The project was announced as a $2 million contract in January 2024 and was reported by KBS as complete on September 1, 2025.
What is being sent to Nantucket?
The shipment consists of volumetric modular building units manufactured by KBS Builders for the Town of Nantucket’s seasonal workforce-housing development. KBS announced the contract on January 19, 2024, saying the scope covered 14 modules totaling more than 10,000 square feet.

Why use modular construction for an island project?
Factory work moves off the island
KBS planned to manufacture the units off-site during the off-season, then install them before Nantucket’s peak tourism period. That sequence limits the amount of structural work, labor activity and material storage taking place on the island when residents and visitors are most affected by construction.

Fewer site operations to coordinate
Volumetric modular construction completes substantial building work in a controlled factory environment before the units travel to the site. On Nantucket, that can reduce the number of separate deliveries and trades that must be scheduled in a constrained location, although the completed building still requires foundations, utility connections, finishing work and inspections on site.

KBS describes its process as offering efficient timelines, cost savings and reduced environmental impact. Factory production can also support repeatable quality checks. Those are the manufacturer’s stated advantages; no independent performance test for this Nantucket project has been reported.

What is known about the barge delivery?
An industry-news listing dated October 15, 2026 identified a Mainebiz story titled “South Paris maker of construction modules prepares to barge components to Nantucket.” That report establishes the planned barge movement of construction components, but the available information does not identify the vessel, marine carrier, departure point, route, sailing date or loading sequence.
Readers should therefore distinguish between the confirmed project scope and the unconfirmed operating details. The modules are KBS-manufactured building components; the precise marine-shipping plan has not been publicly established in the available record.

Is the Nantucket workforce-housing project complete?
Yes, according to KBS’s modular-news page, which records the Nantucket seasonal workforce-housing project as completed on September 1, 2025. The October 2026 news listing appears to discuss the logistics of moving components associated with the project, but it does not provide enough detail to determine whether the barge preparation refers to a remaining phase, a related shipment or a retrospective account. The completion date is the clearest status reported by KBS.
Modular delivery versus conventional island construction
| Factor | Factory-built modular approach | Conventional on-site approach |
|---|---|---|
| Primary production location | Factory in Maine, followed by site assembly | Most building work performed on Nantucket |
| Seasonal scheduling | Manufacture during the off-season; install before peak season | More activity may continue on site during the construction window |
| Logistics | Large finished modules require coordinated marine transport and staging | More individual materials, equipment and trade deliveries may be required |
| Quality control | Repeatable factory conditions and inspections | Quality control distributed across changing site conditions |
| Disruption | Designed to reduce the duration of intensive island work | Potentially longer on-site activity, depending on the project plan |
| Cost and environmental claims | KBS cites cost savings and reduced environmental impact | Project-specific results vary; no independent comparison is available here |
Why the project matters beyond one shipment
The Nantucket development illustrates the trade-off at the center of island modular construction. Building in a mainland factory can compress the on-site schedule and move labor-intensive work away from a tourism-dependent community. The trade-off is transportation: finished modules are large, heavy and sensitive to handling, so marine freight, landing access, staging space and weather become critical parts of the construction plan.

For communities considering similar workforce-housing projects, the practical questions are whether the site can receive and stage the units, whether foundations and utilities are ready when the modules arrive, and whether the installation window fits local permitting and seasonal constraints. Nantucket’s project provides a documented example of that model, with 14 modules, 20 planned apartments and a reported completion in 2025.
