The filing, job B01453295, was reported as submitted September 29, 2026, and describes 183,386 square feet of residential space. The available information does not establish the building’s street address, approval status, schedule, or whether it belongs to the Alafia redevelopment.

Is the building part of Alafia?
That connection has not been established. The broader Alafia project provides useful neighborhood context, but its phase details should not be attributed to this separate filing without a direct record linking them.
Alafia’s overall plans
VHB describes Alafia as a 28-acre development with more than 2,400 planned affordable and supportive homes, alongside healthcare, community and open-space amenities. L+M describes the overall redevelopment as approximately 2,600 affordable homes, with commercial and community space, a medical facility, a senior center, retail, open space and urban agriculture. These are distinct descriptions from the two organizations, not a confirmed unit count for the 207-unit application.

What is known about Phase 4
Engineering firm VHB says Alafia Phase 4 will add two residential buildings and a public-roadway connection extending the site’s internal street network. VHB was selected for site investigation and remediation and ongoing civil-engineering support. Its announcement does not connect Phase 4 to job B01453295.
What is known about Phase III
L+M announced that financing for Alafia Phase III closed on July 9, 2026. The announcement describes two buildings with 273 affordable homes, Passive House standards, a geothermal loop for heating and cooling, and a one-acre public park with a fitness loop, play area and courtyards. At the time of the announcement, completion was expected in 2029. Those plans apply to Phase III; they are not confirmed features or a schedule for the 207-unit filing.

The Phase III announcement places Alafia on the former Brooklyn Developmental Center site at 888 Fountain Avenue, in East New York’s Spring Creek section, near Gateway Center and Shirley Chisholm State Park. PincusCo’s filing summary does not give an address, so the two locations should not be assumed to be the same.

The NYC DOB filing or a direct project record would be needed to verify the application’s address, applicant and owner details, review and approval status, later amendments, and any connection to a named Alafia phase. Until that information is available, the confirmed description is limited to the filing details reported by PincusCo.
