Rooftop solar is usually the better fit when you control a sunny, structurally suitable roof and want a system tied directly to your property. Community solar is often the practical alternative for renters and for homeowners whose roofs are shaded, too small, aging, restricted, or otherwise unsuitable. Instead of installing equipment at your home, you subscribe to an off-site project and receive an electricity-bill credit for your allocated share of its generation.
Neither option is automatically cheaper. The answer depends on your roof, utility tariff, financing or subscription terms, credit formula, contract length, moving plans, and applicable incentives. Compare a local rooftop proposal with the complete community-solar contract rather than relying on a national rule of thumb.

What rooftop solar and community solar actually are
Rooftop solar places the system at your property
Rooftop solar is a physical photovoltaic installation on your home or elsewhere on property you control. You decide whether to install it and how to structure the project. Depending on the offer, you may own the equipment, finance the installation, or enter a lease or other payment arrangement. The system produces electricity at your address, and your utility account is handled under the local rules for on-site generation and exported power.

Community solar uses an off-site array
Community solar is generally a larger solar array located away from your home and shared by multiple customers. You do not need panels on your own roof. You instead purchase or lease a portion of a project, or subscribe under the local program, and the utility applies a bill credit associated with the generation allocated to your share.
The physical array, its site, and its maintenance are handled through the project arrangement. Your important decisions are contractual: the subscription charge, the formula used to calculate credits, the term, cancellation rights, transfer rules, and any limits on enrollment. Availability is local because the project must be connected to a participating utility and have capacity for new subscribers.
Rooftop solar vs. community solar at a glance
| Decision factor | Rooftop solar | Community solar |
|---|---|---|
| Equipment location | On the home or property controlled by the customer. | Usually an off-site array serving multiple customers. |
| Who can participate | Households with a suitable property and the ability to approve an installation, subject to local requirements. | Can serve renters and households with shaded, small, or otherwise unsuitable roofs when a local program is available. |
| How the benefit appears | Electricity generated at the property offsets on-site use; treatment of exports follows the utility tariff. | A utility-bill credit is applied for the generation allocated to the subscriber’s share. |
| Typical commitment | A physical project with an ownership, financing, or lease decision and installation work. | A purchase, lease, or subscription interest in an off-site project under a program contract. |
| Control over the asset | You control the installation decision and, if you own it, the equipment on your property. | The project is elsewhere; your rights come from the subscription or project agreement. |
| Moving | Moving can require selling, transferring, paying off, or otherwise resolving the system agreement and equipment. | DOE says continuation within the same utility service territory or county is often possible, but transfer, cancellation, sale, or donation depend on the program. |
| Cost question | Compare the installed price, expected production, financing charges, maintenance responsibilities, and utility compensation for exports. | Compare the recurring subscription charge with the bill-credit formula, fees, term, and cancellation provisions. |
Is your home a good candidate for rooftop solar?
Start with roof condition and remaining life
An installation is a poor fit if the roof needs replacement soon. Removing and reinstalling a system adds work and may create disputes over who pays. Before requesting a quote, identify the roof’s age, prior leaks, planned repairs, and any building restrictions. A contractor should explain how the proposed work interacts with the existing roof and whether repairs should happen first.

Evaluate shade and usable area
Production depends on how much of the roof is usable and how much sunlight reaches it. Trees, neighboring buildings, roof structures, and other obstructions can reduce output. A roof can be technically installable yet produce too little electricity to justify its installed cost. Ask for a production estimate that states the assumptions about shade, orientation, system size, and expected degradation or losses rather than accepting a generic promise.
Check orientation, access, and property rules
The roof’s orientation, pitch, access for workers, and structural condition affect the design and price. Homeowners’ associations, historic-district rules, local permits, landlord terms, and utility interconnection requirements may also limit what can be built. Confirm who is responsible for permits and inspections and what happens if the utility does not approve the proposed interconnection.
Consider how long you expect to control the property
Rooftop economics are easier to evaluate when you expect to remain at the address long enough to use the system or to transfer its benefits cleanly. A planned move does not automatically rule out rooftop solar, but it makes the contract and resale consequences central to the decision. Ask how a buyer can assume the agreement, whether a loan must be paid at closing, and whether removing the equipment is permitted.

Who is community solar designed to help?
The U.S. Department of Energy identifies renters and people with shaded or otherwise unsuitable roofs as important users of community solar. It can also help a homeowner who does not want construction on the property, cannot obtain approval for a rooftop system, or expects to move within the participating utility’s territory.

