Small houses in Uruguay can feel open and comfortable without flattening a hillside, clearing native vegetation or hauling a heavy structure into a remote site. Six projects by iHouse estudio, TATÚ Arquitectura and bercetche estudio—each measuring 60 m² or less—show how three moves make that possible: lift the building on limited supports, concentrate utilities in compact cores or walls, and use lightweight or factory-made construction where it reduces site work.
The results are not one house type. A 32 m² coastal shack uses four modules and operable panels; a 40 m² residence reuses an abandoned structure; a 60 m² shelter stands on concrete piles above uneven ground. Together, they offer a practical design vocabulary for rural, hilly and Atlantic-coast lots where access, drainage, roots and landscape views matter as much as interior floor area.

What makes these small houses build lightly on difficult sites?
The projects treat the site as a constraint to preserve rather than an obstacle to erase. Their plans reduce unnecessary circulation, their foundations touch the ground at selected points, and their envelopes use timber, steel, glass or standardized components instead of mass that is difficult to transport.
Elevated foundations preserve the ground below
Piles, stilts and point supports allow parts of a house to sit above uneven terrain. Punta Colorada III uses concrete stilt piles; Playa Hermosa Refuge is slightly elevated; and Casa Luna rests on point supports. This approach can leave existing water movement, roots and topography beneath the building instead of forcing a level platform across the lot.

Service cores make a compact plan feel larger
Plumbing, storage, mechanical equipment and built-ins are grouped into dense bands or module edges. MRO Shack places utilities at the borders of four equal modules, while Punta Colorada III puts its bathroom between private and social areas. The strategy keeps the center of the plan available for living, views and movement rather than corridors.
Lightweight envelopes and workshop fabrication reduce site work
Engineered timber, steel members, standardized frames and wood cladding can reduce the weight and waste that must reach a remote lot. Casa Luna is fabricated in a factory, transported as one rectangular volume and installed on supports. Chajá House takes a different route: it wraps an existing building with a timber membrane instead of enlarging its footprint.
Moises Carrasco, writing for ArchDaily in 2026, summarizes the design logic this way: “To achieve high spatial comfort within limited footprints, these designs implemented three distinct functional strategies: elevated foundations, centralized service cores, and off-site fabrication.”
How do the six houses compare?
The collection covers coastal, rural, forested and mountainous settings. The table separates the dimensions that matter most when choosing a strategy for a remote site.
| Project | Studio | Area and setting | Primary site or construction response |
|---|---|---|---|
| MRO Shack | iHouse estudio | 32 m², near Uruguay’s Atlantic coast | Four compact modules; fabrication method not stated |
| Chajá House | TATÚ Arquitectura | 40 m², near Laguna del Sauce | Adaptive reuse of an abandoned structure; no footprint enlargement |
| Playa Hermosa Refuge | bercetche estudio | 35 m², coastal lot | Slight elevation and placement to one side, leaving more than half the lot open |
| Punta Colorada III Shelter | TATÚ Arquitectura | 60 m², uneven ground near the ocean | Concrete stilt piles and exposed timber portal frames |
| Casa Luna | iHouse estudio | 40 m², Punta Ballena | Factory-built volume transported to point supports |
| Delfina House | TATÚ Arquitectura | 60 m², rugged terrain in Villa Serrana | Traditional foundations with a lightweight eucalyptus-clad envelope |
The 60 m² figure is the upper area observed across this six-project collection, not a stated Uruguayan planning limit. The smallest example is MRO Shack at 32 m².
How does MRO Shack fit a complete home into 32 m²?
MRO Shack divides its 32 m² into four separate 8 m² modules: bedroom, bathroom, kitchen and living area. The equal-module logic gives each function a clear place while keeping the footprint compact.

