The four-story project is expected to cost $42.9 million and be completed in the first quarter of 2028, according to the Albuquerque Journal.
What is being built at La Curva?
La Curva is a four-story apartment complex planned for a roughly two-acre site near the El Vado Motel. The Albuquerque Journal reported that the site previously contained Motel 21 and several small businesses. The project is expected to include 140 homes across two buildings, with an estimated combined area of 141,875 square feet.

Who is the housing intended for?
Developer Palindrome Communities says La Curva will serve households earning 80% to 120% of area median income, a band commonly described in the project coverage as workforce or “missing middle” housing. It is aimed at households that may earn too much to qualify for some traditional low-income housing yet still face high housing costs.

| Phase | Planned homes | Projected phase cost | Reported financing status |
|---|---|---|---|
| Phase one | 70 | $22.4 million | The New Mexico Finance Authority reportedly aided this phase with a $15 million Opportunity Enterprise Fund loan. |
| Phase two | Not stated | $20.6 million | The authority reportedly approved a further $15 million loan, but the developer had not signed the paperwork as of October 8, 2026. |
The second-phase loan was approved but not yet signed as of the report date, so it should not be treated as closed financing. The project also reportedly received a 14-year tax abatement through Albuquerque’s Metropolitan Redevelopment Agency, in the Historic Central Metropolitan Redevelopment Area. The Journal described it as the agency’s first 14-year abatement project and reported that state legislation earlier in 2026 extended available abatement terms to as much as 14 years.
Why is the project called La Curva?
The Route 66 alignment bends at the site, and the name and design reportedly refer to that curve. Velarde told the Journal that the design uses curved edges and colors inspired by Old Town and Route 66. Palindrome reportedly acquired the property around 2019, bought out Motel 21, and temporarily leased the site to small businesses while they relocated or closed.
The Journal also identifies Palindrome with restoration of the El Vado Motel and work involving the Monterey Motel and The Imperial on Central Avenue.
