What is LOD 400 in BIM? It is the point at which a model element is represented with enough detail for fabrication, assembly, and installation. In the current BIMForum framework, LOD 400 is roughly shop-drawing-level development for the specific element—not a requirement that every object in the model reach the same detail, and not a guarantee that the entire model is coordinated, clash-free, or field-verified.
Used selectively and documented in the project’s BIM execution plan (BEP), LOD 400 gives designers, fabricators, trade contractors, and construction planners a precise agreement about what an element can be relied on to do.

What LOD 400 means in practice
The AIA Contract Documents definition reproduced in BIMForum’s Level of Development Specification, Version 2025 states: “The Model Element is graphically represented within the Model with detail sufficient for fabrication, assembly, and installation.” BIMForum expands that definition by describing LOD 400 as a three-dimensional element developed to the level of shop drawings.

That wording establishes both the value and the boundary of LOD 400. The element should contain the representation needed for the defined fabrication, assembly, and installation use. It does not automatically say that every temporary condition, installation sequence, field tolerance, procurement attribute, or coordination decision has been modeled. Those requirements must be stated separately when a project needs them.

LOD is assigned to individual model elements or systems. A project can therefore contain structural steel at LOD 400, a manufacturer’s equipment package at LOD 400, architectural partitions at LOD 300, and existing conditions at LOD 500. The label describes the reliability and usefulness of each element for a particular exchange; it is not a single grade applied to the whole file.
What a fabrication-level element should communicate
The exact content depends on the system and the project documents, but a useful LOD 400 requirement normally answers these questions:
- Which component, assembly, or system is being represented?
- What geometry is needed to produce or assemble it?
- Which interfaces with adjacent or dependent elements must be modeled?
- What information must be available at the exchange or milestone?
- Who is responsible for authoring, checking, and approving the element?
- What use is the receiving party expected to make of the model?
For a prefabricated mechanical skid, for example, the model may need the actual equipment arrangement, connection locations, access clearances, support points, and assembly geometry agreed for fabrication. A generic equipment box that communicates only design intent would not satisfy that same LOD 400 use.

Why LOD 400 matters to project teams
It replaces “more detail” with an agreed deliverable
Requests for “a detailed model” are open to interpretation. One person may mean accurate dimensions; another may mean trade interfaces; a fabricator may mean geometry that can be taken into shop production. LOD 400 gives the team a shared description: the selected element must be developed sufficiently for the defined fabrication, assembly, and installation purpose.
It connects design information to construction work
BIMForum presents its specification as a reference for describing model content and reliability at different stages. That description helps downstream users understand what they can use the model for and what remains outside its scope. A design team can identify an exchange at which a trade contractor receives fabrication-level information instead of assuming that the design model will somehow become a production model without an explicit handoff.
It supports virtual construction planning when the right information is present
Fabrication and assembly geometry can help a team visualize how components are intended to come together. A virtual construction model may be used to examine an assembly, communicate installation intent, or test a proposed arrangement before work reaches the site. LOD 400 can supply important geometry for that exercise, but the LOD number alone does not encode every sequence, temporary support, lifting operation, access constraint, or site method. Those planning requirements need their own definitions.
It limits unnecessary modeling
BIMForum’s 2024 specification describes using project needs and pull-planning logic to limit development to model elements and information the team identifies as useful. Selective LOD 400 prevents a project from spending fabrication-level effort on objects that will never be fabricated from the model or used for installation planning. The result is a clearer scope rather than a race to make every element equally detailed.

