Inspired Homes: Administration, Liquidation and What Homeowners Need to Know

Inspired Property Group, trading as Inspired Homes, entered voluntary administration in April 2025 and is now listed in liquidation. Here is the guidance for affected homeowners and what changed afterward.

Inspired Property Group Pty Ltd, trading as Inspired Homes, entered voluntary administration on 1 April 2025, with at least 87 building projects in progress, according to the WA Government. The company is now listed as being in liquidation. Homeowners with an Inspired Property Group contract and home indemnity insurance should contact QBE to discuss their policy and any claim; the general guidance does not establish an individual homeowner’s eligibility or payout.

What happened to Inspired Homes?

Inspired Property Group Pty Ltd (ACN 133 554 748), which traded as Inspired Homes, appointed external administrators on 1 April 2025. The WA Government said it understood at the time that at least 87 building projects were in progress. The government’s announcement described the initial event as voluntary administration.

The company’s status subsequently changed. McGrathNicol’s creditor listing currently records Inspired Property Group as being in liquidation and names Rob Kirman and Rob Brauer as appointees. Administration and liquidation are separate stages, so the April 2025 announcement is not the company’s current status.

What should affected homeowners do?

Contact QBE about home indemnity insurance

The WA regulator advised homeowners with contracts and home indemnity insurance policies with Inspired Property Group to contact QBE about arrangements and claim eligibility. Its announcement said lodging a claim enables homeowners to begin the process of engaging another registered builder to complete the work or pursuing other remedies they may be entitled to. That is a route to start a process, not a guarantee that a particular claim will be accepted or paid.

ABC News reported on 2 April 2025 that affected customers could access home indemnity insurance payments of up to $200,000 to hire another building company. That was ABC’s reported maximum; it should not be read as a universal entitlement. QBE must discuss eligibility and applicable policy terms with each policyholder.

Get advice about contractual rights

Administrator Rob Kirman recommended that homeowners seek independent legal advice about their rights under their contracts. His advice was reported by ABC News. The public announcements do not establish an individual homeowner’s claim outcome, contractual remedies, or likely recovery as a creditor.

Why did the company say it failed?

In its account reported by ABC News, Inspired Homes attributed its difficulties to rising costs from subcontractors and suppliers, shortages of tradespeople and materials, and the challenge of operating sustainably under fixed-price contracts. The company’s statement described those pressures as making its fixed-price model increasingly difficult to sustain. This is the company’s explanation, not an independent finding that those factors alone caused the collapse.

What did the tribunal later decide?

In a release first published on 23 March 2026, WA Building and Energy reported that the State Administrative Tribunal reprimanded former director and nominated supervisor Vasko Spaseski and fined him $33,000, with $3,648 in costs, following mediation on disciplinary allegations. The regulator’s account concerns four two-storey homes in Cockburn, Riverton, Ardross and Beeliar, not every Inspired Homes project.

The regulator said inspections found defective work involving roof structures at Cockburn and Beeliar; fall prevention at Cockburn, Riverton and Beeliar; and support for major sections of the home at Ardross. The mediated facts included failures to properly manage and supervise building services, and misleading conduct concerning progress payments at the Cockburn and Beeliar projects. Those findings should be kept specific to the tribunal matter.

One separate project: six townhouses

A May 2026 answer in the WA Parliament said Inspired Homes had been contracted to deliver six timber-framed townhouses. After the company entered voluntary administration, DevelopmentWA reclaimed the site and sought a replacement builder. The replacement builder’s due diligence included detailed investigations; independent engineering and building assessments identified issues and recommended demolition and reconstruction.

The parliamentary answer anticipated practical completion in Q3 2027. That was a forecast made in the answer, not confirmation that the townhouses have since been completed. It applies to this project only, not to the wider group of unfinished homes.
