What the New Heart proposal includes
UNS, formerly UNStudio, designed New Heart for developer die developer Projektentwicklung GmbH. The firm describes a building site of approximately 10,000 m² and 60,766 m² of above-ground building surface. Its official project page lists the project period as 2023–present and its status as Design.
Towers, pavilion and public space
The proposal places two slender mixed-use towers around a lower community pavilion. Residential and commercial office space would sit alongside a public park, a neighbourhood square, deep balconies and terraces. The tallest tower is planned to reach up to 120 metres, according to UNS’s project page.
The design also extends Düsseldorf’s Kennedydamm pedestrian bridge into the development and includes a three-storey mobility hub. UNS presents the scheme as a community-oriented urban quarter; that is the design team’s stated aim, not a demonstrated account of how a completed site would work.

How greenery and building systems feature in the design
Greenery is intended to connect indoor spaces with outdoor terraces and balconies, rather than appear only as a ground-level landscape. The proposal also describes photovoltaic surfaces integrated into the façade, geothermal heating and cooling, district heating, and recyclable prefabricated façade modules. New Atlas’s September 11, 2023 coverage additionally describes a partly timber pavilion and photovoltaic panels on the roof as well as the façade.
These are proposed design features, not confirmation that systems have been installed or that the development has achieved environmental or health outcomes. UNS says the structural concept is designed to reduce CO₂ emissions by 34%; this is a design claim, not a measured result from an operating building.

The project page also associates a personal air rate of 50 m³/h with the stated IDA2 high-comfort standard. That figure describes the design ambition, not measured ventilation in an occupied New Heart. Its separate statement that secondary metals such as recycled aluminium can save over 95% of energy compared with producing new materials is a general materials claim, not a project-specific measurement.
Project status and what is not yet confirmed
New Atlas reported in 2023 that the design had won an international architecture competition and that no completion date had been announced. The current UNS page continues to list the project as Design. The sources available as of October 8, 2026 do not confirm a construction start, completion date or opening date. A competition-winning proposal and detailed sustainability specifications should not be mistaken for a construction schedule or a finished building.

What greenery-covered towers need to address
Greenery can make a high-rise proposal visually distinctive and create more opportunities for planting at different levels, but designing a green tower is not the same as establishing how it will perform over time. A 2023 review of greenery-covered tall buildings by Kheir Al-Kodmany identifies construction cost, ongoing maintenance and building and fire-code compliance as general challenges for the building type. Those are relevant questions for any such project; the review does not establish that New Heart has a particular cost, maintenance burden or code problem.
For New Heart, the official project description sets out an ambitious mix of landscape, public space and building systems. Whether those features are built as proposed, and how they function in operation, remain unknown while the project is listed as Design.
