Lift Pit Waterproofing: Making Type A Barrier Systems Work

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Type A lift pit waterproofing is a continuous barrier placed on the outside or inside of the pit to resist groundwater. It can be a sound solution, but there is no universal “Delta detail” that suits every pit. The right arrangement depends on groundwater pressure, the agreed internal environment, the concrete and joints, access to the positive side, movement, penetrations, fixings, and how the installed work will be protected.

Use the design process below to decide what your waterproofing designer or specialist must document. Product names and sequences described by contractors are examples, not substitutions for a project-specific design to BS 8102:2022.

What Type A means in a lift pit

BS 8102:2022 classifies Type A as barrier protection. A membrane, coating, render or sheet system forms a water-resisting layer on a below-ground wall or floor. The barrier may be on the groundwater-facing side of the structure (the positive side) or on the inside of the pit (the negative side).

Performance is not determined by the product alone. The substrate, preparation, application, joints, changes in direction and continuity through every penetration are part of the system. The design must also consider local and overall movement, contamination, the barrier’s ability to accommodate movement, the construction sequence, protection from later work, durability and how a defect could be repaired.

For a lift pit, the barrier should be treated as one connected envelope: floor, wall-to-floor junction, vertical joints, construction joints, service entries and equipment fixings all have to remain watertight. A coating that is sound on an open wall can still fail at a poorly detailed joint or a bolt installed later.

Positive-side and negative-side Type A compared

Arrangement Where it is installed What it does well Design implications
Positive-side barrier Outside the structure, facing groundwater Intercepts water before it reaches the concrete and can protect the structure from groundwater exposure. Needs external access, a suitable substrate and reliable protection before backfilling. Repairs may be difficult after the pit is buried.
Negative-side barrier Inside the pit, on the face exposed to the intended internal space Can be installed when external access is unavailable and can provide an internal water-resisting finish. Water can still reach the concrete and act on the structure. The coating must bond to a prepared internal surface and be protected from lift installation work.
Combined protection More than one barrier or a barrier used with another waterproofing strategy Can reduce consequences of failure where risk or the required internal environment warrants redundancy. Must be designed as an integrated system; adding a second product without compatible joints, drainage or maintenance provisions does not create dependable protection.

Sika’s explanation of Type A uses the same positive-side and negative-side distinction: an internal barrier does not stop water from reaching, and potentially affecting, the structure. That is why the barrier location, access for installation and the consequences of a defect need to be agreed before a product is selected.

Set the water and performance requirement first

Start with a risk assessment rather than a shopping list. The designer should establish the site’s groundwater and water-table conditions, the design head of water, drainage assumptions and the likely changes during construction and the building’s service life.

The intended internal environment determines the performance target. The Basement Information Centre’s 2022 overview describes Grade 3 as allowing No water ingress or damp areas is acceptable. It also notes that ventilation, dehumidification or air conditioning may be needed depending on the use. Do not assume every lift pit needs Grade 3: confirm the grade and the client’s expectations with the project team and the current standard. A pit with a less demanding operational objective may have a different agreed grade, while a sensitive installation may justify a higher level of protection.

Where failure to achieve the required environment would have serious consequences, BS 8102:2022 allows the design team to consider combined protection. That decision belongs in the risk-based design, not in an installer’s generic detail.

A design workflow for Type A lift pit waterproofing

1. Record the ground and structural conditions

Obtain the site investigation, groundwater observations, drainage information and structural drawings. Confirm whether the pit is isolated or part of a basement or semi-basement, whether it is concrete or masonry, and where construction and movement joints occur. The waterproofing specialist should understand expected settlement, shrinkage, thermal movement and any imposed loads that could distress the barrier.

2. Agree the grade and design head of water

Write down the internal performance objective and the water pressure the system is designed to resist. “Tanked” is not a performance specification. The design should state assumptions about temporary water during construction, a rising water table and any drainage or pumping arrangement.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Choose the barrier location

Ask whether the external face can be reached, prepared and inspected before backfilling. If it can, a positive-side system can intercept groundwater before it reaches the structure. If it cannot, an internal negative-side system may be possible, but the design must accept that the concrete remains exposed to groundwater and must address bond, vapour, pressure and repair access.

