Luxury finishes last when care is matched to the material, finish and installation—not when every surface receives the same polish. Build a finish register for the home, follow the maker’s care instructions, remove grit before wiping, and use only products approved for that exact surface. Stone, wood, decorative metal, glass and upholstery each have different failure modes.
The checklist below gives a practical routine for premium homes, including marble and other natural stone, hardwood and veneer, polished or aged metal, shower surfaces and fitted fixtures. It also explains when cleaning should stop and a manufacturer, installer or qualified restoration specialist should take over.

Start with a finish register before you clean
The most expensive maintenance mistake is treating an unidentified finish as if it were ordinary painted or plastic-coated material. A “marble table,” for example, may be honed, polished, resin-filled or sealed; a “wood cabinet” may have lacquer, oil, wax, stain or a factory film. The correct product for one version can dull, stain or strip another.

- Stone: note the species if known (such as marble, limestone, travertine, granite or quartzite), whether it is polished, honed, brushed or textured, and whether a sealer was specified.
- Wood: record solid wood, veneer or engineered construction; species if known; and the finish type—lacquer, varnish, oil, wax, stain or another film.
- Metal: identify brass, bronze, stainless steel, aluminium or another alloy, plus whether the finish is polished, brushed, plated, lacquered, antiqued or intentionally allowed to patinate.
- Other finishes: log glass coatings, painted or lacquered panels, tile grout, leather or textile upholstery, and any specialist protective coating.
- Fixtures and hardware: list taps, handles, hinges, appliances and lighting by maker and model where possible.
Photograph each finish in normal light and keep the record with invoices, care cards, installer notes and product labels. If the material or coating is unknown, ask the maker, showroom or installer before applying polish, solvent, oil, wax, descaler or stain remover.

Separate tools and remove grit
Keep clearly labelled, clean cloths and brushes for stone, wood, metal and bathrooms. Grit trapped in a cloth or mop can scratch a polished surface. Vacuum or dust-mop delicate floors with a tool that does not have a beater bar, then wipe; do not drag dry soil across the finish.
Material-specific rules at a glance
| Material or finish | Routine method | Avoid unless the maker expressly approves it | Escalate when |
|---|---|---|---|
| Natural stone | Soft dusting; pH-neutral stone cleaner diluted and used exactly as labelled; blot spills and dry | Vinegar, citrus, acidic descalers, bleach, abrasive pads and unapproved stain products | Etching, deep scratches, persistent stains, cracks or uncertain sealer |
| Lacquered, painted or film-finished wood | Soft dry dusting; finish-compatible damp cleaning only when documented | Generic oil, wax, solvent or polish | Clouding, flaking, swelling, open joints or finish identification uncertainty |
| Oiled or waxed wood | Dry dusting and the specified maintenance product for that finish | Unapproved lacquer, silicone polish or water left standing | Dry patches, uneven sheen, raised grain or water damage |
| Decorative metal | Soft cloth; maker-approved product for the exact finish | Abrasive creams, scouring pads and harsh chemicals | Plating loss, corrosion, loose hardware or an unexpected colour change |
| Shower stone and tile | Prompt rinsing or wiping; regular squeegee use; neutral cleaner | Acid descaler or bleach used as a universal solution | Hard-water deposits, grout failure, cracks or recurring moisture |
Natural stone: clean gently and treat the surface, not the stain alone
Routine stone cleaning
- Remove loose sand and grit with a soft dust mop or a vacuum without a beater bar.
- Blot liquid spills promptly with an absorbent, soft cloth. Do not leave coloured, oily or acidic liquids sitting on the stone.
- Use a pH-neutral cleaner made for natural stone. Dilute it and apply it exactly as the product label directs; excessive concentration can leave a film.
- Wipe with clean water if the label requires rinsing, then dry the surface. Standing water can mark some stones and can migrate into joints.
Marazzi USA’s care guidance states: “Stone cleaners should never contain acid or bleach.” That rule matters because acids can etch calcite-based stones such as marble and limestone, while bleach and other strong chemicals can discolour, weaken or leave residues. Daltile gives the same neutral-cleaner and acid/bleach cautions. Do not treat vinegar, lemon, citrus sprays, toilet descalers or abrasive powders as all-purpose stone cleaners.
Marble, limestone and other acid-sensitive stone
A dull, pale or rough patch after contact with wine, citrus, vinegar or a descaler may be an etch rather than a removable deposit. Scrubbing harder usually enlarges the affected area. Stop, photograph the mark and identify the stone and finish. A qualified stone-care professional can determine whether honing, polishing or another controlled repair is appropriate.
Shower stone and hard-water deposits
After each use, a soft rubber squeegee can reduce water spots, soap scum and hard-water deposits on shower stone. Use it gently and keep the blade free of grit. If a mineral deposit has already formed, do not reach first for an acidic descaler; confirm that the product is approved for the specific stone, grout and hardware, and follow its application instructions.

