Rainwater Harvesting vs. a Storage Tank: What Works Best for a Mumbai Home?

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For most Mumbai homes, the choice is not rainwater harvesting or a storage tank: a tank can be one part of a rainwater-harvesting system. Municipal Corporation of Greater Mumbai (MCGM) guidance recommends storing rooftop runoff for a few days of flushing demand, then directing overflow—and suitable surface runoff—to groundwater recharge with precautions. The right arrangement depends on the roof, household demand, property type, space and site conditions.

What is the difference?

Rainwater harvesting is the broader system: it captures runoff and may filter, store, use or recharge that water. A storage tank holds collected water for later use; by itself, it does not capture rain or replenish groundwater. Maharashtra’s rules recognize both storage and recharge as rainwater-harvesting methods.

That distinction matters in Mumbai. MCGM says the city typically gets intense showers followed by dry spells, and recommends collecting roof runoff in tanks to meet flushing demand for a few days. Where conditions permit, overflow and suitable surface runoff can then be used to recharge groundwater. This is local guidance, not a universal tank-size formula.

Which configuration suits your property?

Configuration Best suited to What it provides Key consideration
Storage-focused harvesting A standalone or row house with roof access and space for a tank Captured rainwater for short-term non-potable uses such as toilet flushing Size the system around usable roof area, demand, plumbing and available tank space; do not assume a standard capacity.
Recharge-focused harvesting A site where a qualified assessment finds recharge suitable and a tank is impractical or not the priority A route for filtered runoff to replenish groundwater through an appropriate well, pit or trench Soil, groundwater conditions, building stability, contamination risk and local requirements affect suitability.
Storage plus recharge A property with suitable storage and recharge options Stored water for near-term use, with overflow routed to recharge where appropriate Requires properly designed overflow, filtration and safe separation from sewage and floodwater.

For a flat, the roof and much of the drainage may be shared infrastructure. MCGM notes that apartment implementation can require a community approach, so residents may need housing-society agreement on design, access, costs and maintenance.

How to decide what to build

  1. Establish the purpose. Identify likely non-potable uses, such as flushing or garden watering, and estimate their demand. Do not treat harvested rainwater as drinking water by default.
  2. Check the catchment and route. Confirm which roof or paved areas can feed the system, how runoff will reach it, and whether any surface water could introduce contaminants.
  3. Assess space and site conditions. Compare practical locations for a surface or underground tank with potential recharge options such as a prepared open well, borewell recharge pit, percolation pit or trench. A site study is needed to establish suitability and protect foundations and building stability.
  4. Agree on maintenance and control. A private home may have straightforward roof access; an apartment system needs clear responsibility for common pipes, roof cleanliness, filters and inspections.
  5. Confirm applicable rules and approvals. The requirements depend on the property and the current rules in force. Confirm them with BMC or a building professional rather than relying on an old threshold or general summary.

What a safe system needs

The Government of Maharashtra’s 6 June 2007 notification describes collection from terraces and paved or unpaved surfaces. Its listed arrangements include filtered recharge to a suitably prepared open well, a borewell recharge pit, a covered surface or underground storage tank with draw-off taps and overflow, and percolation pits or trenches for surplus water.

The notification also calls for a valve to bypass the first roof wash and insect-proof mesh on pipe mouths and openings. It specifies at least two 100 mm rainwater pipes for a 100 sq m roof in its schedule. That is a provision in the 2007 notification, not a substitute for a designer checking the actual roof, plumbing and current requirements.

  • 50-Gallon Capacity: Provides ample storage for harvested rainwater, ideal for watering gardens, lawns, and plants.
  • Durable Construction: Made from UV-resistant polyethylene to withstand outdoor elements and ensure long-lasting durability.
  • Overflow Valve: Built-in overflow valve for managing excess water and the option to connect multiple barrels for increased storage.
  • Premium Brass Spigot: Features a high-quality brass spigot for easy, secure, and leak-free water retrieval.
  • Low Maintenance: Easy to install and maintain, offering a simple, sustainable solution for homeowners.
  • Provide filtration appropriate to the system and a first-rain bypass so the initial roof wash does not enter storage or recharge.
  • Keep sewage, sullage, chemical or biological impurities, and street floodwater out of the system.
  • Keep premises leak-free and clean the terrace before the monsoon; MCGM’s guidance also advises keeping roofs locked during the monsoon.
  • Design overflow and recharge locations so they do not threaten the building’s stability or cause dampness in nearby foundations.

MCGM warns that contaminated recharge can affect multiple people and be difficult to remedy. Filtration and careful routing are therefore essential, not optional extras.

Should harvested rainwater be used for drinking?

Non-drinking and non-cooking uses should be the default. The 2007 Maharashtra notification says collected or recharged water should, as far as possible, be used for non-drinking and non-cooking purposes. It describes filtration, a separate first-rain bypass, disinfectants and purification arrangements for exceptional potable use; MCGM also says water quality must be checked before potable use. Rooftop collection alone does not establish that water is safe to drink.

What the rules say—and what to verify

The Maharashtra Government notification dated 6 June 2007 set out rainwater-harvesting provisions for Greater Mumbai, including systems on relevant housing-society open or amenity spaces and new construction, reconstruction or additions on plots of at least 300 sq m under the scope stated in that notification.

MCGM’s Environment Status Report 2023–24 indexed summary says that, under DP 2034, a condition applied to developments with plot areas of 500 sq m or more from 8 May 2019, with compliance described in the development-permission and occupation-certificate process. Because the applicable rule can depend on the property and current regulations, verify the requirement directly with BMC or a qualified building professional before making a compliance decision.

Designing a retrofit or society system

Ask a rainwater-harvesting designer or qualified installer to assess the catchment, demand, drainage route, storage or recharge option, overflow and maintenance plan. For a product-based setup, a filter kit or first-flush diverter, insect mesh and compatible pipework may be components, but dimensions and suitability depend on the roof and plumbing. A site assessment—not a generic tank recommendation—should determine the configuration and capacity.