LOD 300, 350, 400, and 500 compared
The following distinctions reflect the current BIMForum framework. They are element-level descriptions, not mandatory dates that every project must follow.
| Level | What the element represents | Typical question it answers | Important boundary |
|---|---|---|---|
| LOD 300 | The designed element has measurable quantity, size, shape, location, and orientation and conveys design intent. | What has been designed, and where is it located? | It is not automatically suitable for shop fabrication or installation. |
| LOD 350 | The element includes measurable interfaces with adjacent or dependent elements for construction-level coordination. | How does this element connect to the surrounding work? | BIMForum notes that reaching this level often requires craft knowledge. |
| LOD 400 | The element has detail sufficient for fabrication, assembly, and installation; BIMForum describes it as approximately shop-drawing level. | Can the defined element be produced and installed from the agreed model information? | It does not by itself prove complete coordination, field verification, or a particular construction outcome. |
| LOD 500 | An existing or as-constructed condition developed through observation, field verification, or interpolation, with its accuracy noted. | What condition was observed or verified in the field? | It is not simply a more detailed design stage than LOD 400. |
Because the levels describe elements, a single project exchange can contain a mixture. The BEP should identify that mixture rather than forcing an artificial whole-model label.
Does every model element need to be LOD 400?
No. BIMForum does not prescribe that every element reach LOD 400, nor does it prescribe one universal point in a project when a level must be achieved. The team should identify the use, element, information exchange, and milestone that require fabrication, assembly, or installation information.
Applying LOD 400 indiscriminately can create effort without a downstream use. For example, a ceiling tile that is being represented only to communicate design intent may not need the same fabrication-level development as a custom curtain-wall panel or a prefabricated pipe module. The correct question is not “How do we make the whole model LOD 400?” but “Which elements must be reliable for this defined construction use?”
When LOD 400 is commonly justified
- Custom or prefabricated assemblies will be produced from coordinated digital information.
- A trade contractor needs shop-drawing-level geometry as part of an agreed exchange.
- Installation planning depends on the actual arrangement of components and connections.
- Multiple parties need a common representation of an assembly before fabrication or site work.
- A project milestone specifically requires fabrication, assembly, or installation information for selected systems.
When another level may be sufficient
- A conceptual or design-development decision needs only design intent and measurable major geometry.
- An element is being coordinated at its interfaces but will be detailed in a separate production workflow.
- An existing condition is being documented through field observation; that is an LOD 500 question, not an LOD 400 upgrade.
- The model will not be used by the team for fabrication, assembly, or installation and no contract requirement says it must be.
How to scope LOD 400 in a BIM execution plan
The LOD specification is intended to be used with project-specific BIM documents; it does not replace the BEP. A practical scoping process is:
- Start with the use. Identify the fabrication, assembly, installation, or virtual-construction activity that needs more than design-intent information. State the decision or work package the model will support.
- List the elements. Name the systems, assemblies, or element classes that must meet the requirement. Avoid writing “the entire model” unless the project has a defensible reason to do so.
- Define the exchange and milestone. Record when the element is expected to meet the LOD 400 requirement—such as a trade coordination exchange, fabrication release, or installation-planning milestone. BIMForum leaves this timing to the project team.
- Describe content and reliability. State the geometry, interfaces, assembly information, and any project-specific attributes the receiving party needs. Also state what the model is not authorized to represent or replace.
- Assign responsibility. Identify the model element author and the party responsible for checking and approving the information. BIMForum does not prescribe one authorship arrangement; responsibility varies by contract and project delivery method.
- Set acceptance checks. Define how the team will confirm that the selected elements meet the agreed requirement, including naming, version, review status, and interface checks where applicable.
- Confirm the downstream use. Ask the intended users whether the requested detail will actually be used. Remove or defer detail that has no identified purpose, consistent with the 2024 specification’s emphasis on avoiding over-modeling.
These decisions should be recorded in the BEP and related project documents so that a model handoff does not rely on an informal interpretation of “LOD 400.”
How LOD 400 supports virtual construction
From a static design to an assembly representation
Virtual construction planning often requires more than a component’s final location. The team may need to see how parts fit together, where connections occur, and whether the intended arrangement can be communicated to the people responsible for production and installation. LOD 400-level elements can provide the fabrication and assembly geometry that makes that representation useful.