Sealing: condition and documentation determine the decision
There is no reliable single sealing interval for every natural-stone installation. Need depends on stone porosity, finish, traffic, exposure, previous sealer and the product manufacturer’s stated service life. Floor & Decor advises checking the sealer maker’s literature, while Marazzi recommends following product-specific instructions and testing treatment products first.
Use a calendar date as a reminder to inspect—not as an automatic instruction to reseal. Review the installation record, check whether water or oils are being absorbed differently, and obtain the sealer’s application requirements. A sealer can reduce absorption; it does not replace prompt spill cleanup or make stone immune to etching.
Stain treatment and testing
For a persistent stain, first determine whether it is oil, organic colour, rust, mineral scale, grout residue or an etch. Read the treatment label, test in an inconspicuous area and observe the stated dwell time and ventilation requirements. Marazzi specifically advises obtaining product-specific handling and application instructions before using stain-treatment products. Never combine chemicals or improvise a poultice recipe on an unknown stone.

Wood floors, cabinetry and furniture: the finish controls the method
What is safe for nearly every wood finish
Begin with a soft, dry, lint-free cloth or a suitable dust mop. Dry dusting removes abrasive particles without adding moisture or chemistry. Lift objects rather than dragging them, and wipe spills promptly. Use only a barely damp cloth when the care instructions permit it; dry the area immediately.

Lacquered, painted and film-finished wood
These surfaces generally depend on an intact film for protection. An oil or wax intended for bare wood can leave a cloudy or greasy layer, while solvent-based products can soften or disturb the coating. Use the maker’s specified cleaner, with the recommended dilution and cloth, and keep water away from joints, edges and hardware.
Oiled, waxed and unfinished-looking wood
“Natural” appearance does not identify the treatment. Oiled and waxed surfaces need different maintenance products, and some oils are intended only for periodic re-oiling by the manufacturer or a trained finisher. Do not apply oil, wax or polish simply because a board looks dry. Confirm the product and finish first, then follow the stated preparation, coverage and drying requirements.
Humidity, sunlight and movement
Wood responds to changes in humidity. Seasonal movement can show as small gaps, raised edges or changes at veneer joints; excessive moisture can swell fibres and lift finishes. Roche Bobois and FJ Luxury Services both emphasize finish-specific care and the effect of humidity on wood furniture. Protect cabinetry and floors from standing water, prolonged direct sun and avoidable swings in temperature or humidity. If joints open repeatedly, boards cup, or veneer lifts, document the location and contact the installer or maker rather than flooding the area with conditioner.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsDecorative metal, taps and hardware
Use a soft cloth for polished, brushed, plated or lacquered metal. If a product is needed, it must be specifically compatible with that finish and approved by the fixture maker. Wipe away water and soap residue, then dry; do not allow a cleaner to pool around escutcheons, seams or moving parts.

Abrasive creams, scouring pads, steel wool and harsh chemicals can scratch, strip plating or remove a protective lacquer. Quoizel, Furniture Brands International and Roche Bobois all support gentle soft-cloth methods for metal and furniture components. Aged or unlacquered brass and bronze may darken or develop patina by design. Decide whether that change is part of the intended appearance before attempting to polish it away; an aggressive polish can create bright patches that no longer match.
Loose handles, leaking taps, pitted plating and corrosion are maintenance issues, not cleaning problems. Isolate the cause of moisture, photograph the condition and use the maker’s replacement or repair guidance.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Glass, upholstery and mixed-material pieces
Add glass coatings and upholstery to the finish register even when the care routine seems familiar. A coated glass panel, tinted mirror or specialty textile can react differently from ordinary glass or washable fabric. Follow the product’s care card and keep stone, metal and wood cleaners off adjacent upholstery. When a piece combines materials—such as a marble top with oiled wood and brass hardware—clean each component with its own approved method and prevent liquid from migrating into seams.
For unknown upholstery fibres, stain guards or leather coatings, do not test a household solvent in a visible area. Ask the furniture maker or a qualified upholstery specialist for the correct spot-treatment procedure.

