Patricia Richardson’s Brentwood home was listed in late October 2025 for just under $10 million. In January 2026, The Real Deal reported that the property had sold and was expected to trade for $9.2 million, but that figure is not confirmed as the final recorded closing price.
What was Patricia Richardson’s asking price?
The longtime Brentwood estate was offered for nearly $10 million in late October 2025. Brentwood News reported the listing on November 2, 2025, citing Carolwood Estates agents David Yadegaran and Shaun Alan Lee. Elite Agent’s October 30, 2025 report described the asking price as just under US$10 million.
That was the original asking price, not a current listing price: later reporting said the home had sold.
What is reported about the sale price?
On January 16, 2026, The Real Deal reported that the home sold. Its accessible search-result excerpt said the property was expected to trade for $9.2 million, according to listing agent David Yadegaran. The report’s page was not accessible for independent verification, so $9.2 million should be treated as a reported expected trade price, not a confirmed final closing price. The Real Deal’s report

Where is the house, and what does it include?
Elite Agent identifies the property as 196 Granville Avenue in Brentwood, Los Angeles. Coverage describes a seven-bedroom estate, but reported dimensions and bathroom counts differ, so the figures are best kept with their respective sources.
| Report | Reported property details |
|---|---|
| Brentwood News, November 2, 2025 | About 6,600 square feet; seven bedrooms and nine bathrooms. The report describes privacy hedges and gates, a pool, spa, guesthouse and a suite above a three-car garage. |
| Elite Agent, October 30, 2025 | About 6,700 square feet; seven bedrooms and eight bathrooms on roughly one acre. |
Brentwood News characterizes the house as Cape Cod-inspired and says Richardson bought it in 1996. Its article also reports that she was downsizing to a Los Angeles condominium, attributing that context to The Real Deal; it is not a direct statement from Richardson. Marketing language quoted by Brentwood News called the property “a rare Brentwood estate with an unmistakable sense of history and presence,” which should be understood as promotional description rather than an independent assessment.
