Reports described major defects and an unusual dual-living layout, but they do not establish the home’s current condition or sale status.
What the gas-mask walkthrough showed
PerthNow reported that the property looked relatively ordinary from the outside, while the interior included a grow room, broken or non-functional items, and a damaged ceiling. Swarts pointed out a hole in the ceiling filled with what the report described as a pool cover. In the video, he joked: “Now one of the first problems you’re gonna see with this house is the roof,” adding that the bubble wrap was “probably not structural.” PerthNow’s 4 July 2024 report called the property “only for the brave.”
Why the agent used a comedic approach
Elite Agent described the video as a deliberate comedic marketing choice intended to attract attention and buyer interest. Swarts said: “We’re not selling fancy real estate in our neck of the woods and more interest means more buyers and higher sales prices.” He also said: “It’s all about exposure and we’ve taken that comedic slant on things and it’s paying dividends and people love it.” Elite Agent’s 8 July 2024 report said the property attracted six offers in its first few days; that is a figure reported at the time, not a current measure of interest or sale outcome.
What was reported about the grow room and layout
PerthNow quoted Swarts saying previous owners had used the room to grow medicinal plants for their own medical needs. The same report said he could not rule out illegal activity; it did not establish that illegal activity had occurred. The reports also described an unusual dual-living arrangement under one roof.

What the reports do—and do not—establish
Both articles concern the video and marketing in July 2024. They do not establish 34 Dawson Street’s present ownership, condition, sale status, or verified land area. The gas mask was part of a video walkthrough, not evidence that a particular hazard was identified or an instruction to use protective equipment.
