Why the replacement was necessary
The original building was described by the architects as fragile and poorly built. Rather than adapt an inadequate shell, the team completely demolished it and planned a new structure for the owner’s son and his family. The brief sought the largest possible inhabitable footprint while complying with required setbacks and retaining an existing guava tree. Those constraints turned the site limits, vegetation and family relationship into generators of the plan rather than afterthoughts.

Loungueira House does not treat the roof as a purely protective cap. The concrete plane is also a terrace and a common piece of ground, extending domestic activity outside and creating an intermediate zone between the new house and the existing one. In a compact home, that extra layer is significant: outdoor use is gained without enlarging the enclosed floor area.

Bedrooms and bathrooms at the ends
Bedrooms and bathrooms are placed at opposite ends of the plan. This arrangement gives the private and service spaces clear positions while leaving the middle available for shared life.

Kitchen and living as one room
The center is a continuous kitchen-and-living space rather than a sequence of small rooms. Kitchen cabinetry continues into the living area as shelving, allowing storage to form a visual and functional link across the room. A mirrored backsplash reflects daylight and the surrounding landscape, increasing the perceived depth of the compact interior without adding floor area.
Columns that preserve future choice
A regular sequence of columns establishes a repeated structural rhythm. Instead of locking every future room division into the initial build, the column grid leaves the open plan capable of later subdivision. That flexibility is useful for a family whose needs may change, but it also makes the structure legible: the repeated supports are both engineering infrastructure and an organizing architectural pattern.

Concrete as structure, finish and economy
Concrete floors, ceilings and exterior walls are left exposed, then cleaned and polished. The approach reduces the number of applied finishes while making the structural material the principal visual language. Bathrooms are painted, providing a deliberate contrast to the continuous concrete surfaces elsewhere.
Lighting is limited to essential elements, and standard window systems are used where possible. These choices are not presented as shortcuts hidden behind a highly finished interior; construction economy is treated as part of the architectural expression. Outside, platforms, retaining walls and cast-in-place concrete elements continue the same material logic, so the exterior reads as an extension of the house rather than a separate landscape treatment.

How the house engages Funchal’s topography
The architects present the dwelling as a small observatory embedded in the terrain. The roof shelters the home while the building opens south toward the horizon. Openings frame the landscape, making the sea part of ordinary domestic experience instead of a distant view reserved for a special room.

This orientation also clarifies the project’s balance between enclosure and exposure. The compact plan concentrates family life in the center, while the roof, platforms and southern outlook add spatial variety without a large footprint. The preserved guava tree keeps an existing element of the site within that composition.