4. Design the envelope and junctions as one system

Draw the barrier continuously from the required damp-proof-course level through the pit walls, base and wall-to-floor junction. Show every change in direction and termination. A membrane or coating that stops at the corner without a compatible transition is not continuous.

5. Detail joints and waterstops

Construction joints and unavoidable movement joints need a designed detail. Identify the full joint network and the direction and magnitude of anticipated movement. Where a hydrophilic waterstop is specified, show its profile, location, laps or intersections, substrate preparation and protection from premature wetting or damage. Proprietary waterstops are not interchangeable simply because they share a product category.

6. Coordinate penetrations before concrete and tanking work

List drainage pipes, electrical conduits, sump or pump connections, sensor cables and any other service entries. Use proprietary penetration seals or collars compatible with the selected barrier. A sleeve should be located and fixed so that the barrier can be dressed continuously around it; drilling a random hole after tanking usually creates an avoidable weak point.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

7. Resolve lift-equipment fixings

Obtain the lift supplier’s fixing layout early. The design must show how guide rails, brackets, buffers, ladders and other equipment are attached without puncturing the barrier. If fixings must pass through a protected zone, specify a tested sealing detail. Do not allow site teams to substitute anchors or move a bracket without waterproofing approval.

8. Plan protection, inspection and handover

State how the installed barrier will be protected from reinforcement, formwork stripping, access equipment, backfilling and follow-on trades. Protection boards, screeds or drainage/protection layers must be compatible with the membrane and thick enough for the expected work. Record substrate checks, weather and curing conditions, waterstop installation, penetration seals, repairs and the final inspection before concealment.

9. Provide a repair and maintenance strategy

At design stage, identify how a leak would be located, accessed and repaired. Keep as-built drawings and photographs of concealed joints and penetrations. If the design uses drainage or pumps in addition to a barrier, include commissioning, discharge, power, alarm, cleaning and future servicing; a drainage system that cannot be maintained is not a reliable fallback.

What a lift-pit-specific example does—and does not—prove

LABC Warranty’s Technical Manual Version 10 (2021) gives a limited example for a site with only a lift pit and no basement or semi-basement. In that example, concrete-walled pits are designed to Grade 2 under BS 8102:2009. The manual asks for structural design information, third-party accreditation for cementitious multi-coat render and hydrophilic waterstops, and details of the floor membrane-to-wall junction, service penetrations and fixings.

The same manual says that a pit departing from its stated minimum needs a CSSW Waterproofing Specialist. Where a basement or semi-basement is part of the scheme, it directs the project to basement guidance and requires a waterproofing specialist to take responsibility for the overall design, including the pit.

This is a useful checklist of interfaces, not a current universal requirement. It cites the 2009 edition, while BS 8102:2022 places greater emphasis on early specialist input, site evaluation, design life, maintenance, commissioning and protection from follow-on work. Have the project team reconcile the warranty document with the current standard and the actual risk.

Material and system choices

Type A systems include pre-applied and post-applied sheet membranes, liquid-applied barriers and cementitious waterproofing slurries or multi-coat renders. The categories are not interchangeable. Confirm substrate suitability, bond, laps or reinforcement, curing, compatibility with waterstops and penetration seals, resistance to expected movement and the protection required after installation.

Material category Questions for the specification Typical vulnerability if poorly detailed
Pre-applied sheet membrane Can it be installed before the concrete, and will the concrete bond or mechanically retain it? How are laps, corners and penetrations formed? Damage, displacement or unsealed laps during reinforcement and concreting.
Post-applied sheet membrane Is the cured concrete smooth, dry and strong enough for bonding? How will it be protected before backfill? Debonding or puncture caused by poor preparation and later site activity.
Liquid-applied barrier What wet-film thickness, curing conditions, reinforcement and detailing accessories are required? Pinholes, thin areas and loss of continuity at corners or service entries.
Cementitious multi-coat render or tanking slurry What surface preparation, coats, curing, movement accommodation and protection are specified? Cracking, debonding or puncture from equipment fixings and traffic.
Hydrophilic waterstop Is the profile accredited for the joint and compatible with the concrete and adjacent barrier? Swelling before the joint is enclosed, discontinuity at intersections or movement beyond its capacity.

