Studio Lofts, LLC has begun construction at 166–170 Littleton Avenue in Newark’s West Ward on a mixed-use arts destination planned as the new home of Akwaaba Gallery. The approximately 9,000-square-foot project is designed to combine about 3,000 square feet of gallery and exhibition space with 10 private artist studios and residential apartments. Newark has approved rough structural framing and mechanical inspections, and the work is moving into active insulation. No opening date, inaugural exhibition or studio application details have been announced.
What is being built at 166–170 Littleton Avenue?
The project is a mixed-use arts building intended to give Akwaaba Gallery a permanent Newark venue while adding workspace for artists and housing. Studio Lofts says the building will total approximately 9,000 square feet. About 3,000 square feet will be dedicated to gallery and exhibition use, alongside 10 private artist studios and residential apartments.

How far along is construction?
Newark has certified and signed off on the project’s rough structural framing and mechanical inspections. The building has therefore moved beyond those rough-in checks and into the active insulation phase. That milestone indicates that major structural and mechanical work has been reviewed, but it is not a completion date or a certificate of occupancy.
Studio Lofts says further announcements about the opening, the first exhibition, artist studios and programming will follow as construction progresses. The October 26, 2026 announcement does not provide a target opening month, a final inspection schedule or a public-hours timetable.

What will Akwaaba Gallery’s new venue offer?
Akwaaba Gallery describes itself as a Newark fine-art gallery presenting contemporary work in varied media. Its stated mission emphasizes emerging and established artists, with particular support for artists from diverse or historically underrepresented communities.
Exhibitions and public programs
The gallery’s established activities include exhibitions, artist talks, workshops and special events. It also works with collectors. The new building’s dedicated exhibition area is intended to support that mix of public presentation, education and relationship-building, although the future venue’s exact galleries, fixtures, accessibility features and hours have not been published.
Studios for artists
Ten private studios are included in the plan. The current announcement does not state studio sizes, rents, eligibility rules, lease terms or an application opening. Artists should not assume that spaces are available until Akwaaba or Studio Lofts publishes those details.

- Authentic, Real-World Construction Experience: The Pitsco True Scale House Framing Kit delivers a realistic construction model rather than simple assembly play. Students build a true 1:16 scale house model using 485 precision-cut balsa wood pieces, following professional-style house plans and construction methods aligned to real building practices. This architectural framing kit helps learners understand stud framing, scale lumber, and structural design in a way traditional model kits cannot.
- Blueprint Reading & Skill-Building: Designed as a hands-on architecture lesson for ages 14+, this model house framing kit guides students through a structured learning progression. Learners begin by interpreting blueprints, measuring to scale, and understanding architectural drawings before cutting, framing, and assembling the structure. The challenge builds accuracy, focus, and confidence, making it ideal for homeschooling, high school engineering projects, and blueprint reading practice tools.
- Choice-Based Design & Structural Comparison: Unlike most balsa wood house kits, this architectural model making supply allows students to choose between two realistic roof systems: truss or hip. Comparing a truss building kit to a hip roof framing model gives learners firsthand experience with real-world structural approaches used in residential construction, reinforcing problem-solving, interpretation, and decision-making while maintaining authentic construction standards.
- Classroom-Ready & Collaborative by Design: This classroom building kit is designed for individual or paired work, supporting collaboration and communication as students divide tasks, measure materials, and assemble the wooden house frame model together. Instructions are student-facing, with minimal teacher prep required beyond gathering shared tools. Projects can be stored safely during multi-week builds, making it well suited for extended classroom use.
- Career Pathways in Construction & Design: The True Scale House Framing Kit connects hands-on building to real careers in construction, architecture, engineering, drafting, and skilled trades. By applying construction terminology, reading plans, and working with a realistic construction model, students gain exposure to Career and Technical Education (CTE) construction concepts and civil engineering foundations, positioning this as a powerful architecture study kit and vocational training resource.
Why does the project matter to Newark’s West Ward?
The Littleton Avenue plan arrives after a period in which Newark lost gallery and studio capacity. A March 2025 report by Jersey Digs described the proposal as a response to that contraction and noted that the project had already received unanimous approval from the Newark Zoning Board of Adjustment.
For Akwaaba, the building is also a long-term institutional investment. Laura Bonas Palmer, the gallery’s co-owner and director, said the project represents “years of perseverance, faith, partnership, and a belief in the power of art to transform lives and communities.” She characterized the investment as one in the future of the arts and said, “This is about building something that lasts.”
Who is supporting and delivering the development?
The announcement credits Newark, Mayor Ras J. Baraka and the Newark Zoning Board of Adjustment for helping advance the project. The zoning board’s approval was unanimous, and West Ward Councilman Dupré L. Kelly is identified as an early advocate.

When will the new Akwaaba Gallery open?
An opening date has not been announced. The project is in active insulation after rough framing and mechanical approvals, so remaining work will include later construction, inspections and occupancy steps before visitors can be given a confirmed schedule. The inaugural exhibition’s title, participating artists and calendar are also still pending.
Likewise, the public record now available does not establish final admission policies, public hours, studio rents, an application process or the completed gallery layout. Those details will determine how residents, artists and collectors can use the destination once it is ready.
