State Highway 71 in Southwest Austin’s Oak Hill area. The project is planned for about 60 acres, with 40 acres designated as green space. Its advertised residences and amenities remain under construction; reported forecasts call for the first homes in the first quarter of 2028 and full completion in the fourth quarter of 2028.
What is planned at The Barton?
OHT Partners is developing the community and serving as its general contractor. The plan combines three-story garden-style apartment buildings with two-story townhomes. It includes one-, two-, and three-bedroom residences, with 30 townhomes among the 402 planned units. Reported residence sizes range from 702 to 1,584 square feet.

Announced shared amenities include two resort-style pools, a 9,000-square-foot clubhouse, a 1,500-square-foot fitness center, and 1,500 square feet of coworking space. The plan also lists two pickleball courts, a 1.4-acre dog park, trails, and courtyards. These are planned features, not facilities reported as open to residents.

Some residences are described as having private yards and tuck-under garages. The available reports do not identify which floor plans include those features, so prospective residents will need to check future leasing materials for unit-specific details.
When is The Barton expected to open?
Connect CRE reported a forecast for the first residences in the first quarter of 2028, with full project completion expected in the fourth quarter of 2028. Those dates are projections and may change as construction progresses; the reports do not establish a leasing or application start date.

Who is on the project team?
OHT Partners is the developer and general contractor, and Meeks + Partners is the architect. The announced team also includes Ellie Aiello Interiors for interior design, 360 Professional Services for civil engineering, and United Structural Consultants for structural engineering.
What is known—and not yet known—about approvals and leasing?
The reports establish that construction has begun, but do not provide a detailed permit status or document specific site-plan approvals. The City of Austin explains that site plans generally show proposed lot improvements and are reviewed for matters such as land use, layout, construction, drainage, water quality, and environmental compliance. That process description is general and does not confirm the status of The Barton’s approvals: City of Austin Development Services.
