Rover Tiny Homes describes it as its smallest model to date, but “smallest” is relative: the home is wide enough that New Atlas reported a public-road towing permit was required in the US. The March 10, 2025 article also reported room for up to two people and a then-asking price of CAD 169,900.
How big is the Tulameen tiny house?
New Atlas reported the Tulameen at 36 feet (10 m) long and 10.5 feet (3.2 m) wide, with 378 square feet (35 sq m) of interior space. It sits on a triple-axle trailer. Those figures make it a relatively large tiny house, with a footprint that helps explain its apartment-like, one-floor arrangement.
New Atlas said the 10.5-foot width meant a permit was required to tow the home on a public road in the US. That is the article’s statement as of March 10, 2025, not current legal guidance: towing and placement rules vary by jurisdiction, so owners need to check requirements for their route and destination.
What does the Tulameen look like outside?
Rover Tiny Homes gives the model a Cape Cod-inspired appearance. New Atlas describes cedar-shake cladding, an asphalt roof and three decorative dormers. There is a main entrance as well as a second entrance from a covered side porch, giving the home a more conventional cottage profile than many compact trailer homes.

The bedroom sits across the home from the living room. It has a double bed and storage, with enough headroom to stand upright. New Atlas says the house is intended to accommodate up to two people.

How is it equipped for year-round use?
New Atlas says the Tulameen is intended to handle Canadian winters and lists insulation, electric heaters and a mini-split air-conditioning system, along with a standard RV-style power hookup. The article provides no insulation rating, climate test results or appliance model numbers, so those details do not establish performance in a particular climate or at a specific site.
