Microsoft began demolishing the original East Campus buildings at its Redmond, Washington, headquarters on January 8, 2019. The ceremonial demolition marked the end of the company’s first purpose-built Redmond era—and the start of a redevelopment planned to replace 12 aging buildings with roughly 3 million square feet of modern workspace, amenities, open space and new infrastructure.

The project was never simply a demolition job. It was an attempt to preserve Microsoft’s long-term commitment to Redmond while replacing much of the physical campus that represented the company’s early history.

A demolition ceremony for Microsoft history

On January 8, 2019, Microsoft employees gathered as senior software engineer Matthew Whilden operated an excavator against the facade of Building 1. Other employees had already used sledgehammers inside Building 2.

The event was both practical and symbolic. Employees who had made leading contributions to Microsoft’s giving campaign received the opportunity to participate, turning the beginning of a major construction project into a workplace-memory event.

Building 1 dated to 1985, when Microsoft was establishing its first major Redmond campus. The group commonly known as the “X-Wing” buildings included Buildings 1 through 6 and 8 through 10, along with other original structures. Together, the buildings represented about 1.2 million square feet of older office space in the 2019 account.

They were not the entirety of Microsoft’s Redmond property. The demolition affected a defined portion of the East Campus, not the company’s whole headquarters complex.

Why the original buildings had to go

Microsoft said the older buildings no longer suited the way its teams worked. Their layout could be difficult to navigate, employees could easily get lost, and the individual-office model reflected an earlier period in the company’s history.

The replacement plan favored team-based and collaborative workspaces. It also allowed Microsoft to make a much larger investment on land it already owned, rather than moving its headquarters or developing an entirely new location.

That rationale had an obvious business dimension. A modern campus could support recruitment, collaboration and a more consistent workplace experience as Microsoft expanded beyond its origins as a personal-computer software company. But the change also involved a genuine trade-off: preserving the buildings would have retained a tangible link to Microsoft’s early years, while replacing them offered greater flexibility, accessibility and usable space.

The X-Wing buildings and Microsoft’s early Redmond era

Microsoft moved to its Redmond campus in the mid-1980s, and the original buildings became the physical setting for the company’s transformation into a global technology corporation.

Building 4 was associated with Bill Gates’ former office. That historical connection gave the demolition particular emotional weight for employees and alumni, although it is more accurate to say the building was associated with his office than to claim that Gates’ office itself was demolished.

For former employees, the X-Wing buildings represented more than inefficient offices. They were where teams worked, products were developed and Microsoft’s institutional culture took shape. Their removal therefore created a tension that runs through the entire project: Microsoft was preserving its location and commitment to Redmond by erasing much of its earliest visible architecture.

What Microsoft planned to build

Microsoft’s original 2018 announcement described an approximately 72-acre redevelopment with 18 new buildings. Later City of Redmond materials describe 17 new buildings replacing 12 older ones. The available sources do not explain the difference directly, so the safest conclusion is that the plan was revised as it developed.

The proposed campus included:

  • Approximately 3 million square feet of new workspace;
  • Four- and five-story buildings arranged in five campus “villages”;
  • A two-acre central plaza;
  • Retail and restaurants;
  • Trails, sports facilities and landscaped open space;
  • Underground parking, including a four-level subterranean garage in project updates;
  • Perimeter vehicle circulation to reduce internal campus traffic; and
  • A pedestrian and bicycle bridge across State Route 520, linking the campus area with the Redmond Technology light-rail station.

The design attempted to give a large suburban corporate campus some of the qualities associated with an urban district: more walkable circulation, shared gathering places, amenities and a clearer sense of neighborhood.

Microsoft said the project could accommodate approximately 8,000 additional employees. That was a 2019 capacity projection, not a current employment increase or verified 2026 headcount.

Lake Bill and selective continuity

The redevelopment did not treat every existing landscape feature as disposable. Microsoft’s plan referenced “Lake Bill,” the pond associated with Gates’ former office, as one of the recognizable elements retained or incorporated into the new campus environment.

This approach amounted to selective preservation rather than a traditional historic restoration. The company kept certain landscape associations and memories while replacing the buildings around them with a new workplace system.

The sustainability promise—and its limits

Sustainability was a major part of Microsoft’s justification for the new campus. The company described itself as operationally carbon-neutral beginning in 2012 and planned a Thermal Energy Center supported by approximately 875 geothermal wells. The system was designed to provide largely carbon-free heating and cooling for the new campus.

Microsoft also discussed reducing embodied carbon, particularly in construction materials such as concrete. Other commitments included planting one tree for every tree removed and three trees for every removed “heritage” tree. Wood from older campus trees could be reused as finishes in new buildings.

It is intended for professionals. This electric jack hammer adopts heavy-duty aluminum construction, is highly durable, and is corrosion resistance for long-term use

These measures should be described precisely. A geothermal heating and cooling system is not the same as a zero-carbon construction project, and operational carbon claims do not eliminate the embodied carbon associated with demolition, manufacturing materials and building millions of square feet of new space. The project’s environmental story contains both an effort to reduce operational emissions and the unavoidable impact of large-scale redevelopment.

The original schedule changed

Microsoft expected construction to begin later in 2018 and finish in 2022. Later city materials cited 2023, while the City of Redmond’s current project page lists a target completion date of mid-2025.

The COVID-19 pandemic changed the assumptions surrounding the project while construction was underway. The campus plan was conceived before the widespread shift to remote and hybrid work, and later reporting described a reduced or altered scope in response to changing workplace expectations.

That does not mean the project became unnecessary. Microsoft continued to present the campus as a place for collaboration, customer engagement, employee culture, amenities and public-facing connections—not simply as a collection of desks that must be occupied every weekday. But the economic and operational case for adding millions of square feet of office space was clearly different after 2020.

The available city and Microsoft sources support the conclusion that the East Campus has been substantially transformed. They do not, however, establish that every building and feature from the original announcement was completed exactly as planned.

The City of Redmond’s project page gives mid-2025 as a target completion date, while the city’s current projects directory lists the campus refresh as “Under Review.” That administrative label does not, by itself, prove that construction stopped or that the campus is incomplete. It does mean that a blanket claim of full delivery of the original 17- or 18-building plan would go beyond what the available authoritative sources establish.

A headquarters that remembers by replacing

Microsoft’s original Redmond buildings were demolished because they no longer matched the company’s preferred workplace model. Their replacement was intended to provide more flexible buildings, stronger pedestrian connections, modern energy infrastructure and a campus that could support Microsoft’s next phase.

But the project also exposed a difficult question for corporate architecture: can a company modernize its physical identity without losing the history embedded in its buildings?

Microsoft’s answer was not to preserve the X-Wing campus intact. It was to keep Redmond as home, retain selected landscape and cultural references, and replace much of the original built environment. The January 2019 demolition was therefore both the opening act of a construction project and the visible end of Microsoft’s first Redmond era.