A project must operate in your utility service area, and enrollment may close when the project is full. Confirm that the program is authorized for your account type, including whether renters, multifamily residents, and small businesses are eligible. A marketing page is not enough; the utility’s enrollment process and the contract determine whether credits will actually appear on your bill.
How the financial arrangements differ
Rooftop costs are tied to a physical installation
A rooftop proposal should identify the system price, expected annual production, payment method, financing rate and term when applicable, ownership of the equipment, maintenance obligations, warranty responsibilities, and any assumptions about utility compensation. If you buy the system, you bear the installation cost and retain the asset under the purchase terms. If you finance or lease it, read the payment escalation, security interest, insurance requirements, and transfer provisions before comparing the monthly amount with a utility bill.
Do not compare a rooftop payment with a community-solar subscription without accounting for what each payment includes. A rooftop payment may cover equipment that continues producing after the financing term, while a subscription charge buys access to credits under a contract. Production estimates are also not the same as guaranteed savings.
Community-solar costs are tied to credits and contract terms
A community-solar subscriber typically pays a project or subscription charge and receives a utility-bill credit based on the generation allocated to the subscriber’s share. The credit may vary from month to month because generation varies. Read the calculation in the contract: identify the rate or percentage used, the billing date, all fixed or administrative fees, and whether the subscription charge changes over time.
Ask what happens when the array produces more credits than your account can use. The utility or program may bank, roll over, limit, or otherwise treat unused credits under its own rules. A credit shown on a bill is not a guarantee that your total electricity cost will fall by the same amount, because you may still owe delivery charges, taxes, minimum charges, or the subscription fee.

Why there is no universal cheaper option
The U.S. Department of Energy states that subscribers may save where solar is less expensive than traditionally generated electricity, but that conditional statement is not a nationwide rooftop-versus-community-solar price ranking. Your result depends on roof output, installed cost, financing, the utility’s treatment of exported energy, community-solar fees, the credit formula, and local program rules.
The consulted federal materials do not establish a current apples-to-apples national cost or savings comparison. A credible decision therefore uses your own rooftop quote and production estimate alongside the actual community-solar subscription terms for your utility account.
How utility billing changes the comparison
Rooftop generation and exported electricity
With rooftop solar, electricity is produced at your property. Your bill reflects the utility’s rules for energy you use directly, energy sent to the grid, and any compensation or credit for exports. Those rules can differ by utility and may change over time. Request the tariff or interconnection explanation that applies to your address and check whether credits expire, carry forward, or are settled at a different rate.

Community-solar bill credits
Community-solar credits are calculated from the project’s output and your allocated share, then posted according to the utility’s billing process. Confirm where the credit appears, how many billing cycles can elapse before the first credit, and whether a production shortfall changes the credit. Ask for a sample bill or a plain-language statement showing the subscription charge and the utility credit separately.
Because the credit is not a guaranteed savings amount, compare the contract’s payment with the credit formula under both high- and low-production months. Keep copies of the utility authorization and the program agreement so you can challenge a missing or miscalculated credit.
Ownership, maintenance, and responsibility
Rooftop responsibility follows the agreement
For an owned system, the homeowner generally makes the maintenance and repair decisions under the purchase and warranty documents. A financed or leased system can assign equipment service, monitoring, insurance, roof penetrations, and removal responsibilities to different parties. Read those clauses before signing, especially if roof work is likely.

Ask the installer to identify the party responsible for correcting leaks, replacing failed equipment, responding to monitoring alerts, and coordinating with the utility. Keep permit records, warranties, and inspection documents; they may matter when you sell or refinance.
Community-solar responsibility follows the project contract
You normally do not maintain the off-site array yourself. Your obligations instead concern payment and account eligibility. Review the provider’s remedies if the project is delayed, underperforms, loses interconnection, or closes. The contract should explain whether credits stop during an outage, whether you receive a refund, and how you can end the subscription.
What happens if you move?
Moving with rooftop solar
A rooftop system stays attached to the property unless the agreement and technical design allow removal. Before committing, ask whether a buyer can assume the loan, lease, or service agreement; whether the balance must be paid at closing; and whether the system can be transferred to a new address. A real-estate agent and lender may need the contract early in the sale process.
Moving with community solar
DOE says subscribers can typically continue within the same utility service territory or county, but that is not a promise for every program. Transfer, cancellation, sale, donation, and relocation outside the territory depend on the project’s rules. Obtain the moving policy in writing. Check whether the new account must be in the same name, whether a transfer fee applies, whether there is a waiting period, and what happens to unused credits when the old account closes.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Federal tax-credit timing: read the date carefully
Internal Revenue Service Publication 530 for 2025 states that the residential clean-energy credit rate applied to qualifying property placed in service during 2022 through 2025. Its “What’s New” section says residential clean-energy credits cannot be claimed for expenditures made after December 31, 2025. The IRS guidance page identifies solar electric panels as eligible equipment under the published rules.
That date boundary matters for a 2026 decision. Do not rely on older marketing that broadly promises a 30% federal credit for a new purchase in 2026. Verify the current IRS instructions, the date your property was placed in service, and your own tax circumstances before treating any credit as part of the economics. State, local, and utility incentives are separate questions and must be checked for your location.