Its most important spatial device is the operable exterior panel. Closed, the house reads as a secure box; opened, the panels connect the living area to the garden and turn the boundary into an indoor-outdoor room. This is a useful model where a small plan needs occasional expansion without adding enclosed floor area.
Why is Chajá House an adaptive-reuse model rather than a new-build model?
Chajá House uses a 40 m² abandoned structure near Laguna del Sauce as its starting point. TATÚ Arquitectura adds an exterior timber membrane instead of extending the original footprint, then organizes the interior around an open living room, a built-in kitchen wall and a sleeping mezzanine.
The landscape decision is as significant as the building work. Native Chircal field vegetation and unpaved paths remain in place, avoiding the conventional lawn and the grading that a new, larger house might require. For a rural property with an existing shell, retaining the old footprint can be the lightest form of construction.
How does Playa Hermosa Refuge use the lot as part of the house?
The 35 m² Playa Hermosa Refuge is set slightly to one side of a coastal lot and raised just enough to limit its ground contact. More than half the site remains open, helping retain root systems and natural water movement.
Large glass openings make the exterior function as an extension of the interior. Instead of trying to fit every use inside 35 m², the design gives the occupants a compact enclosed refuge and a much larger visual and usable field outside it.
What does Punta Colorada III combine in a 60 m² shelter?
Punta Colorada III brings all three strategies together on uneven ground near the ocean. Concrete stilt piles lift the 60 m² building, while exposed structural timber portal frames form the envelope rather than hiding the structural rhythm behind a heavy facade.

Inside, a centralized bathroom separates private and social zones. Full-height glass opens the social area, and a bedroom mezzanine adds usable volume and a stronger connection to the exterior without extending the ground footprint. The project shows how a service core and a vertical section can do as much work as additional floor area.
Why is Casa Luna the clearest factory-fabrication example?
Casa Luna is a 40 m² residential pavilion in Punta Ballena built entirely off-site in a factory. The finished rectangular volume is transported to the property and set on point supports, leaving the terrain below untouched during installation.
Its openings are carefully divided by orientation. An opaque facade faces the street for privacy, while full-height glazing faces the forest in the sleeping areas. Sliding glass panels allow the central social zone to open on both sides, making the compact volume feel permeable when weather and privacy allow.
How does Delfina House handle a rugged mountain setting?
Delfina House occupies 60 m² in Villa Serrana, where rugged terrain and remoteness favor simple geometry and restrained infrastructure. A front-gabled roof collects and sheds rainwater, an important response for a house whose setting encouraged an austere utility strategy.
Bedrooms sit at opposite ends of the rectangular plan. Sliding glass doors on both sides of the central living area create cross-ventilation and direct views through the house. Traditional foundations support a lightweight envelope clad in vertical eucalyptus planks, combining familiar ground work with a less material-intensive outer shell.

- Map the ground first. If roots, drainage paths or steep changes in level are valuable, investigate point supports, piles or a one-sided placement before considering a broad slab or cut-and-fill platform.
- Check for an existing structure. An abandoned shell may make adaptive reuse more responsible than a new footprint, especially where native vegetation can remain undisturbed.
- Put wet and service functions together. A bathroom, kitchen, storage and mechanical equipment can share a compact wall, core or module boundary, shortening runs and protecting the main living area from circulation space.
- Decide what should be fabricated away from the site. Factory production is most explicit in Casa Luna; other projects use lightweight timber or steel approaches, while their precise fabrication processes are not stated.
- Design openings as operating elements. Sliding glass, full-height glazing and operable panels can enlarge the perceived living area, but the placement should distinguish privacy-facing sides from landscape-facing sides.
- Use the landscape deliberately. A preserved garden, native field or open coastal ground can provide the extra room that a small enclosed plan cannot.
For builders, the common lesson is to reduce the number of irreversible operations: fewer supports, less excavation, shorter utility runs, lighter components and openings that let the site supply additional space. The houses remain compact not by sacrificing comfort, but by moving some of the work into structure, section and landscape.
Frequently Asked Questions
Are all six houses prefabricated?
No. Casa Luna is explicitly factory-built and transported as one volume. Chajá House is an adaptive-reuse project, while the available descriptions do not specify an off-site fabrication process for every other house.
Does the 60 m² figure represent Uruguay’s legal maximum for a small house?
No. It is the largest area in this six-project group documented by ArchDaily in 2026. The descriptions do not establish a national planning or building-code limit.
What should be surveyed before choosing piles or point supports?
The project examples make ground conditions central: map uneven levels, existing roots and natural water movement before fixing the foundation type. A local design team still has to verify soil, structural and approval requirements for the specific property.
Recommended Free Tools
Can a small house rely on outdoor space without becoming uncomfortable in bad weather?
These designs use operable panels, sliding glass and large openings so the relationship can change between enclosed and open modes. The available data does not provide performance measurements for wind, heat or rain, so those conditions need project-specific detailing.
