The Most Expensive Houses in the World in 2025: What the Estimates Really Show

2025 media lists estimate Buckingham Palace at $1.6 billion or about $3.9 billion, while NDTV estimates Antilia at $2 billion. None is established here as a verified sale price or appraisal.

There is no definitive, apples-to-apples ranking of the world’s most expensive houses in 2025. Published lists give sharply different estimates for Buckingham Palace, and the palace is an official working royal residence—not a privately owned home available for sale. For private homes, Antilia is one prominent entry in a 2025 list, but its reported $2 billion value is an estimate, not a verified sale price.

What is the most expensive house in the world in 2025?

The answer depends on what counts as a house and what counts as its price. If official royal residences are included, two 2025 media lists put Buckingham Palace at very different estimated values: The Close reported $1.6 billion in a list updated June 24, 2025, while NDTV reported approximately $3.9 billion on January 15, 2025. Neither figure is established here as an official appraisal or completed sale.

If “house” means a privately held residence, NDTV’s January 2025 list gives Mumbai’s Antilia an estimated value of $2 billion. That, too, is a media estimate, not a verified transaction or appraisal. The available figures do not support a definitive global winner based on comparable evidence.

The table reports what the named publications say; it does not make the figures directly comparable. The lists do not establish a common method for including land, estate assets, contents, construction costs, or other components. The Close includes Villa Leopolda in its expensive-homes list, but the cited material does not provide a consistent, independently verified transaction price for it.

Why Buckingham Palace needs a separate category

The Royal Family identifies Buckingham Palace as the sovereign’s official London residence since 1837 and the Monarch’s administrative headquarters. It has 775 rooms: 19 State Rooms, 52 Royal and guest bedrooms, 188 staff bedrooms, 92 offices, and 78 bathrooms. These official figures describe the building’s scale and use, not its market value. The Royal Family’s Buckingham Palace page provides the residence details.

The Royal Family also says official residences are not the Monarch’s personal property and cannot be sold by the Monarch. Buckingham Palace therefore does not fit neatly into a list of private homes with saleable market prices. It may appear in a broad ranking of costly residences, but it should be labeled as an official royal residence rather than treated as an ordinary private house.

What is Antilia worth?

NDTV’s January 15, 2025 list describes Antilia as a 27-story Mumbai residence and estimates its value at $2 billion. The figure should be reported as NDTV’s estimate: the cited material does not establish an appraisal or confirmed sale that verifies it. It is a useful point of comparison in a media list, not a certified market price.

Why the published values disagree

The $1.6 billion and approximately $3.9 billion Buckingham Palace figures differ by more than a factor of two, yet neither source establishes a shared valuation method or a verified sale. A ranking can also change depending on whether it counts only a residence or includes its land, wider estate, contents, or construction cost. The cited lists do not apply a common, documented basis across their entries.

  • Status: Distinguish a privately owned home from an official royal or other institutional residence.
  • Price basis: Separate a completed sale from an asking price, construction cost, or media estimate.
  • Date and location: Record when the figure was published and where the property is located; currencies and property markets differ.
  • What the figure covers: Check whether it refers to the residence alone or also includes land, an estate, contents, or other assets. The cited rankings do not establish a consistent basis.

Maintenance funding is not a property valuation

The Royal Family’s report for financial year 2024–25 says the Sovereign Grant was £86.3 million, including £34.5 million for the Buckingham Palace reservicing programme. The official programme page describes £369 million in additional funding over ten years for the programme, which began in April 2017 and was scheduled to complete in 2027. These are public-funding and maintenance figures, not estimates of the palace’s market value. See the Royal Family’s 2024–25 financial report and its Buckingham Palace reservicing programme page.

How to read “most expensive house” rankings

For 2025, the most accurate answer is conditional: Buckingham Palace has the highest cited figure here if official residences are counted, but published estimates vary substantially and it is not a privately owned home. Antilia is a high-value private residence in NDTV’s list, at an estimated $2 billion, but the available evidence does not verify that amount as a sale price or appraisal. These sources support attributed estimates—not a definitive global ranking of confirmed property values.