Protect finishes from the conditions that cause damage
- Grit: use entrance mats and lift rather than drag objects; remove sand before damp cleaning.
- Water: blot spills, dry edges and joints, use shower squeegees, and investigate recurring leaks.
- Sun: use blinds, curtains or other shading where the maker permits; rotate movable objects only if doing so will not disturb a designed layout.
- Heat: keep hot cookware, lamps and appliances on approved protectors and observe the manufacturer’s clearance requirements.
- Humidity: avoid abrupt, avoidable swings and monitor rooms where wood, veneer or leather is installed.
- Chemical transfer: do not set bottles, wet cloths or cleaning tools on stone, lacquer or metal; residues can leave rings or marks.
These controls are preventive. They do not justify a new coating or treatment without checking the actual finish and product documentation.
A condition-based inspection routine
At each routine cleaning visit
- Look for dulling, streaks, etches, water marks, scratches, lifting veneer, open joints and changes in sheen.
- Check taps, handles, hinges and visible fixings for looseness, leaks or corrosion.
- Confirm that cloths, mop heads and vacuum tools are clean and assigned to the correct material.
- Blot any fresh spill and record what caused it before cleaning.
When a change is found
- Stop the product or technique that may be causing the change.
- Photograph the area with a scale reference and record the room, surface, date and recent products used.
- Compare the condition with the finish register, care card and installation records.
- Ask the maker, showroom, installer or a qualified stone/finish professional for a material-specific remedy.
Maintenance dates should trigger this inspection, not an automatic chemical application. Mariot’s maintenance guidance discusses condition-based checks and Dubai-specific humidity considerations; those local recommendations should not be treated as a universal schedule for homes in other climates.
How to choose a cleaner, sealer or tool
Compare products on five points before purchase:
- Compatibility: does the label name the exact material and finish, not merely “hard surface” or “wood”?
- Chemistry: for stone, is the cleaner pH-neutral and free of acids and bleach? For metal or wood, does the maker permit its solvents, oils or waxes?
- Purpose: is it for routine cleaning, protective maintenance or stain treatment? These are not interchangeable categories.
- Directions: are dilution, dwell time, rinsing, ventilation, test-area and drying requirements clear?
- Approval and service life: does the surface or fixture maker approve it, and for sealers, what service life and reapplication conditions does the manufacturer state?
Choose soft lint-free cloths, clean dust mops, non-abrasive brushes and a shower squeegee where appropriate. A more aggressive tool is not a more professional tool when the finish can scratch.
Room-by-room checklist
Entry, hall and living areas
- Remove grit at entrances and vacuum stone or wood with a non-abrasive attachment.
- Dust furniture, lighting and metal hardware with dedicated soft cloths.
- Check high-traffic stone for dulling and wood for finish wear.
Kitchen and dining areas
- Blot wine, oils, coffee and acidic foods immediately; dry stone and wood afterward.
- Keep hot pans, wet bottles and cleaning chemicals off unprotected surfaces.
- Inspect around sinks, dishwashers and cabinet edges for recurring moisture.
Bathrooms and wet rooms
- Squeegee shower stone and glass regularly and dry metal fittings.
- Never assume an acidic limescale remover is safe for stone or plated hardware.
- Check grout, sealant joints, stone cracks and concealed leaks.
Bedrooms, dressing rooms and studies
- Keep direct sun and heat away from wood, veneer, leather and textiles where possible.
- Lift storage boxes and accessories rather than sliding them across finished surfaces.
- Inspect cabinet fronts, drawer hardware and desk tops for changes in sheen or movement.
When cleaning should stop
Pause and escalate for a deep scratch, crack, stone etch, spreading stain, lifted veneer, flaking lacquer, plating loss, persistent water mark or any finish you cannot identify. Do not keep testing stronger chemicals. Send the professional a clear photograph, material and finish information, installation date if known, products already used and the area’s exposure to water, sun and traffic. That record helps the specialist choose a compatible repair instead of repeating destructive trial and error.
A luxury-home maintenance program is successful when it preserves the intended appearance and makes failures easier to diagnose. Identify the finish, remove grit, clean with the approved chemistry, dry promptly, inspect for change and seek specialist guidance before a small mark becomes a refinishing project.
