Trigg Home Sells for A$8.95 Million—A$7.05 Million Below Its Initial Asking Price

A three-level home in Trigg reportedly sold for A$8.95 million, about A$7.05 million below its initial asking price. The gap is not proof of undervaluation.

A three-level beachfront home on King Albert Road in Trigg reportedly sold for A$8.95 million in July 2025, about A$7.05 million below its initial A$16 million asking price. That gap explains the “bargain” headline; it does not establish that the home sold below its independently assessed value.

What the Trigg home sold for

PerthNow reported on 28 July 2025 that the property sold that month to Lani Stewart for A$8.95 million. The home had initially been listed for A$16 million by resources businessman Klaus Eckhof. REIWA later reported the same sale price and initial listing price for the King Albert Road house.

The arithmetic is A$16 million minus A$8.95 million, or A$7.05 million. In other words, the sale price was approximately A$7 million below the initial asking price. That is a comparison with the seller’s first reported asking price—not with an independent valuation or a previous sale price.

What is reported about the property

PerthNow described the home as a three-level property on a 989-square-metre block opposite Clarko Reserve. Its reported features include:

  • Four bedrooms and four bathrooms
  • A six-car garage
  • A gym, spa, sauna and steam room
  • A lift and two ponds
  • A lap pool

REIWA also identified the King Albert Road property as a four-bedroom, four-bathroom house with a six-car garage.

Why the “bargain” label needs context

“Bargain” is relative to the A$16 million initial listing. The available reporting does not include a named independent valuation, comparable luxury-home sales sufficient to assess fair market value, or an explanation of why the seller accepted A$8.95 million. It therefore supports describing the sale as substantially below the initial asking price, but not as proof that the property was objectively undervalued.

For suburb-wide context, PerthNow reported a Trigg median home price of A$2.3 million and a 27.8 per cent year-on-year rise, attributing the figures to REIWA. Its report did not specify the exact cutoff date for that growth comparison. REIWA’s 2024–25 annual table also records a A$2.3 million median house sale price for Trigg. In a later update, REIWA said the median was A$2.3 million and had risen 17 per cent in the 12 months to October 2025. These are different reporting periods and should not be treated as one growth measure.

The suburb median is not a like-for-like valuation of this custom luxury home. Property type, site, condition, sale timing and individual features all affect comparisons, and the available sources do not establish a fair-market value for this particular property.

Reported ownership and construction history

PerthNow reported that Eckhof bought the block in 2006 for A$4 million, then spent a further A$4.1 million with his wife, Gabi, building the home a couple of years later. These are reported historical figures; they do not establish the property’s construction cost in current dollars or its value at the time of sale.

PerthNow’s 28 July 2025 report provides the reported purchaser, site details, prior ownership and construction history, and amenity list: PerthNow. REIWA’s report corroborates the sale and initial listing figures and gives the later median-price comparison: REIWA.