The Department of Energy’s 2021 homeowner guide remains useful for general rooftop-system context, but its older tax discussion should not override the later IRS material. A contractor’s estimate should show incentives as assumptions, not as guaranteed cash, until eligibility is confirmed.
A practical decision process
- Identify your utility and account type. Record the utility serving the property, whether you own or rent, and whether the account is individually metered. Community-solar availability and credit rules are utility-specific.
- Screen the property. Note roof age, condition, shade, usable area, orientation, access, local restrictions, and planned renovations. If the roof needs work, price that work before comparing solar options.
- Request a detailed rooftop proposal. Require the system size, production estimate, installed price, payment structure, ownership, warranties, maintenance duties, interconnection assumptions, and treatment of exported electricity.
- Obtain the complete community-solar offer. Ask for the subscription charge, credit formula, all fees, project term, expected enrollment date, cancellation rights, transfer policy, treatment of unused credits, and the utility authorization.
- Model the bill, not just the headline price. For rooftop solar, include financing or lease payments, remaining utility charges, maintenance, and export compensation. For community solar, include the subscription charge, the utility bill after credits, delivery and fixed charges, and months with lower project production.
- Test your moving scenario. Read the sale, transfer, cancellation, and relocation clauses before signing. A lower monthly estimate is not useful if ending the agreement requires a large payment.
- Verify incentives independently. Check current IRS instructions and applicable state and utility programs. Record the publication year and eligibility date used in your calculation.
- Compare written terms side by side. Choose only after you can explain who owns the asset, who bears performance risk, how credits are calculated, and how the agreement ends.
Questions to ask before signing
Questions for a rooftop installer or financier
- How were shade, orientation, roof condition, and usable area measured?
- What annual production is estimated, and what assumptions could reduce it?
- Who owns the equipment during and after the payment term?
- Who pays for repairs, monitoring, insurance, removal, and reinstallation if the roof needs work?
- How are exported kilowatt-hours treated by this utility?
- What happens if the utility denies or delays interconnection?
- Can a buyer assume the agreement, and what payoff or transfer charges apply?
- Which incentives are included, and what happens if I do not qualify?
Questions for a community-solar program
- Is this project available to my utility account and service territory?
- Exactly how is the monthly bill credit calculated?
- What subscription fees, administrative charges, deposits, or escalators apply?
- When will credits begin, and how are missing or delayed credits corrected?
- What happens to unused credits?
- What is the contract term and the cancellation charge, if any?
- Can I transfer the subscription after moving within the territory?
- What happens if I move outside the territory, sell the account, or stop being the utility customer?
- What happens if the project is delayed, underperforms, or closes?
Which option fits common household situations?
You rent an apartment or house
Rooftop installation usually requires the property owner’s approval and a workable roof arrangement. If you cannot make that decision, community solar may provide a way to receive bill credits without construction at the rental. Confirm that the program accepts your account and that you can transfer or cancel if your lease ends.
Your roof is heavily shaded or too small
Community solar may avoid the production losses and construction compromises caused by shade or limited roof area. Compare the subscription’s credit formula with a realistic rooftop estimate, not with the output of an ideal unshaded roof.

A rooftop proposal may be worth detailed evaluation because you control the site and can use the system for many years. The decision still turns on the installed price, financing, utility tariff, roof condition, maintenance responsibilities, and verified incentive eligibility.
You may move soon
Prioritize flexibility. A community-solar transfer policy within your utility territory may be simpler than selling a property-attached system, but only the contract can confirm that. If considering rooftop solar, obtain the lender’s or provider’s written payoff and buyer-assumption rules before construction.
Common mistakes and how to avoid them
- Treating a bill credit as guaranteed savings. A credit is calculated under program and utility rules and may vary with project production. Include subscription charges and other bill components.
- Using an outdated federal-credit claim. IRS Publication 530 (2025) places the published residential-credit cutoff after December 31, 2025. Verify current guidance rather than repeating a generic 30% promise for 2026.
- Comparing only monthly payments. Separate equipment ownership, financing duration, residual obligations, subscription fees, and utility charges.
- Ignoring the roof before signing. Roof repairs after installation can create removal and reinstallation costs. Resolve roof work first when the remaining life is uncertain.
- Skipping the moving clause. A project can look inexpensive until cancellation, transfer, or sale obligations are included.
- Assuming every utility treats solar the same way. Export compensation, credit timing, carryover, and fixed charges are local rules.
- Accepting a production estimate without assumptions. Request the shade, orientation, system-size, and loss assumptions in writing.
- Enrolling without the full contract. Keep the fee schedule, credit formula, term, cancellation rights, and transfer policy—not just a marketing summary.
How to reach a defensible choice
Choose rooftop solar when a written site assessment supports adequate production, the roof and property are ready, and the ownership or financing terms remain sensible after utility charges, maintenance, and moving considerations are included. Choose community solar when your roof or ownership situation makes on-site construction impractical, or when the local subscription provides a transparent credit formula and acceptable flexibility.
For either option, the decisive document is local: a rooftop quote and production estimate, or a community-solar contract paired with the utility’s billing rules. Compare those documents line by line, verify incentives using current IRS and local guidance, and reject any offer that cannot explain its costs, credits, responsibilities, and exit path.
