Marga Group reports that it handed over and occupied nearly 300 residential units in Phase 1 of The Central in Yangon, and a July 2018 newspaper advertisement announced retail-street handover celebrations. Those historical records do not establish that every part of the development is complete or handed over, and the exact pledge in the headline is not verified by the available sources.
What is The Central?
The Central is Marga Landmark’s mixed-use development at the corner of Kabar Aye Pagoda Road and Kanbe Road, near Inya Lake in Yankin Township, Yangon. Marga Group describes the project as including residential towers, an international retail promenade, a boutique shopping mall and Grade A commercial office space. The company identifies it as its flagship real-estate project. Marga Group’s project page and its 2019 UN Global Compact Communication on Progress describe the location and mix of uses.

What handovers are documented?
Phase 1 residential units
Marga Group’s corporate history says Phase 1 comprised nearly 300 units and was completely reserved within a week. The company states: “These units have been built to the highest standard, handed over to our customers, and now occupied by high quality tenants.” The page does not state a publication date. This is the developer’s account of Phase 1, not an independent record of all project construction or handover. Marga Group’s corporate history

A 7 July 2018 advertisement in The Global New Light of Myanmar announced “RETAIL STREET HANDOVER CELEBRATIONS IN JULY.” It documents a handover celebration announced for that month; by itself, it does not confirm the retail street’s current operating status or establish completion of the wider development. Does this confirm complete construction and handover of the whole project?
No. The evidence supports a company-reported handover and occupancy of Phase 1 residential units and a dated announcement about retail-street handover celebrations. It does not establish that the residential towers, retail areas, shopping mall and office space across the entire project have all been completed and handed over. Nor do the sources confirm the exact “complete construction and handover” pledge as a project-wide commitment. Treat the pledge and present project-wide status as unverified unless current, authoritative documentation is provided.
What should a prospective buyer or tenant verify?
Check documents for the specific unit, phase or facility rather than relying on a general project statement. Ask the developer or relevant authorities for current records, and confirm details on site where appropriate.

- Identify the exact building, unit, phase or commercial component covered by the claim.
- Request current construction-status and handover documentation for that specific component, including relevant approvals and records. The available sources do not establish which current approvals or completion documents exist.
- Compare the documents with the physical condition of the property and the handover terms that apply to the unit or space.
- Seek independent professional advice before making a purchase or tenancy decision.
The 2018 advertisement cautioned that its renderings and specifications were conceptual and for reference; areas and dimensions were approximate and subject to survey, construction variances and approval; and project materials could be revised or withdrawn. Those are caveats in a dated advertisement, not a current legal assessment. Read the advertisement.
What do the project’s awards show?
Marga Group reports that The Central received six awards at the 2017 Myanmar Property Awards, including recognition for condominium development, retail development, mixed-use development, universal design and developer, as well as special recognition for corporate social responsibility. This is a historical company-reported award claim; it does not establish construction or handover status. Marga Group’s project page