A contractor example from Damptec describes Delta Dual Proof beneath a slab, external Delta Deuxan 2C with reinforcing mesh and a drainage/protection layer, plus an internal treatment. It also says the lift-pit screed must be deep enough that fixings do not penetrate the internal tanking slurry. These are that contractor’s stated materials and sequence, not independent evidence that they suit every site. Treat “cementitious waterproofing slurry” as a material category to discuss with the designer, then specify the exact system under its manufacturer’s instructions.

Sequence the work so the barrier survives construction

  1. Confirm the approved design. Freeze the barrier layout, joints, waterstops, penetrations, fixing details, grade and design head before work starts.
  2. Prepare and inspect the substrate. Remove laitance, contamination and projections; repair voids and tie holes as required by the system. Record moisture and surface-condition checks.
  3. Install joint and penetration components. Fix waterstops, collars and proprietary seals in their designed positions. Check laps, intersections and termination details before covering them.
  4. Apply or place the main barrier. Follow the specified coat numbers, thicknesses, overlaps, curing windows and weather limits. Do not mix components from different systems without written compatibility approval.
  5. Inspect continuity. Check corners, the base-to-wall transition, terminations and every penetration. Repair damage with the approved method, not an improvised patch.
  6. Install protection before other trades. Use the designed board, screed or protection layer before backfilling, moving equipment or installing reinforcement and lift components.
  7. Control later fixings. Permit drilling, anchors and penetrations only against the waterproofing detail. Photograph concealed work and update the as-built record.
  8. Commission associated drainage. If pumps or cavity drainage are included, test discharge, alarms, power resilience and access for servicing before handover.

Common failure modes and practical responses

Water appears at the wall-to-floor junction

Check whether the barrier is continuous through the corner, whether the joint was treated as construction or movement joint, and whether the waterstop was correctly positioned. A surface patch may hide the symptom without restoring the designed envelope; involve the waterproofing specialist before exposing or injecting anything.

A leak starts after lift equipment is installed

Compare the leak location with anchor and bracket drawings. An unplanned drill hole or an anchor that passes through the internal tanking is a likely interface failure. Stop further drilling, isolate the affected area and obtain a designed penetration repair.

The internal coating blisters or debonds

Investigate substrate contamination, moisture, curing, negative water pressure and coating thickness. Negative-side barriers can be stressed by water behind them, so the repair may require a changed detail or additional protection rather than another coat over the blister.

Damage is discovered before backfilling

Do not conceal it. Mark the location, photograph the extent, remove loose or contaminated material and use the system’s approved repair procedure. Reinspect adjacent laps, corners and protection before backfill resumes.

The pit remains damp despite a “waterproof” specification

Check the agreed grade first. Dampness may be unacceptable under Grade 3 but permitted under a different agreed objective. Then review the design head, groundwater assumptions, continuity records, drainage operation and any work carried out after the barrier was inspected.

Questions to put to the designer or waterproofing specialist

  • What groundwater level, water pressure and design head are being used, and what evidence supports them?
  • What internal grade is required, and what does that mean for visible dampness, ventilation and equipment operation?
  • Why is the barrier on the positive or negative side, and can the chosen face be inspected and repaired?
  • How is continuity shown at the base, wall junction, terminations, construction joints and movement joints?
  • Which waterstop, penetration seal and membrane products are specified, and are their accreditations and compatibility documented?
  • What movement can each joint and barrier detail accommodate?
  • Where may lift fixings be installed, and what is the approved sealing method for each one?
  • What protects the barrier during concreting, backfilling and lift installation?
  • What inspections, photographs, tests, commissioning records and as-built drawings will be handed over?
  • How will a future leak be located and repaired without destroying the lift installation?

Making the decision

Choose Type A for a lift pit only after the project team has matched barrier location and materials to groundwater risk, structural movement, the required grade and the realities of construction. A robust specification names the complete system and its interfaces, not just a membrane or slurry. It also assigns responsibility for design, inspection, protection and repair. If those decisions are unresolved, the pit is not ready for waterproofing work, regardless of how convincing a product data sheet appears.
