That smaller construction pipeline is not, by itself, evidence that the whole retail market is weakening: vacancy was stable quarter over quarter, asking rents were higher, and net absorption was positive year to date despite a small quarterly decline.
What the falling pipeline measures
“Pipeline” here means retail space reported as under construction—not all proposed projects, available space, or the market’s total retail inventory. Kidder Mathews Research Group reported 59,473 square feet under construction in Q3 2026, compared with 72,900 square feet in Q3 2025 and 61,938 square feet in Q2 2026. The year-over-year decline was 18.42%.

How construction compares with other market signals
Other indicators in the Q3 report do not all point in the same direction. The construction figure describes the volume of space being built; vacancy, rent, absorption, and deliveries describe different aspects of market conditions and activity.

Vacancy and asking rent provide important context: vacancy was lower year over year, while the average asking rent was higher. But these figures do not establish why construction declined, and rent growth should not be treated as its cause.
Absorption depends on the period being measured
Net absorption was negative by 929 square feet in Q3 2026, but positive by 18,105 square feet for the year to date. These are not conflicting figures: the quarterly measure covers Q3 alone, while the year-to-date total includes earlier quarters. Through Q3 2025, year-to-date absorption had been negative by 146,703 square feet.

Deliveries were also lower
Retail deliveries totaled 2,465 square feet in Q3 2026. The year-to-date total was 9,377 square feet, compared with 51,697 square feet through Q3 2025—an 81.86% decrease. Deliveries measure space completed during the period, whereas the construction pipeline counts space still being built. A lower delivery total and a smaller pipeline therefore describe related but distinct stages of development.

The Q3 report named three significant projects and their then-current scheduled delivery dates. These are schedules recorded in the report, not confirmation that the projects were subsequently completed.

How to read the Q3 2026 picture
- Construction activity: The amount of retail space under construction fell both year over year and quarter over quarter.
- Market availability and pricing: Vacancy was flat from Q2 and lower than a year earlier; average asking rent was higher year over year.
- Occupancy activity: Absorption was slightly negative in Q3 but remained positive year to date.
- Completed supply: Deliveries were lower than through the same point in 2025.
Together, these measures show a smaller construction pipeline alongside mixed operating indicators—not a uniform decline across every part of Reno retail. The report covers the market as it defines it; it should not be silently treated as a separate Reno-Sparks or Washoe County measure.
