The supernatural account is Umansky’s anecdote, not a verified explanation for the sale. The Los Angeles Times reported that the property sold for $18.1 million in 2012.
What Umansky says happened in the mansion
In an account summarized by TMZ on April 17, 2023, Umansky described a locked-up house that was later found with a window open and music playing in the room where Jackson died. He also recounted a chandelier incident that reportedly unsettled a prospective buyer. Umansky said he appealed to Jackson’s spirit, after which the home was sold.
Those events and their interpretation are attributed to Umansky. TMZ’s report is not independent verification that a ghost existed or affected a buyer’s decision. The account appears in Umansky’s book, The Dealmaker: How to Succeed in Business & Life through Dedication, Determination & Disruption. No exact transcript of his words appears in the cited reporting, so the details are best treated as a paraphrase, not a direct quotation. TMZ’s account
Jackson rented the home; he did not own it
The French château-style property in Holmby Hills was designed by Richard Landry and built in 2002. The Los Angeles Times reported that Jackson leased it for $100,000 per month and died there in 2009. Hubert and Roxanne Guez, who owned the house, had purchased it in 2004 for $18.5 million. Umansky served as the listing agent. The Los Angeles Times’ March 2012 property report

The property’s reported features
The Times described the 17,171-square-foot home as having seven bedrooms, 13 bathrooms, 11 fireplaces, a theater, wine cellar and tasting room, elevator, art studio, gym and spa, guesthouse, pool, and 1.25 acres of gated grounds. These are details of the property, not evidence about the ghost story.
What the sale price and listing history show
The sale was reported at $18.1 million in 2012. That figure is distinct from the asking prices at different points in the listing history:
Rank #2
| Figure | What it refers to | Source and date |
|---|---|---|
| $18.1 million | Reported sale price | Los Angeles Times, November 2, 2012 |
| $23.9 million | Asking price when the home was listed in March 2012 | Los Angeles Times, March 20, 2012 |
| As much as $38 million | An earlier asking price in 2008 | Los Angeles Times, November 2, 2012 |
Asking prices and a final transaction price are different measures, and the figures alone do not show why the property sold for its eventual price. The Times reported the final sale and listing history in its November 2012 account.

In the Times’ 2012 coverage, real estate consultant and appraiser Randall Bell said, “Crime scenes have a perceived stigma.” The paper reported Bell’s general estimate that such homes may close at a market discount of 10% to 50% and can take longer to sell. That was a broad estimate quoted in 2012, not an appraisal of the Jackson property or proof that its history determined its sale price. The Los Angeles Times’ report on the sale