What LOD 400 does not provide automatically
The level does not, by itself, define the order in which components are installed. It does not guarantee that temporary works, lifting paths, laydown areas, tolerances, access routes, safety controls, or site-specific constraints are modeled. If those matters are important to a virtual construction exercise, the team should specify them as additional information and planning requirements.
The effort involved
A study titled Toward Automated Virtual Assembly for Prefabricated Construction: Construction Sequencing through Simulated BIM (2020) describes simulated BIM as a way to visualize intended assembly while noting that creating virtual construction models can be time-consuming and requires experienced personnel. That finding is useful context for planning resources; it is not evidence of a universal time saving or a benefit guaranteed by assigning an LOD label.

“LOD 400 means the whole model is construction-ready.”
It does not. LOD 400 applies to specified elements and uses. A model can contain a few LOD 400 elements alongside elements at other levels, and the project must define what each exchange includes.
“LOD 400 is the same as a clash-free model.”
Fabrication-level representation and coordination status are related but different requirements. An element may be modeled in detail while an unresolved interface, design change, or discipline coordination issue remains. State coordination and approval criteria separately.
“LOD 400 is the same as as-built information.”
LOD 500 addresses an existing or as-constructed condition established through observation, field verification, or interpolation with accuracy noted. It is not simply the next design-detail step after LOD 400.
“The architect or engineer always authors LOD 400.”
Authorship depends on the project. A trade contractor, fabricator, manufacturer, design consultant, or another appointed party may develop an element. The BEP and contract documents should identify the responsible party and review path.
“The specification tells us exactly when to reach each level.”
BIMForum provides a framework for describing content and reliability but does not prescribe one LOD schedule for every project. The team must connect each requirement to its own exchanges and milestones.

“More modeled detail is always better.”
Unneeded detail consumes modeling, review, and coordination time and can make a deliverable harder to manage. Use LOD 400 where a defined downstream activity benefits from it, and document why that activity needs the detail.
A practical review checklist
Before accepting an LOD 400 exchange, the project team can ask:
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minute- Is the element or system explicitly listed in the BEP or related requirement?
- Is the intended fabrication, assembly, installation, or virtual-construction use stated?
- Does the geometry communicate the agreed production and assembly intent?
- Are the interfaces needed by adjacent or dependent trades represented?
- Is the responsible author and reviewer identified?
- Is the exchange tied to a named milestone and model version?
- Are exclusions clear—for example, temporary works, sequencing, field verification, or procurement data that are not included?
- Has the receiving party confirmed that the information is usable for the stated purpose?
- Has unnecessary detail been excluded to avoid over-modeling?
Bottom line for designers and construction teams
LOD 400 matters because it turns a vague request for construction detail into an agreed, element-specific description of information suitable for fabrication, assembly, and installation. Its strongest use is selective: identify the systems that need shop-drawing-level development, assign responsibility, define the exchange and acceptance criteria in the BEP, and state any additional sequencing or site-planning information required for virtual construction. Treating LOD 400 as a universal whole-model score—or as proof of coordination or field accuracy—creates expectations the designation was not designed to make.
Frequently Asked Questions
What is the difference between LOD 300 and LOD 400?
LOD 300 communicates measurable design intent—quantity, size, shape, location, and orientation. LOD 400 develops a selected element to detail sufficient for fabrication, assembly, and installation, approximately at shop-drawing level.
Does LOD 400 guarantee a clash-free or approved model?
No. LOD 400 describes the element’s representation for fabrication, assembly, and installation. Coordination status, approvals, field verification, temporary works, and sequencing must be defined separately.
Who is responsible for creating an LOD 400 element?
The project should assign responsibility in its BIM execution plan and contracts. BIMForum does not prescribe a universal author; the responsible party may be a designer, trade contractor, fabricator, manufacturer, or another appointed contributor.
