Office Building Façades Compared: Curtain Wall, Windows, and Cladding

Curtain wall, windows, and cladding do different jobs and can share one office façade. Compare their load paths, water strategy, thermal performance, and interfaces.

Curtain wall, windows, and cladding are different parts of an office building’s enclosure—not three interchangeable façade packages. Curtain wall is an exterior glazed framing system; windows are fenestration assemblies that can sit in opaque walls or within a larger glazed system; cladding is the outer rain-shedding layer of an opaque wall. A project may use all three. Compare them by how loads reach the structure, how water is managed, how the complete wall performs thermally, and how the systems meet.

What each façade term means

Curtain wall: a glazed system attached to the building structure

A curtain wall is an exterior glazing and framing system that transfers wind and gravity loads back to the building’s main structure. Depending on its design, it may hang past the floor edges or bear at its base. The term describes a glazed system, not the entire façade. It still needs deliberate control of air, water, heat flow, and movement, particularly at floor edges and transitions. The American Institute of Architects’ definitions and the UK National Protective Security Authority’s introduction to glass curtain-wall systems describe these roles.

Windows: fenestration assemblies in more than one context

A window is a fenestration assembly. It may be installed as an opening in an opaque wall, or incorporated into a broader glazed façade. Curtain-wall systems can also include operable windows, so “window” and “curtain wall” are not necessarily competing choices: one names a component or opening, while the other names a system. The installation perimeter matters because a window interrupts the surrounding wall’s air- and water-control layers.

Cladding: the outer layer of an opaque wall

Cladding is the visible, rain-shedding outer layer of an opaque wall. In a rainscreen assembly, it works with a cavity and an inner water-control layer; the panel or veneer alone is not the complete water-control system. The AIA distinguishes drained and back-ventilated cavity and pressure-equalized rainscreen assemblies, and cautions that open-joint cladding is often called a rainscreen without meeting the full assembly description. Open joints can admit substantial water and expose membranes to ultraviolet light, placing greater demands on the inner water-control layer.

How the systems compare

Curtain wall Exterior glazed framing system that transfers its loads to the building structure. Installation and flashing determine whether those layers remain continuous.
Cladding / rainscreen Cladding sheds rain from an opaque wall; a rainscreen assembly also includes a cavity and inner water-control layer. Cladding material and attachment; cavity and drainage; UV exposure at open joints; thermal bridges at brackets; local fire and structural requirements. Cladding alone is not a rainscreen. Open joints may admit water and expose the inner membrane to UV.

These are comparison categories, not mutually exclusive packages. For example, an office could use curtain wall on one elevation, windows in opaque walls elsewhere, and cladding over backup-wall assemblies. The useful comparison is between complete assemblies and their interfaces, not just visible materials.

How water-management strategies differ

Drained-and-screened walls: plan for some water to get behind the outer layer

Building Science Corporation’s BSD-013: Rain Control in Buildings (2011) describes screened-drained walls as assemblies that accept that some rain may pass the exterior cladding and provide a route to manage it. The practical strategy pairs the cladding screen with a drainage gap, a drainage plane, flashing at the base, and openings for water to exit. At windows and other interruptions, flashing and drainage must connect back to the wall’s drainage plane.

For an office façade, that means tracing the drainage route through the details—not stopping at the panel elevation. Bases, heads, corners, penetrations, and window perimeters all need coordinated water-management details. A cavity without a continuous drainage plane, properly connected flashing, and a way to discharge water is not enough by itself.

Perfect-barrier approaches: rely on the outer plane and its joints

In BSD-030: Rain Control Theory (2010), Building Science Corporation describes a perfect-barrier strategy as relying on a single plane to prevent water passage. Some window frames and metal-and-glass curtain-wall systems are examples. Because this approach depends on reliable joints, the design must address the system’s seams, interfaces, and transitions rather than treating the product category as inherently watertight.

Neither strategy makes a system universally superior. The project team needs to choose and detail a coherent approach for the whole enclosure, including where one assembly meets another.

How to compare thermal and solar performance

For fenestration, compare whole-product U-factor, solar heat gain coefficient (SHGC), and visible transmittance (VT). In general, U-factor describes heat transfer through the product; SHGC describes how much solar heat it admits; and VT describes how much visible light it transmits. They answer different questions, so a preferred value depends on the project’s climate, orientation, energy targets, daylight needs, and comfort criteria.

The ANSI Webstore listing for CSA A440.2-22 / CSA A440.3-2022 identifies these fenestration energy-performance properties and includes curtain walls in the standard’s scope. Confirm the edition and rating method adopted for the project’s jurisdiction before comparing product data.

Do not stop at the glazing specification. Assess frame thermal breaks, opaque-wall performance, and thermal bridges through attachments such as cladding brackets. Then consider how air and water control continue across slab edges, window perimeters, anchors, and transitions. A strong glazing figure does not establish whole-façade performance.

A practical framework for selecting and coordinating systems

  1. Set the project conditions. Establish the building form, climate and wind-driven-rain exposure, orientation, applicable local energy, fire, and structural requirements, and performance targets. The applicable code and test standards depend on the jurisdiction.
  2. Map the load path and movement. Identify what carries dead load, how wind forces reach the main structure, and how the façade accommodates movement at floors and structural transitions. Do not assume the same load path for every curtain wall or cladding system.
  3. Choose a water-management strategy. Decide whether the assembly is intended to act as a drained-and-screened wall or rely on a more sealed outer barrier. Draw the route water takes at bases, heads, corners, penetrations, and window perimeters.
  4. Compare complete thermal and solar performance. Review fenestration U-factor, SHGC, and VT alongside frame breaks, opaque-wall performance, and attachment thermal bridges. Check how the specified figures relate to the project’s targets and applicable rating method.
  5. Resolve the interfaces. Show continuity of air-control and water-control layers at slab edges, windows, anchors, and transitions between glazed and opaque areas. These junctions are where one system’s performance depends on another’s detailing.
  6. Verify buildability and upkeep. Require project-specific information on fabrication, installation sequence, access, inspection, cleaning, repairability, and lifecycle cost. These are necessary comparison points, but no comparative cost or service-life ranking is established for these three categories.

Why project requirements cannot be generalized

Public Services and Procurement Canada’s Technical Reference for Office Building Design 2022 v2.3 calls for pressure-equalized rainscreen approaches and high-performance thermally broken frames and glazing within its own office-design context. That is a jurisdiction- and document-specific design reference, not a universal code rule or proof that the same specification suits every office.

Climate, exposure, building geometry, local codes, fire requirements, energy goals, maintenance access, and delivery conditions all affect the appropriate assembly and its details. Ask the project team for evidence tied to the actual system, interfaces, and jurisdiction rather than relying on category labels or a specification copied from another project.
