Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteReport the defect in writing, describe exactly where it is and what you observed, and keep proof of delivery. Add dated photos and a running record of replies, calls, appointments, and work. If the landlord does not act, follow the escalation route for the property’s location; deadlines and remedies vary by jurisdiction.
What to include in a defect report
Be specific about what you can see or experience, rather than guessing at the engineering cause. For example, describe a crack’s location and appearance, water entering around a window, or a section of flooring that moves underfoot. Avoid declaring a condition structurally unsafe unless a qualified professional has established that.

Include the rental address and unit, the room or building area, when you first noticed the issue, whether it has changed, and any immediate effects such as water damage or difficulty using the space. Ask the landlord or agent to confirm receipt, arrange an assessment or repair, and explain the next steps. California’s California Tenants guide recommends describing defects and necessary repairs specifically; British Columbia’s repairs and maintenance guidance says a written request should describe the problem.
How to send a traceable request
Use the delivery method required by your lease or local rules. If email or a tenant portal is acceptable, it can preserve a dated copy. If you use another method, retain proof that the landlord or agent received the notice. California recommends keeping the letter and proof of receipt; British Columbia advises tenants to retain a copy of a written repair request.

- Transparent Gauge for Visual Comparison: Gap width ruler uses a clear card format that can be placed over a surface fissure or crack for quick reference; seeing the mark through the gauge helps align measuring patterns with the area being checked, making it useful for construction inspections, repair notes or surface reviews
- Compact 3.97 x 2.28 Inch Format: Each crack measuring card is sized for handheld use and storage with inspection tools or site notes; the rectangular format can be carried between work areas without taking much space and gives you a dedicated reference when checking narrow lines, scratches or visible surface cracking
- Two Gauges for Separate Work Areas: The 2-pack provides a second crack width measurement card that can stay with another toolkit, vehicle, project folder or work location; keeping two matching rulers available reduces the need to transport a single tool between every task and gives inspectors or maintenance teams a consistent visual reference across multiple areas
- For Construction Lines, Scratches and Cracks: The transparent ruler can support visual width checks on surface cracks, scratches and line marks during construction, record-keeping for repairs or maintenance reviews; its card format makes it easy to bring close to the area being observed, helping users record and compare observable shifts without relying only on an estimated width
- Useful for Repeat Inspection and Documentation: A dedicated crack measuring ruler can stay with site notes or maintenance records so the same type of reference is available during follow-up checks; using a consistent transparent gauge supports orderly observations over time and helps organize photos, written notes and visual comparisons when surface conditions are monitored

How to keep a useful repair record
Keep one file or folder for the issue so the condition and the response timeline can be reviewed together. Save the original report, attachments, replies, appointment arrangements, and any repair estimates or reports shared with you.

- Size - Total Size: 90x55mm/3.54"x2.17"(L*W); Thickness: 0.12mm/0.004".
- Material - The SEC size estimation chart is made of PET clear plastic, which is resistant and unbreakable. This film transparent ruler is very thin, as thin as paper, and much thinner than ordinary rulers.
- Features - Transparent film SEC pattern used for quality inspection and defect size estimation, with high accuracy, excellent transparency, minimal error caused by temperature, and long-term use.
- Applications - The high-precision film ruler is perfect for factories, research institutes, measuring rooms and workshops. It can be used to measure the area of a wide variety of products, accurately detect and calibrate various measuring instruments, measure the reduction rate of photo printing films and detect the size of optical projection maps, etc.
- Notice - You can use it with a magnifying glass. A magnifying glass makes it easy to measure the length of two or more consecutive points. We don't need expensive measuring instruments to get accurate readings.
- Record the date and time of each call or visit, who took part, what was said, and any promised next step. California’s tenant guide specifically recommends notes of repair-related calls.
- Keep copies of follow-up messages and evidence that they were delivered.
- Update photos or video if the defect worsens, spreads, or changes; retain earlier images rather than replacing them.
- After a conversation, send a brief written recap of what was agreed and ask the landlord or agent to correct anything you misunderstood.
When and how to follow up
If there is no response or a promised visit does not happen, send a calm written follow-up that refers to the original report. State the current condition, note the missed appointment or unanswered request, and ask for a reply or a new assessment date. Keep the message factual and retain a copy.
There is no universal number of days that applies to every defect or location. What counts as a reasonable time, and whether a mandatory deadline applies, depends on local law, the lease, the seriousness of the problem, and any safety risk. Guidance in California, British Columbia, and NSW addresses repair requests and urgent situations under their own rules; check the current rules that apply to the rental property.

Where to escalate if the problem is not addressed
First identify the location and type of property, then confirm which local office handles the issue. Depending on the jurisdiction and circumstances, relevant channels may include a housing inspection or code-enforcement office, a health department, a tenant authority, or a tenancy dispute process. These bodies do not necessarily have the same role or powers.
- For a possible housing-code or health condition: California’s Attorney General directs tenants to local code-enforcement or health departments in its landlord-tenant guidance.
- For a rental-housing complaint in Los Angeles: the Los Angeles Housing Department says to notify the landlord first, then contact its complaint program if the issue is not repaired in a timely manner. Its procedure is specific to Los Angeles.
- For a tenancy repair process: NSW Fair Trading explains repair procedures for NSW rentals in its getting repairs done guidance. The process is not a general rule for other places.
Before filing, check the agency’s current instructions for the property address, whether landlord notice is required first, what evidence to provide, and whether the office handles inspections, tenancy disputes, or both. An agency report does not guarantee an inspection, a particular repair date, reimbursement, or protection from retaliation.
What to do if the defect seems immediately dangerous
If the condition appears to pose an immediate threat to life or safety, prioritize emergency assistance and contact the relevant local authority. Do not wait for an ordinary repair follow-up cycle. Urgent-repair procedures and the definition of an emergency are jurisdiction-specific; use the emergency guidance for the property’s location.

Do not assume a particular legal remedy is available
Withholding rent, arranging repairs and deducting the cost, leaving the home, or ending a tenancy can carry strict local prerequisites and financial or tenancy risks. British Columbia says tenants need the landlord’s written agreement if they want to repair and charge the landlord; California’s tenant guide discusses risks associated with remedies. Check local law or seek tenant legal aid before taking any of these steps.
