ratio in context.

Glazing ratio describes how much of a building façade is glazed. Window-to-wall ratio (WWR) is a common version of the measure: glazed area divided by the defined vertical wall area. The percentage is useful for describing a façade, but it does not by itself tell you whether a design will provide good daylight, comfortable temperatures, or low energy use.

What is glazing ratio?

Glazing ratio is the proportion of a defined building area made up of glazing. In façade design, the commonly used window-to-wall ratio (WWR) compares glazing with vertical wall area. The Singapore Building and Construction Authority’s Green Mark 2016 Technical Guide defines its WWR calculation using glazing panes and total vertical area, excluding frames and mullions from the glazing area.

A façade that appears almost entirely glass may therefore have a WWR below 100%: mullions, frames, and opaque spandrel areas can occupy part of the façade even when the overall appearance is highly glazed.

How do you calculate window-to-wall ratio?

Under the BCA guide’s convention, add the areas of the glazing panes, divide by the total vertical area being measured, and multiply by 100:

WWR = (total glazing-pane area ÷ total vertical area) × 100

For an arithmetic illustration only, if the glazing panes total 24 m² and the measured vertical façade is 80 m² under the same area convention, WWR is 24 ÷ 80 × 100 = 30%. This example is not a recommended target or a code threshold.

Define both areas before measuring

The result depends on what the chosen method counts. One method may measure the glazing panes alone; another may include frames in the fenestration area. The wall denominator may be gross exterior wall, above-grade wall, or another area defined by a standard or code. State these boundaries whenever you report or compare a ratio.

The U.S. Department of Energy Building Energy Codes Program explains that calculation scopes can differ by code: its examples describe the IECC calculation as considering above-grade walls, while ASHRAE 90.1 includes above- and below-grade walls under the stated definitions. Those examples are tied to particular code language and editions, not universal rules or current requirements. What does the ratio tell you—and what does it not?

WWR describes the relative size of the glazed portion of a façade. A larger glazed share can admit more daylight and provide views, but it also changes heat transfer and solar gain. The ratio alone cannot establish daylight availability, glare, thermal comfort, overheating risk, or building energy use.

It is also different from glazing performance ratings. Visible transmittance (VT or Tvis) describes how much visible light passes through the glazing. U-factor describes heat flow through the window assembly, while solar heat gain coefficient (SHGC) concerns solar heat transmitted indoors. These properties, along with shading, overhangs, and tint, affect performance independently of the façade area ratio. The U.S. Department of Energy’s window performance guidance discusses these ratings as distinct attributes.

What is a good window-to-wall ratio?

There is no universal best WWR established by these sources. A useful ratio depends on the building’s location, use, façade orientation, and design objectives. A higher percentage is not automatically better for daylight or worse for energy performance: outcomes depend on the whole façade and how it is used.

  • Climate and energy priorities: heating and cooling demands can pull design decisions in different directions.
  • Shading and nearby obstructions: overhangs, other shading, and surrounding buildings affect light and solar exposure.
  • Glazing properties: assess VT, U-factor, and SHGC for the proposed glazing, rather than inferring them from WWR.
  • Daylight distribution and glare: consider where light reaches inside and whether it creates uncomfortable contrast or glare.
  • Ventilation and building form: cross ventilation and the building’s form factor are among the design considerations identified in the European Commission’s technical document on façade glazing ratio and overheating.
  • Applicable calculation method: use the area convention and code scope required for the project’s jurisdiction and adopted edition.

For a specific building, assess the façade in its occupancy and site context. The European Commission document recommends checking overheating potential and solar gains with approved software; the appropriate method and applicable program depend on the project and jurisdiction.

How should you use WWR in a code or design review?

First identify the locally adopted code and edition, then follow its definitions for glazing area, wall area, and any applicable threshold. A percentage from one code or guide cannot safely be treated as a general legal maximum for another jurisdiction or edition. The DOE COMcheck examples are useful for understanding why calculation scope matters, but the page includes historical code examples; consult the current locally adopted requirements for a project determination.

For design comparisons, keep the numerator and denominator consistent between options. A change in area convention can alter the reported percentage without any physical change to the façade, making an otherwise simple comparison misleading.
