Mandarin Oriental said on October 6, 2026, that residential sales at The Residences at Mandarin Oriental, Miami had surpassed $1.7 billion. The announcement coincided with the Brickell Key project’s October 2026 groundbreaking: a construction milestone, not evidence that the homes are complete, occupied, or that contracts have closed.
What the $1.7 billion figure represents
The $1.7 billion is the project’s reported residential sales total to date, according to Mandarin Oriental’s October 6, 2026 announcement. It is not revenue from an operating building, and the announcement does not establish that all reported sales have closed. Mandarin Oriental’s announcement described transactions and pricing as record-setting but did not publish individual prices.
Bloomberg reporting, carried by Insurance Journal, attributed the $1.7 billion tally to Swire Properties president David Martin. That report also cited two penthouse contracts at about $50 million each. Those are reported contract amounts, not confirmed completed transactions. Insurance Journal’s Bloomberg report
Separately, the South Florida Business Journal reported more than $620 million in sales during 2026. This is a secondary report, not a figure in the brand’s announcement. South Florida Business Journal’s October 5 report

What is being built on Brickell Key
Swire Properties is developing the hotel-and-residential project on Miami’s Brickell Key. Mandarin Oriental is the hospitality and residential brand, and KPF is the architect. The announced program comprises two towers with distinct residential and hotel uses:
| Tower | Height | Announced program | Reported presales snapshot |
|---|---|---|---|
| South Tower | 66 storeys | 228 private residences | About 80% presold, according to Bloomberg reporting in 2026 |
| North Tower | 33 storeys | 70 private residences, 28 turnkey Hotel Collection residences, and 121 hotel guest rooms | About 25% presold, according to Bloomberg reporting in 2026 |
The tower percentages are dated reported snapshots, not a live availability list. The reporting does not establish the precise unit types included or the method used to calculate each percentage, so they should not be used to derive an exact number of units sold. Groundbreaking is not completion
Mandarin Oriental announced the groundbreaking on October 6, 2026, describing a ceremonial shovel-in-ground event. The company anticipates completion in 2030; that is a target, not a guaranteed delivery date. Mandarin Oriental’s project announcement
PROFILEmiami reported on October 5, 2026, that the development was advancing on schedule for delivery in 2030. That contemporaneous schedule report is a forecast, not confirmation that the project has been completed or opened. PROFILEmiami’s October 5 report

How to read the sales milestone
- It is evidence of reported presales: the brand’s stated threshold is more than $1.7 billion in residential sales.
- It is not a construction-completion milestone: groundbreaking took place in October 2026, with completion anticipated in 2030.
- It is not a current price or inventory sheet: reported penthouse contract values and tower presale percentages are attributed snapshots, not confirmation of present availability or closed sales.
- It says nothing by itself about the wider Miami condominium market: the cited figures concern this project, not a market-wide trend.
