The BOXABL Casita is a factory-built studio home, but $50,000 is not its current listed price. BOXABL currently lists the 361-square-foot Casita Studio at $60,000 for the unit alone and a turnkey option starting at $150,000. The older $50,000 figure was a projected selling price in a 2021 offering memorandum—not the price of a delivered, installed home. The available evidence also does not establish that Elon Musk lived in a BOXABL Casita.
What is a BOXABL Casita?
The Casita Studio is a compact, factory-built dwelling with a 19-by-19-foot footprint and 361 square feet of floor area. BOXABL lists it as a studio with zero bedrooms and one bathroom. Its 2026 SEC filing describes the unit as folding down to 8 feet 6 inches wide for shipping; it is pre-wired and pre-plumbed, with a factory-installed kitchen, bathroom, and appliances. BOXABL’s Casita Studio page and the company’s 2026 Form 10-K provide the product details.
BOXABL also describes one- and two-bedroom layouts created by connecting two 361-square-foot units, for a total of 722 square feet. The Form 10-K reports California statewide approval for the two-bedroom model in November 2025 and says Casitas received modular-home approval under the Residential Building Code from the Manufactured Housing Division in 2025. Those approvals do not replace site-specific permits or establish that a unit can be installed or used in every jurisdiction. Confirm local zoning, building-code, and utility requirements before planning a purchase.
How much does the BOXABL Casita cost now?
BOXABL’s product page currently lists two purchase approaches. Prices are company-listed figures, not an independently audited quote for a particular property; BOXABL says project pricing and scope can depend on site conditions. The page was current as accessed on October 8, 2026, so confirm pricing and availability directly before relying on it.

| Purchase option | Listed price | What BOXABL says is included | What the buyer handles or should confirm |
|---|---|---|---|
| Unit only | $60,000 | Casita unit; basic documentation package; one-year manufacturer warranty and six-year extended warranty; professional packaging and weatherproofing. | The buyer handles permits, site work, shipping, and installation. Shipping is quoted at $8–$15 per mile and varies. Confirm whether the route, access, and site requirements add costs. |
| Turnkey | Starting at $150,000 | Complete home unit; site survey and custom planning; engineering; water, electric, and sewer utility connections; foundation and professional installation; shipping and crane services; final inspection and certification. | “Starting at” is not a fixed price for every property. Confirm the included scope, local approval requirements, site conditions, and any exclusions in a project-specific quote. |
These inclusions and distinctions come from BOXABL’s current Casita page. Neither listing should be read as a universal delivered-cost estimate. Land, approvals, site preparation, utility connections, transportation access, and installation conditions can materially affect what a project requires. Ask BOXABL for a current written quote based on the intended location and clarify who is responsible for each permit and site task.
Why do people call it a $50,000 home?
A 2021 BOXABL offering memorandum filed with the SEC described $50,000 as the Casita’s expected selling price. That was a historical projection, not a current price or a demonstrated installed-home cost. BOXABL’s present product listing instead shows $60,000 for the unit-only Casita Studio and a turnkey starting price of $150,000. The old figure is useful for explaining the headline, but not for budgeting a purchase today. The 2021 offering memorandum contains the historical projection.

Did Elon Musk live in a BOXABL Casita?
The evidence available does not substantiate that Elon Musk lived in a BOXABL Casita, so the claim should not be presented as fact. A secondary account appeared to distinguish Musk’s South Texas residence from BOXABL’s product, but without an original post or another authoritative primary source it cannot establish what he said or where he lived. The Musk reference in the headline is therefore not proof of a connection between his residence and the Casita.
What to check before buying
For construction planning, treat the unit price as only one part of the decision. Compare the written scope for unit-only and turnkey options, then verify the following for the actual parcel:

- Local permission: Ask the city or county whether the unit can be sited and occupied for the intended use, and what zoning, building, and inspection approvals apply.
- Site and foundation: Establish site-preparation needs, foundation design, access for delivery and crane operations, and responsibility for each item.
- Utilities: Confirm connection availability and the scope of water, electric, and sewer work; the listed turnkey package does not guarantee identical conditions at every site.
- Delivery and installation: For unit-only pricing, obtain a shipping quote and confirm who arranges transport and installation. For turnkey, verify shipping, crane, and installation details in the proposal.
- Schedule and completion: Request project-specific timing, inspection responsibilities, and a clear description of what BOXABL considers final completion or certification.
- Warranty and documentation: Confirm the warranty terms and what documents are provided for the selected purchase option.
